About Sportz by Danube Dubai Sports City Dubai

Sportz by Danube is a two-tower residential project that Danube Properties launched in Dubai Sports City in 2023, its seventh launch of that year. The towers rise to 39 floors and hold about 1,100 apartments, studios to three-bedrooms, from about 389 to 1,212 sq ft, with a sky jogging track on the top floor and golf course views from some units.

Studios are quoted from AED 690,000 (about Rs 1.78 crore) today, up from AED 590,000 at launch, and three-bedrooms from AED 1.65 M. Danube's inspection of 31 July 2026 put the project at 83%, and handover is April 2027 (Q2 2027), with 35% of the price payable over 35 months after that. Sportz is not the same as Danube's newer tower in the district, Aspirz by Danube, which adds offices and is due in late 2028.

We print AED 690,000 as the starting price. The source listing prints AED 1.64M, but that matches the three-bedroom start of AED 1,650,000 within 1%, not the cheapest unit in the building. Current project and portal pages put the studio start at AED 680,000 to 750,000, and we take AED 690,000, the figure in the middle of that band. At launch in 2023 studios were AED 590,000, so early buyers are sitting on a gain of roughly 15% to 27% on paper.

With the building 83% complete, most units on offer are resales of launch contracts, and the asking price depends on the floor, the view and how much the seller has paid. The DLD transaction record for Sportz is the check on any ask.

Against Dubai Sports City

A 2026 data guide puts Dubai Sports City's median registered price at about AED 1,329 per sq ft through August 2026, with studios averaging about AED 1,511. The Sportz studio at about AED 1,770 per sq ft is roughly 17% above the studio average, and the three-bedroom, at about AED 1,360 on the largest plan, is close to the median. In other words, the larger units here are priced near the district and the smallest ones carry a premium. Sportz was sold on Danube's long plan: 10% on booking, 54% during construction, 1% at handover and 35% over 35 months after handover, about six and a half years from launch to the last payment. The post-handover part runs at 1% of the price a month.

A broker adds 2% plus VAT, about AED 14,490.

What a buyer today actually pays. At 83% built, the seller of a resale has already paid most of the 54% construction share. You pay the seller their paid-up amount plus their premium on signing, then take over the 1% at handover and the 35% tail. The 4% DLD fee is charged on the full resale price. Ask Danube for the statement of account and its transfer fee before you pay the seller anything.

The tail and the rent. AED 6,900 a month is AED 82,800 a year. A studio letting at the district average of about AED 45,000 covers a little over half of it, so budget the difference for three years.

Service charge. Not published. Dubai Sports City apartments run about AED 13 to 20 per sq ft a year; on a 389 sq ft studio that is about AED 5,060 to 7,780 a year. Ask Danube for the first-year budget before handover.

Location and connectivity

Dubai Sports City sits between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), around the Dubai International Cricket Stadium, the ICC Academy and the Els Club golf course, which some Sportz units overlook. Motor City is about 7 minutes by car and Jumeirah Village Circle about 8. Mall of the Emirates, its Red Line metro station and Dubai Marina are about 15 to 20 minutes, Al Maktoum International (DWC) about 25 and Dubai International Airport (DXB) about 30 by road. There is no Dubai Metro in the district.

It is a lived-in district with schools, clinics and City Centre Me'aisem nearby, and a large tenant pool of young professionals and families who work across Dubai's southern corridor. That tenant pool is also the competition: Sportz alone releases about 1,100 homes in 2027, and more towers follow.

Amenities and specifications

Danube quotes more than 40 facilities. The named ones are an infinity pool, a relaxation zone, a floating cinema, cabana seating and a sky jogging track on the 39th floor, which is the feature most pages lead with. As with every Danube project, the amenity list is long for the price band, and the service charge will reflect it.

Apartments run from studios of about 389 sq ft to three-bedrooms of about 1,212 sq ft across two towers. One broker page advertises a developer-guaranteed 6% net return for the first three years after handover. That promise does not appear on the Danube pages that surfaced in our search, so treat it as unconfirmed and ask for it to be written into the SPA if it matters to you.

The finish schedule, appliance brands and parking allocation are not published by the sources checked. At 83% built, you can ask to see a finished show unit rather than a render. Final specification as per the SPA.

About the developer

Danube Properties is the development arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993; the property arm dates from 2014. It made the 1% monthly payment plan normal in Dubai, and Sportz was its seventh launch of 2023.

The delivery record is real but mixed. Dubai Land Department records show 20 completed projects and 8,230 units delivered, with three active projects past their announced handover date, and the dataHabibi Developer Index scores Danube at 44% on delivery reliability. Against that, Danube handed Pearlz over six months early, and in July 2026 it announced 11 handovers within 12 months - Elitz 1 and 3, Sportz, Viewz 1 and 2, Oceanz 1 to 3, Fashionz and Oasiz 1 and 2. Sportz at 83% in July 2026 is consistent with that promise.

For Indian buyers

Ownership. Dubai Sports City is freehold for all nationalities. Until handover your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 27,600 on a AED 690,000 studio. Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 721,840, roughly USD 196,600, so one buyer can fund even a resale that front-loads most of the price inside one year. A three-bedroom at AED 1.65 M is about USD 470,000 with fees and fits a couple's joint allowance. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million, and no single unit here reaches it.

Rent and tax. Dubai Sports City asks about AED 45,000 a year for a studio, AED 66,000 for a one-bedroom and AED 91,000 for a two-bedroom, and the district runs about 7.5% gross on DLD data. A AED 690,000 studio at AED 45,000 is about 6.5% gross. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the unit as a foreign asset.

Sportz is the more mature of Danube's two Dubai Sports City projects: 83% built in July 2026, due in Q2 2027, with 35% still payable after handover. That makes it a very different purchase from a fresh launch - the building risk is mostly gone, and the question becomes whether today's price is fair. Studios quoted from AED 690,000 work out near AED 1,770 per sq ft on the smallest plan, above the district studio average. About 1,100 homes handing over together will keep first-year rents competitive.

A sensible buy for an investor who wants a studio or one-bedroom with keys in 2027 and a post-handover tail, provided the price is close to AED 690,000 and the seller's paid-up amount is confirmed with Danube. Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

10% on booking, 54% during construction, 1% at handover, 35% over 35 months after handover (1% a month). On a AED 690,000 studio: AED 69,000 on booking, AED 372,600 during construction, AED 6,900 at handover and AED 241,500 after handover (AED 6,900 a month for 35 months). On top: the 4% DLD transfer fee (AED 27,600), the AED 40 Oqood registration fee and about AED 4,200 for the registration trustee including VAT - about AED 721,840 in all.
