Area guides put Business Bay apartments near AED 2,307 per sq ft on current listings. Skyhall's studio at about AED 2,490 to 2,620 per sq ft is 8% to 14% above that average, which is normal for a new studio: small units always cost more per foot. The one-bedroom at about AED 1,860 to 1,890 is about 18% below it, because at 994 sq ft it is large for a Business Bay one-bedroom.
That makes the one-bedroom the better value in the building on price per foot. It costs almost twice the studio in dirhams but gives two and a half times the space. The studio is the cheaper ticket and the easier let; the one-bedroom is the better use of money per foot.

The plan reads like a two-year schedule, but it is not one any more. Binghatti links instalments to construction milestones, and in a tower at or past one of its published completion dates, most of those milestones are behind it. A buyer signing now should expect to pay close to 70% within weeks, and the last 30% when the building completes.
No service charge is published for Skyhall. Business Bay's average is about AED 14.75 per sq ft a year, within a range of roughly AED 12 to 25. On a 396 sq ft studio the average works out at about AED 5,840 a year, and on a 994 sq ft one-bedroom about AED 14,660. Ask Binghatti for the first-year budget before you sign.
Location and connectivity
Business Bay is the high-rise district between Downtown Dubai and Al Khail Road, cut through by the Dubai Canal. It is a mixed office and residential area, with hotels, restaurants and a large working population, which is why studios let well here. It is also still being built: expect cranes and new towers around you for years.
Broker pages put Business Bay Metro on the Red Line about 5 to 8 minutes away by car, or about 15 minutes on foot, and Dubai Mall about 12 minutes by car. From Business Bay station the Red Line runs to Downtown, DIFC and on to Dubai Marina. Sheikh Zayed Road and Al Khail Road border the district, and DXB is across the Creek along Al Khail Road.
For a landlord the tenant base is the draw: office workers in Business Bay, DIFC and Downtown who want a studio they can walk or ride the metro from. The catch is supply. Skyhall alone adds 489 studios, and several other Business Bay towers are finishing in the same period.

Amenities and specifications
Quoted for the tower: swimming pools, a gym, a jogging path, a children's play area, landscaped seating zones and smart-home features, with 11 retail units at the base. The marketing does not publish a floor-by-floor split, so ask which amenity floor serves which lifts, since 717 units will share them.
Not published: the appliance schedule, whether studios come with white goods, parking per unit and the escrow bank. Binghatti's recent towers are usually handed over with a fitted kitchen and built-in wardrobes; confirm it on the unit specification sheet. Final specification as per the SPA.
About the developer
Binghatti Developers, founded in 2008 and run under Binghatti Holding, is Dubai's busiest volume builder below AED 2 million, and designs and contracts largely in-house. In the first half of 2026 it reported revenue of AED 9.5 billion, net profit of AED 3 billion and about 1,700 homes handed over, and it has said it plans around 15 deliveries in 2026.
Its record on timing is mixed. Independent trackers put its on-time handover rate near 78%, and some of its 2026 buildings have finished a quarter or two after the advertised date. In Business Bay it is building Skyhall, the three-tower Skyrise and the Burj Binghatti Jacob & Co Residences at the same time, which is a lot of concrete in one district for one company. Binghatti does finish its buildings; plan for a date that may move.
For Indian buyers
Ownership. Business Bay is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 39,400 on the AED 985,000 studio — plus the AED 40 Oqood fee.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 985,000 studio is about USD 268,000, just over one person's allowance, so a single buyer needs a second financial year or a co-buyer. The one-bedroom at about USD 504,000 sits just above a couple's USD 500,000. With most of the price due within weeks, plan the remittances before booking.
Golden Visa. The threshold is AED 2 million of property, and no unit here reaches it: the one-bedroom at up to about AED 1.88 M falls short by roughly AED 120,000 to 150,000.
Rent and tax. No rent is published for Skyhall. Business Bay guides quote studio rents of AED 68,000 to 82,000 a year and gross yields of 7.5% to 8.5% for non-canal studios; on AED 985,000 those rents give about 6.9% to 8.3% gross. Subtract a service charge near AED 5,840 and the net drops by about 0.6 points. Rent and any capital gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.
Resale. Business Bay resale is liquid, but 489 studios of the same size in one tower compete directly with each other. If you plan to sell soon after handover, you will be pricing against your neighbours. Hold for rent, or choose a unit with a better view or floor.

Skyhall is a Binghatti investor tower: 489 studios and 228 one-bedrooms in Business Bay, close to the Red Line and Downtown. The location earns its price for a tenant, and Business Bay's studio yields are among the better numbers for a central district. The studio is priced above the Business Bay average per foot while the one-bedroom is below it, which makes the one-bedroom the better buy in the building on price alone. The handover is the soft spot: one published date has passed, others say Q4 2026, and nobody has confirmed completion. When 489 near-identical studios reach the rental market together, expect the first year's rents to be competitive inside the tower itself.
A reasonable Business Bay buy for a one-bedroom or a studio landlord who is comfortable with Binghatti's timing, with the one-bedroom the better value per foot. Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
