We print AED 2,742,000 because the source listing and several broker pages quoting Ivy specifically agree on it. Two other numbers circulate. Some Ivy listings say "from AED 3,628,000"; no source ties that to a unit type, but at 3,407 sq ft it would work out to about AED 1,065 per sq ft, which fits a five-bedroom. And the Riverside community is widely marketed "from AED 1.99 million", a figure most sources attach to the community rather than to Ivy.
That gap is the first thing to ask DAMAC about. Ivy's entry figure is about 38% higher than the community headline for what sources describe as the same house designs, since the Sage cluster is said to repeat the Ivy and Lush plans. It may be a later release, a better plot or a headline that no real unit matched. DAMAC's price list for Ivy, Lush and Sage on the same day, for the same house type, settles it.

Riverside was launched in 2024, so a buyer booking now will find some construction milestones already due. Ask DAMAC for the milestone statement: if the build has moved on, part of the 55% becomes payable almost at once. A resale buyer pays the seller's paid-in amount plus premium and takes over the rest of the schedule.
Service charge. Not published for Ivy. DAMAC's comparable townhouse communities run about AED 6 to 9 per sq ft a year at DAMAC Lagoons and AED 7 to 12 at DAMAC Hills. On a 2,297 sq ft Ivy townhouse the Lagoons rate means roughly AED 13,800 to 20,700 a year. Get the DLD-approved budget before handover.
Location and connectivity
DAMAC Riverside sits in Dubai Investment Park 2, between Sheikh Mohammed Bin Zayed Road and Expo Road, with Expo City Dubai on one side and Jebel Ali on the other. Al Maktoum International Airport (DWC) is to the south-west. The sources checked do not print drive times for Ivy, so we give none; drive the route to your office at peak hour before booking.
This is the growth side of Dubai: Expo City, the DWC airport expansion and the Jebel Ali logistics belt are where new jobs are being added, and Dubai Investment Park itself is an established business and industrial district. The trade-off is distance from Downtown, DIFC, Dubai Marina and the beaches. The Dubai Metro Red Line runs to Expo City, but no station serves Riverside itself, so plan on a car.

Ivy offers three house types: a 4 BHK middle townhouse, a 4 BHK end townhouse and a 5 BHK townhouse. Homes are grouped in rows of four or fewer, which means a higher share of end units than a typical terrace and more light on at least one side. The same designs are used in Lush and Sage, so choosing Ivy is about plot position and price, not a different house.
The community is marketed around its water channel, with landscaped parks, sports courts, play areas and walking tracks. The sources checked do not list the finish schedule, appliances, parking per house or smart-home features for Ivy, so we do not either. Final specification as per the SPA.
About the developer
DAMAC Properties was founded in 2002 by Hussain Sajwani and is the UAE's largest private developer. It reports more than 50,000 homes handed over, over 54,000 under construction and a pipeline above 55,000. In the first half of 2026 it awarded more than AED 10 billion (about USD 2.72 billion) of construction contracts, and it handed over 8,800 units in 2026 across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower.
The record on timing is the part to price in. A 2026 review of DLD data puts DAMAC's average delay at 6 to 12 months beyond the SPA date, and buyers report more snagging after handover than at Emaar or Sobha. DAMAC's SPAs usually include a delayed-handover penalty after a grace period. For Ivy, that record turns December 2027 into a realistic window of mid-2028 to late 2028.
For Indian buyers
Ownership. DAMAC Riverside is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE charges no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 109,680 on the entry 4 BHK.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 2,742,000 townhouse is about USD 747,000, more than a couple's USD 500,000 in one year.
