Each tower has 48 residential floors above five podium levels and four or five basements, and the complex holds an estimated 3,333 apartments, from studios to three-bedrooms. Against the Business Bay average
Area guides put Business Bay apartments near AED 2,307 per sq ft on current listings. The Skyrise studio at about AED 2,310 is right on that average — unusual for a new small unit, which normally carries a premium. The one-bedroom at about AED 1,986 is roughly 14% below it, and the three-bedroom is far below.
That places Skyrise below Binghatti's own Skyhall in the same district, whose studio is about AED 2,490 per sq ft or more. The reason is partly location: Skyrise sits towards Al Khail Road, a drive from the Red Line rather than a walk. The size of the complex also gives Binghatti room to price keenly.
Payment plan and total cost
The plan is 20% on booking, 50% during construction, 30% at handover. The construction share was set as monthly instalments from December 2024 to September 2026, mostly 2% a month with 3% a month in the last four months. Read literally, that is 22 months adding to about 48%, so the published summary does not quite reach 50% on its face; ask for the instalment schedule attached to your SPA.

The monthly schedule ended in September 2026. A buyer who signs now does not get two years of 2% payments: the instalments already past due are payable at signing, so budget for about 70% up front and 30% at handover. On a two-bedroom at AED 2.5 M that is about AED 1.75 M before the DLD fee.
No service charge is published. Business Bay's average is about AED 14.75 per sq ft a year; on a 422 sq ft studio that is about AED 6,220 a year, and on a 2,271 sq ft three-bedroom about AED 33,500. A complex with courts, several pools and three towers of lifts may land above the average. Ask for the first-year budget.
Location and connectivity
Skyrise sits on the Al Khail Road side of Business Bay, the high-rise office and residential district south of Downtown, cut through by the Dubai Canal. Broker pages put Al Khail Road about 6 minutes away, Downtown Dubai about 10 minutes and the Burj Khalifa/Dubai Mall Metro station on the Red Line about a 7-minute drive.
That last point is the difference from central Business Bay. Tenants without a car will count the drive to the metro, and it shows up in rent. Families who drive anyway gain quick access to Al Khail Road, which runs north to the Creek and DXB and south towards Al Quoz and Dubai Hills.
Business Bay itself is still being built, and Skyrise's own 3,333 units will be one of the larger single additions to the district. Expect construction around you for some years and a busy first leasing season when the towers finish.

Amenities and specifications
Quoted for the complex: an infinity pool with skyline views, a kids' pool, poolside cabanas, a gym, a padel and tennis court, a basketball court, a jogging and walking track and landscaped gardens. One page also lists a "golf course with a lake", which does not fit a Business Bay podium and is likely copied from another project; do not count on it.
The sources name Granada Europe Engineering Contracting as main contractor, and one says the substructure has five basement levels for parking. Not published: the appliance schedule, parking per unit and the escrow bank. Binghatti's recent towers are usually handed over with a fitted kitchen and built-in wardrobes; confirm it on the unit specification sheet. Final specification as per the SPA.
About the developer
Binghatti Developers, founded in 2008 and run under Binghatti Holding, is Dubai's busiest volume builder below AED 2 million and designs and contracts largely in-house. In the first half of 2026 it reported revenue of AED 9.5 billion, net profit of AED 3 billion and about 1,700 homes handed over, and it has said it plans around 15 deliveries in 2026.
Independent trackers put its on-time handover rate near 78%. Skyrise is a large test of that record: three 48-floor towers at once, in the same district as its Skyhall tower and the Burj Binghatti Jacob & Co Residences. A delay of a quarter or two on one tower would be consistent with its history. Binghatti completes its projects; the risk is the date, not the building.
For Indian buyers
Ownership. Business Bay is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 39,000 on the AED 975,000 studio and AED 100,000 on a AED 2.5 M two-bedroom — plus the AED 40 Oqood fee.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The studio is about USD 265,000, just over one allowance; a couple's USD 500,000 covers it. The two-bedroom at about USD 681,000 needs two people across two financial years, and because about 70% is due at signing, that split has to be planned before booking.
Golden Visa. The threshold is AED 2 million of property. The two-bedroom from AED 2.5 M clears it by about AED 500,000 and the three-bedroom from AED 3.25 M by about AED 1.25 M. The studio and one-bedroom do not.
Rent and tax. No rent is published for Skyrise. Business Bay guides quote studio rents of AED 68,000 to 82,000 a year, about 7% to 8.4% gross on AED 975,000; expect the lower end here, given the drive to the metro and the number of competing units. Rent and any capital gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.
Resale. With thousands of flats finishing in the same complex, the months after handover are the worst time to sell. Buy to hold or to use.

Skyrise is the family-sized Binghatti in Business Bay: three 48-floor towers with two and three-bedrooms alongside the studios, sports courts and an infinity pool. On price it is fair: the studio sits at the district average per foot and the larger units come in below it, with the three-bedroom the cheapest per foot of anything on this page. The problem is scale. About 3,333 apartments finishing around the same time will crowd the rental and resale market in the complex itself, and Binghatti is finishing two other large towers in the same district. The monthly plan has also run out, so the soft payment terms that sold it no longer apply. For a Golden Visa buyer who wants a two or three-bedroom in Business Bay, it is one of the cheaper routes.
A sound choice for a Golden Visa buyer or a family who wants a Business Bay two or three-bedroom, and a fair-priced studio for a patient landlord. It is a poor choice for a quick flip. Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation.
