Bianca is in Wadi Al Safa 2, the City of Arabia area of Dubailand, close to Global Village and between Sheikh Mohammed Bin Zayed Road (E311) and Al Ain Road (E66). Arabian Ranches, Town Square and Dubai Silicon Oasis are a short drive, the launch coverage names the Mall of the Emirates within reach (typically 20 to 25 minutes by car), and Dubai International Airport (DXB) is typically 25 to 30 minutes away.
There is no Metro here; this is a car-based suburb. Wadi Al Safa 2 is still being built out, and much of what surrounds Bianca is other communities under construction, so expect site traffic and a thin choice of shops and schools for the first years. The launch coverage says the community will include schools, mosques and shops.

Amenities and specifications
Each townhouse has a balcony, a backyard and a garage. Select layouts add a maid's room, a laundry room and an internal lift, which is unusual at this price. The quoted fit-out includes double-glazed windows, fully tiled bathrooms, central air-conditioning, and kitchen cabinets and counters.
The community is planned with swimming pools, a gym, private parking for every home and green spaces, and the launch coverage names schools, mosques and shops within it. With 653 homes, the shared facilities will be busy; ask how many pools and gyms there are and where they sit relative to your plot.

About the developer
Reportage Properties was founded in 2014 and is headquartered in Abu Dhabi. Its first project, Leonardo Residences in Masdar City, was handed over in 2018, and it has since delivered Oasis Residence 1 and 2 in Masdar City and Al Raha Lofts on Al Raha Beach. In Dubai it completed the first phase of Rukan Lofts in Dubailand, built with Continental Investment Company.
Bianca, launched in March 2023, was Reportage's fifth Dubai project and twenty-fifth overall, and it sold 368 homes in its first week. The company's listed portfolio is far larger than what it has handed over, and its bigger Dubailand community, Reportage Village, follows with a Q4 2027 date. Bianca is therefore one of the first large Reportage handovers in Dubai; watch the construction percentage over the next three months.
For Indian buyers
Ownership. Dubailand is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 51,800 on a AED 1,295,000 townhouse.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The townhouse with fees is about AED 1.35 M, roughly USD 368,000: more than one person's allowance and inside a couple's USD 500,000. On a resale, most of it is due within months, so a couple should plan both remittances in the same financial year. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. A two-bedroom does not reach it; a four-bedroom at the upper end of the resale range, up to AED 2.8 M, would.
