We print AED 1.41 M because the source listing, the Castleton launch at AED 1.44 M and a portal's "from AED 1.4 M" for Central Park all sit within about 2% of each other. One page quotes "from AED 1.2 M" without a date; we treat it as an older figure. None of the sources checked gives sizes per building, so we cannot print a per-foot rate for these launch prices.
The resale figure is the reality check. Building 1 has traded at about AED 2,407 per sq ft, and City Walk as a whole averaged about AED 2,770 per sq ft in 2026 so far on one market report. At AED 2,407 per sq ft, AED 1.41 M buys only about 586 sq ft, smaller than most one-bedrooms in City Walk, which rent at 670 sq ft and up. In plain terms, the launch prices have been overtaken, and a ready one-bedroom today is likely to cost more than the source listing's figure.

Payment plan and total cost
Each Central Park building has been sold on its own plan. Castleton was sold on 50/50: half during construction and half at handover. Laurel was sold on 20/30/50: 20% at launch, 30% during construction and 50% at handover. A unit in Building 1, or any resale, is paid in full at transfer.

Castleton is almost built, so a buyer of any remaining unit or a resale will find the construction half already due or paid, and the handover half close. On a resale, you pay the seller what they have paid plus their premium and then owe Meraas the balance. Ask for a statement of what has been paid before you sign.
Service charge. Not published per building. City Walk service charges run about AED 20 to 25 per sq ft a year; on a 700 sq ft one-bedroom that is about AED 14,000 to 17,500 a year. For a ready unit, the owners' association statement gives the actual figure.
Location and connectivity
City Walk lies in Al Wasl, between Al Wasl Road and Al Safa Street, with Sheikh Zayed Road and Downtown Dubai to the east and Jumeirah to the west. Central Park is its residential core, with the buildings set around the park and City Walk's shops, restaurants, Coca-Cola Arena and Hub Zero close by. There is no Metro station inside City Walk, and the sources checked give no drive times, so we give none.
Day to day, this is one of Dubai's few walkable neighbourhoods, with mostly low and mid-rise buildings rather than towers. The other side is continuing construction: Plaza is being built inside the park until 2027, and Meraas has two more City Walk launches under way nearby. One of those is City Walk Northline on Al Safa Street.

Amenities and specifications
Central Park's main amenity is the park itself: about 516,000 sq ft of lawns, paths and play areas that the buildings face onto. Pools and gyms are standard in Meraas's City Walk residences, though the sources checked do not list them building by building, and City Walk's retail and leisure are a short walk away.
The sources checked do not publish per-building specifications, sizes, parking or finish schedules for Building 1, Castleton or Laurel, so we do not invent them. For a ready unit, inspect it; for an off-plan one, read the specification schedule attached to the SPA, which is final.
About the developer
Meraas, founded in Dubai in 2007 and merged into Dubai Holding in 2023, developed City Walk, Bluewaters Island, La Mer and the Bulgari Resort and Residences. It says it has delivered more than 50 ventures across real estate, retail and leisure. One review lists City Walk Central Park and Bulgari Ocean Mansions (15 November 2024) among recent handovers and notes that no launched Meraas project has been cancelled.
Central Park itself shows both sides. Building 1, developed through Citywalk Residential 1 on one source, went from a June 2019 start to completion in June 2022. Castleton (due Q1 2026) and Laurel (due December 2025) were both still in final works in June 2026, with completion inspections, DEWA energisation and Civil Defence checks under way. The delays are months, not years, but they are real.
For Indian buyers
Ownership. City Walk is freehold for foreign buyers, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee plus registration charges.
Remitting the money. Under the LRS each resident Indian can send USD 250,000 a financial year. AED 1.41 M is about USD 384,000, so one person cannot fund it alone in a year, but a couple remitting USD 500,000 can. A ready or nearly finished unit is paid largely in one go, so arrange the remittance before you sign.
Golden Visa. The ten-year visa needs AED 2 M of property. A one-bedroom at AED 1.41 M or AED 1.44 M does not qualify. Laurel's entry price of AED 2 M meets the line, and a larger ready unit at the AED 2,407 per sq ft resale rate passes it at about 830 sq ft.
Rent and tax. City Walk one-bedrooms earn about 5.7% to 6.1% gross on the reports we found and rent for about AED 176,000 a year on average. Rent earned in Dubai is taxable in India for a resident Indian, with no UAE tax to credit, so budget for your slab rate.
Exit. One 2026 report puts City Walk's ready stock at a five-year low, which supports both rents and resale. Central Park units are also familiar to Dubai buyers, which helps when you sell.

The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation.
