Binghatti's launch release puts Downtown Dubai about 18 minutes away and Dubai International Airport (DXB) about 20 to 25 minutes, off-peak. There is no Dubai Metro near the site; this is a car-based address.
Inside the community, the Dunes villas share the lagoon, clubhouse and retail and wellness promenade planned for all of Tilal, and broker pages mention access to a man-made beach with a wave system. Outside it, the district is largely empty land next to the university campuses, so schools, supermarkets and clinics depend on what is built over the next few years.

Amenities and specifications
The villa is the product. Each Dunes home is quoted with four ensuite bedrooms and walk-in wardrobes, separate living and dining areas, a storage room, maid's and driver's rooms and an open back courtyard. Double-height living spaces, smart home technology and grass landscaping come as standard. Two items appear on some broker pages and not others: a private pool and a private lift. Neither is confirmed by a developer or news source for this cluster, so treat both as options to check on the plan, not as included.
Community amenities are Tilal's: lagoons, resort-style pools, a clubhouse, jogging paths, children's pools and a retail and wellness promenade, set in landscaping that takes 40% of the land; broker pages count more than 50 amenities. The plot size, finish schedule, appliance brands and parking layout are not published. Final specification as per the SPA.
About the developer
Binghatti Developers is a Dubai company founded in 2008 and now run under Binghatti Holding. It built its name on apartment towers and on branded projects such as Bugatti Residences, Mercedes-Benz Places and the Burj Binghatti Jacob & Co Residences. Ownership. Tilal Binghatti is freehold for all nationalities, so an Indian citizen can own a Dunes villa outright. During construction the purchase is an Oqood record at the DLD; at handover the DLD issues the title deed. Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year, a couple USD 500,000. The villa with fees is about AED 4.37 M, roughly USD 1.19 M. The monthly plan helps here: the booking and a year of instalments, about AED 1.2 M or USD 330,000, fit inside a couple's first-year allowance, and the next year's instalments fit the second.
