These are the figures quoted from Emaar's price list at launch, dated Q1 2025 on one portal, and repeated in a January 2026 report on the tower. The source listing carries no price. Emaar still shows individual units on its own property-search pages, so the start on the day you enquire may be higher if the cheaper one-bedrooms have gone. The SPA settles the price.

A 2026 review puts the island's average near AED 4,100 per sq ft. Bristol's entry one-bedroom at about AED 4,420 per sq ft is roughly 8% above that, which is the branded premium. It is also well above a resale one-bedroom in a finished tower here: Beach Mansion asks start near AED 2.5 M and Palace Beach Residence near AED 2.37 M. Those are finished, unbranded and bought outright; Bristol is a 2029 home paid over four years with hotel services attached.

Payment plan and total cost

The plan is 10/70/20: 10% on booking, 70% during construction and 20% at handover. Portals describe the 70% as seven instalments over about 43 months from booking, so roughly 10% every six months.

The DLD fee is usually due with the booking payment, so the first cheque is closer to AED 516,640 than AED 366,000. A broker adds 2% plus VAT if one is used on a new sale, though Emaar often pays the agent on its own launches; ask.

Service charge. Not published. Branded, hotel-serviced towers sit at the top of Dubai's range, which one portal's index puts as high as AED 70 per sq ft a year, against AED 10 to 32 in the mid-market. On an 828 sq ft one-bedroom, AED 50 to 70 per sq ft would be about AED 41,400 to 58,000 a year. Treat that as a scenario, not a quote, and get Emaar's budget before you sign.

Location and connectivity

Emaar Beachfront is an island in Dubai Harbour, joined to the mainland by a bridge near Sheikh Zayed Road. Emaar gives the community as 27 towers with a 1.5 km private beach. Bristol's upper floors look across Dubai Marina, Palm Jumeirah and, on Emaar's description, as far as Burj Al Arab.

Dubai Marina and JBR are a short drive across the harbour, and Dubai International Airport (DXB) is typically about 30 minutes by car. There is no Dubai Metro or tram stop on the island; the nearest are in Dubai Marina. The island is still being completed, and Bristol itself is one of the later towers, so expect construction around it until the end of the decade.

Amenities and specifications

The difference between Bristol and its unbranded neighbours is the five-star hotel in the same tower. Branded residences normally give owners access to some of the hotel's services, such as concierge, housekeeping on request and dining, at a charge. The sources checked do not list which services come with a Bristol apartment, so ask for that list with the SPA.

The homes are described with a light palette and earthy tones: timber joinery, ribbed glass, marble floors, floor-to-ceiling windows and large terraces facing the sea and the Palm. Sizes run from about 825 sq ft for a one-bedroom to about 6,063 sq ft for a five-bedroom penthouse. Emaar's launch material describes a 44-storey tower; one portal gives 54 storeys. Emaar's floor plans settle it.

About the developer

Emaar Properties built Downtown Dubai, the Burj Khalifa, The Dubai Mall, Dubai Marina, Arabian Ranches, Dubai Hills Estate and Dubai Creek Harbour, and is listed on the Dubai Financial Market. Its development arm says it has delivered more than 84,000 homes since 2002 and has more than 51,000 under development. For Indian buyers

Ownership. Emaar Beachfront is freehold for foreign buyers. During construction your purchase is registered as an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 146,400 on the entry one-bedroom.

Remittance. Each person can send USD 250,000 per financial year under the Liberalised Remittance Scheme, so a couple can send USD 500,000. The entry one-bedroom with fees is about AED 3.81 M, roughly USD 1.04 million. The plan helps: booking plus the DLD fee is about AED 516,640, around USD 141,000, and the seven instalments of about AED 366,000 each fall across four financial years before the 20% at handover. TCS of 20% applies above Rs 10 lakh a year and is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Every Bristol unit clears it on price. For an off-plan unit, how much must have been paid before it counts has changed over time; confirm the current rule with the visa authority.

Rent and tax. Long-term lets on Emaar Beachfront run about 5% to 6% gross on the island's finished towers. A branded tower can command higher rent, but its service charge is higher too, so do not count on more than the island's 4% to 4.5% net until the budget is published. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.
