Business Bay service charges run AED 15 to 22 per sq ft; on a 440 sq ft studio that is about AED 6,600 to 9,700 a year. Because the tower is new, ask the seller for the snagging sign-off and inspect the unit; a 913-unit handover always leaves some units with unfinished snags.

Regalia's 913 units were the largest part of its latest 1,436-unit handover cycle, alongside the 362-unit Jannat in Dubai Production City. Its 2025 accounts showed revenue of AED 1.97 billion and profit before tax of AED 637.9 million. Completion is reliable; timing is not, and the two-year slip here is the thing to remember if you look at Deyaar's next tower.

For overseas buyers

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 627,000 entry price the 4% Dubai Land Department transfer fee is about AED 25,080 (USD 6,800), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases. At AED 843,000 a studio needs about AED 60,000 a year in rent for 7%, which is realistic in a new 70-storey tower; net 4.5 to 5.5% after service charges. No UAE tax; in India the rent is income from house property with the 30% deduction, and the asset goes in Schedule FA.
