At launch Binghatti sold Trillionaire Residences on a 70/30 plan: 20% on booking, the rest of the 70% during construction, and 30% at handover. That plan is history. The building is finished, so a buyer today pays the seller the full price at transfer, in cash or with a UAE mortgage.

At a resale ask of AED 1.6 M the same sum rises to about AED 1,664,000 once the DLD fee is added. If the seller still has a mortgage or owes Binghatti anything, the balance is settled at the trustee office on transfer day; your sale contract (Form F) should say so.

On a 474 sq ft studio that is about AED 7,000 to 14,200 a year. Because the building is running, the owners' association statement for your unit gives the real figure, so ask for it before you sign.

Location and connectivity

The tower sits on the Dubai Water Canal in Business Bay, with the canal promenade in front and Downtown's skyline behind. One source puts Burj Khalifa and Dubai Mall about 10 minutes away. Business Bay Metro station on the Red Line serves the district, and DIFC and Sheikh Zayed Road are close to the north-west, with Al Khail Road giving the route to DXB.

Business Bay is a working district first. Most tenants are office staff who want to walk to work or take the Metro to DIFC, which keeps demand steady for studios and one-bedrooms. The canal bank is also where many developers, Binghatti among them, keep launching towers, so expect more new buildings and more units competing for the same tenants through 2027 and 2028.

Amenities and specifications

The building offers studios, one-bedrooms and two-bedrooms from about 474 to 1,346 sq ft, with 6 retail units at the base. Binghatti towers in Business Bay usually come with a pool, gym and podium lounge areas, and the tower carries the developer's recognisable patterned facade. The sources checked do not publish a full amenity list, the finish schedule or parking per unit, so we do not list them.

The advantage of buying a finished building is that none of this has to be taken on trust. Visit the unit, look at the common areas and the lifts at peak time, and ask the building management for the snagging history and the current service-charge budget. Binghatti has also launched a separate Trillionaire 2 phase; it is a different building with its own registration and is not covered on this page.

About the developer

Binghatti Developers, part of Binghatti Holding, is the developer behind Burj Binghatti Jacob & Co Residences and a long run of mid-market towers in Al Jaddaf, JVC, Business Bay and Dubai Silicon Oasis. It says it has delivered more than 40 projects in Dubai, recorded seven handovers in 2025 - which it says made up more than 20% of project completions in the city that year - and delivered 1,700 homes in the first half of 2026, with 15 handovers worth AED 15 billion planned for 2026.

Revenue nearly doubled to AED 12.43 billion in 2025 from AED 6.34 billion in 2024. On this project the record is simple: construction ran from January 2023 to June 2024, about 18 months, and the building was completed on its estimated date. Binghatti's fast build times are a strength; buyers should still inspect finishes, as with any quick-build tower.

For Indian buyers

Ownership. Business Bay is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee and the trustee's fee.

Remitting the money. Under the Liberalised Remittance Scheme each resident Indian can send USD 250,000 a financial year. A AED 1.5 M studio is about USD 408,500, more than one person's allowance, so a couple can fund it within one financial year at USD 500,000. Because this is a ready purchase paid in one go, plan the remittance before you sign, and keep the bank's TCS paperwork for your Indian return.

Golden Visa. Property worth AED 2 M or more qualifies for the ten-year visa. A two-bedroom at about AED 3.72 M clears it; a studio does not; a one-bedroom qualifies only if its price is above AED 2 M, as the AED 2,555,555 ask on a 913 sq ft unit would be.

Rent and tax. One portal prints one-bedroom rents from AED 65,000 a year, which on an AED 1.87 M purchase is only about 3.5% gross; another cites a 5.9% average return for Business Bay one-bedrooms. Check actual lease values for the building before relying on either. Rent earned in Dubai is taxable in India for a resident Indian, with no UAE tax to credit against it, so budget for your slab rate.

Exit. Business Bay resale is liquid by Dubai standards, but you will be selling against many similar canal-side units. Buying near recent DLD comparables, not at the top of the asking range, is what protects your exit.
