What matters is the rate. Business Bay apartments average about AED 2,300 to 2,770 per sq ft on 2026 guides, with mid-tier towers near AED 2,090 and canal-front stock higher. At AED 2,364 to 2,837 per sq ft the studios sit inside that band, and the 1 BHK at about AED 2,363 is at the lower end of it. That is fair pricing for a canal-front Binghatti tower, not a bargain and not a premium.

Business Bay has a deep set of completed towers to price a new launch against. The Bay is a 21-storey canal-side building of 320 one- and two-beds finished in December 2021, listed from AED 900,000. Marquise Square by SRG Holding handed over in 2019 and starts at AED 1.07 M. Urban Life Residences, 146 units, is listed from AED 1.65 M. At the furnished end, DAMAC's The Vogue hotel apartments were completed in 2014.

Binghatti quotes its interlocking-balcony facade, a canal-front pool deck, gyms, a spa, landscaped podium areas and ground-floor retail. The Royal Suites on the upper floors come with private pools. Appliance brands and flooring are not itemised in the public sources; Binghatti's delivered towers in JVC and Business Bay show its standard finish, which is consistent rather than well-appointed. About the developer

Binghatti Developers is one of the largest private developers in Dubai, with more than 80 projects delivered or under way worth over AED 80 billion. It handed over seven projects in 2025, which it says was more than 20% of all new completions in the city, and delivered 1,441 units in the first half of that year. It reported AED 2.66 billion net profit for the first nine months of 2025 on revenue up 96%, and it was the leading developer by units sold under AED 2 million. Its in-house design-and-construction model is why its towers go up faster than most. The pattern to know: large towers, many small units, delivered on or ahead of time.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 1.15 million entry price the 4% Dubai Land Department transfer fee is about AED 46,000 (USD 12,500), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. The paragraphs below work the numbers for an Indian buyer, the largest single group buying in Dubai, but the ownership, visa and yield rules are the same whatever passport you hold.

Ownership. Business Bay is freehold; you get an Oqood during construction and the DLD title deed at handover.

Remitting. The studio all in is about AED 1.2 million, roughly USD 326,000, above the USD 250,000 per person per financial year LRS limit. The 70/30 plan solves it: the 10% booking and the first construction instalments in one financial year, the rest across the next two. Tax collected at source applies above the annual threshold and is creditable in your Indian return.

Golden Visa. A studio does not reach AED 2 million. The 1 BHK from AED 1.85 million is just under; ask for a 1 BHK priced at AED 2 million or above, or any 2 BHK from AED 2.75 million, and the purchase qualifies on its own.

Yield and tax. Business Bay studios and 1 BHKs return 7 to 9.5% gross on 2026 guides, with short-term lets above 8%; net yields after service charges are 4.5 to 5.5%. On AED 1.15 million that means rent near AED 80,000 to 100,000 a year. No UAE tax; in India the rent is income from house property with the 30% deduction, and the asset goes in Schedule FA.

Exit. This is the weak point. With about 1,626 units, resale means competing with hundreds of identical studios, and Binghatti's own unsold stock, at the same time. Canal-facing higher floors will always sell first; low floors on the road side will sell last. Choose accordingly.
