We print AED 1,131,870 because it is the entry figure on the current unit list, and Bayut's new-projects page and a second portal both say the one to three-bedrooms Golden Woods now publishes start "from AED 1.1M". The studios that carried the AED 437,000 and AED 472,000 figures do not appear on the current lists, which suggests they have sold. If a studio is still available, it is by far the cheaper way in.

The two launch figures disagree with each other, AED 437,000 on the developer's page and AED 472,000 on propsearch, a 7% gap that probably reflects two price lists. The DLD transaction record for the building settles what units have sold for.

Against Dubai South

At about AED 1,450 per sq ft, the one-bedroom is priced at the top of the Residential District. Windsor House II by Ellington, a larger brand, starts from about AED 1.2 M with one-bedrooms of about 779 to 783 sq ft, so Views VII is not a bargain against a bigger developer. Coventry 66 starts at about AED 525,000 for a studio. What Views VII offers in return is time: it is close to handover, and they are not.

Payment plan and total cost

The plan is 40/10/50: 40% on booking, 10% at handover and 50% after handover. One page spreads the post-handover half over three years. There are no construction instalments in the published version; the booking payment is heavy, and the rest waits until the building is finished.

Location and connectivity

Views VII is in the Residential District of Dubai South, the government-backed city around Al Maktoum International Airport (DWC). The developer gives the airport as about 15 minutes away and the Expo Metro station on the Route 2020 line as about 12 minutes. Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road (E311) are the links into the city, and Dubai Marina is typically 30 to 35 minutes by car.

The Residential District is a grid of mid-rise buildings, many of them small blocks from smaller developers like this one. Tenants are mainly airport, aviation and logistics workers, plus families who want more space for the money than in the city. Schools, shops and parks are arriving block by block.

The district has a heavy pipeline, from small blocks to Azizi's much larger Venice project nearby. Buildings that finish first, as this one should, get first pick of tenants; buildings that finish together compete on rent. Amenities and specifications

The quoted amenities are a swimming pool, jacuzzi, sauna, a fully equipped gym, a kids' play area, walking tracks and landscaped recreation areas. Golden Woods describes the architecture as contemporary, with clean lines and sustainable features, but does not name them.

The units are large for the area: one-bedrooms of 781 to 791 sq ft, two-bedrooms of 964 to 1,084 sq ft and a three-bedroom of 1,768 sq ft. For a family, the three-bedroom is the unusual unit here, since most Residential District blocks stop at two bedrooms.

The sources checked do not publish studio sizes, the finish schedule, appliance brands or parking per unit. Since the building is close to finished, ask to see a completed unit before paying the balance. Final specification as per the SPA.

About the developer

Golden Woods Real Estate Development is a small Dubai developer of mid-rise apartment buildings. Its named projects are the Views series in Dubai South, including Views V and Views VII, and Casa Vista Residence, and it describes itself as having two ongoing residential projects in Dubai South.

The sources checked do not list a completed Golden Woods building with its handover date, and there is no news coverage of the company's projects. Views VII's own date has moved from Q4 2025 to Q1 2026, July 2026 and now Q3 2026. None of that means the building will not be finished; the DLD's escrow rules tie the developer's access to buyers' money to construction progress. The one-bedroom in all, about AED 1.18 M (USD 322,000), is more than one person can send in a single year. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. The three-bedroom at AED 2,210,100 clears it; the smaller units do not.

Rent and tax. 2026 guides put Dubai South apartment gross yields at 6.5% to 9%, but those are on typical district prices; at about AED 1,450 per sq ft, a one-bedroom here should expect the lower end or below. No source publishes rents for this building. The UAE does not tax the rent; an Indian tax resident declares it in India, claims the 30% standard deduction and reports the flat as a foreign asset.

Views VII is a small building near the end of its build, and that is its main selling point: you are not waiting until 2028. The price is less attractive. At AED 1,131,870 for 781 sq ft, the one-bedroom costs about AED 1,450 per sq ft, which is a lot for a one-bedroom in the Dubai South Residential District: Ellington's Windsor House II asks a similar AED 1.2 M for a similar-sized one-bedroom from a much larger developer. The 40/10/50 plan is unusual: a heavy first payment, then half after handover, which helps cash flow once the flat is let. The developer is small and its handover date has moved three times, so a completion certificate is the document that matters.
