About Mangrove Residences Expo City Dubai

Mangrove Residences is Expo City Dubai's first apartment project: three residential towers at Expo Central, the heart of the former Expo 2020 site, with 450 homes ranging from one-bedroom apartments to three-bedroom townhouses and four-bedroom lofts, about 969 to 4,084 sq ft. The developer is the government-owned Expo City Dubai, and the main contractor is Shapoorji Pallonji International. It is not Emaar's Mangrove at Dubai Creek Harbour, which is a different project.

It launched in March 2023 from AED 1.3 M and sold out. Today resale apartments are listed from AED 1,950,000 (about Rs 5.02 crore). Expo City scheduled the first residents for Q1 2026; the sources we checked do not yet confirm the handover. The launch plan put half the price after completion.

We print AED 1,950,000 because it is the lowest current resale ask on the largest portal, and resale is the only way to buy: the developer's release sold out after the March 2023 launch. The source listing carries no price. The launch prices of AED 1.3 M for apartments, AED 4 M for townhouses and about AED 7 M for lofts are shown for context; they are what first buyers paid, not what is on offer.

The gap is large. A one-bedroom launched at AED 1.37 M now asks from AED 1.95 M, about 42% more, and the average apartment ask of about AED 3.14 M reflects the larger two and three-bedrooms. Asks are not sales: the DLD transaction record for Mangrove Residences settles what units have actually changed hands for, and it is what to check before you agree a premium.

Against Expo City and its neighbours

A 2026 area guide puts Expo City apartments at about AED 2,021 per sq ft. The cheapest Mangrove resale, at about AED 2,012 per sq ft, is at that average; the average ask, at about AED 2,240, is above it. The district's newer Al Waha Residences, sold by the developer at about AED 2,685 per sq ft for a two-bedroom, costs more per foot and hands over later, which is the case for Mangrove: it is further along and cheaper per foot than what Expo City sells new today.

Payment plan and total cost

The launch plan quoted by broker pages was 10% on booking, 35% during construction and 5% on completion. That is half the price; the other half falls after handover under the SPA, the same shape as the 50/50 plans Expo City uses elsewhere in the district. The SPA sets the exact post-handover schedule.

A broker adds 2% plus VAT, about AED 40,950, and Expo City may charge a transfer or no-objection fee. How the money moves: you pay the seller what they have paid Expo City plus their premium, and take over the unpaid balance, which on a launch contract can be up to half the original price. So a AED 1.95 M purchase may need only about AED 1.27 M on day one if the seller has paid half of AED 1.37 M. Get Expo City's statement of account on the unit in writing before you pay anything.

Service charge. Not published by the sources checked. Expo City keeps its parks, plaza and public realm to a high standard, so budget for a district charge above the Dubai South average and ask for the rate per sq ft before you model a yield.

Location and connectivity

Mangrove Residences sits in Expo Central, the core of the Expo 2020 site. Al Wasl Plaza, the pavilions, the parks and the Expo 2020 metro station on the Route 2020 branch of the Red Line are within the district, so this is one of the few new projects in the south of Dubai where you can live without driving every day. Al Maktoum International Airport (DWC) is about 10 minutes, Jebel Ali 15 to 20 and Dubai Marina about 25 by road.

Expo City is planned as a walkable, low-car district with Expo-era buildings reused as offices, schools and venues. Groundwork on Mangrove involved removing more than 150,000 cubic metres of earth for the foundations and a basement car park, and demolishing some former pavilions, which tells you how central the plot is.

Around it, the rest of Expo City's housing is still being built: Sky Residences, Al Waha and the Sidr towers, with the Expo Valley villas and townhouses on the edge of the district (see Expo Valley villas). Amenities and specifications

Mangrove's case rests on the district: parks, the plaza, sports venues and the metro at the door. The project itself offers a mix of home types rare in one scheme, one to three-bedroom apartments, three-bedroom townhouses at the base and four-bedroom lofts, with a basement car park.

Sizes run from about 969 sq ft for a one-bedroom (about 90 to 91 square metres) to about 1,367 to 1,485 sq ft for a two-bedroom and up to about 4,084 sq ft for the largest lofts. One-bedrooms of nearly 1,000 sq ft are generous by Dubai standards, where many new one-bedrooms are 650 to 800 sq ft.

How it differs from Expo City's other apartment projects: Mangrove is three towers and 450 homes in Expo Central, launched first and closest to handover; Al Waha is 284 homes in four low-rise buildings, sold later at a higher rate per foot with handover in December 2026. The sources checked do not publish the finish schedule, appliance brands, storey count or parking per unit. Final specification as per the SPA.

About the developer

Expo City Dubai is the government-owned company converting the Expo 2020 site into a district to live and work in. Mangrove Residences was its first freehold apartment launch, in March 2023, and it sold out. Sky Residences (420 apartments, due Q3 2026), Al Waha and the Sidr Residences towers (due Q4 2027) followed, with Expo Valley's 532 villas and townhouses on the district's edge.

For Mangrove, Expo City let four enabling contracts, demolition to USF, clearance and infrastructure to Proscape, enabling and shoring to International Foundation Group, and then appointed Shapoorji Pallonji International as main contractor. Shapoorji Pallonji is one of India's oldest construction groups with a long Gulf record, which Indian buyers will recognise.

Expo City delivered the Expo itself on time and has the state behind it. But it is new to selling homes, and as of September 2026 the sources we checked do not confirm a completed residential handover, although it said it was on schedule for Mangrove in Q1 2026. Ask before you pay.

For Indian buyers

Ownership. Expo City is freehold for foreign buyers. Before handover your contract is an Oqood record at the DLD; after, the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 78,000 on a AED 1.95 M purchase.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. With fees, the cheapest resale is about AED 2.03 M, roughly USD 553,000 - just over a couple's USD 500,000 in one year. If the seller has paid only half the launch price, the day-one amount is lower and the rest follows the post-handover schedule, which spreads it across financial years. The 20% TCS on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. A one-bedroom at AED 1.95 M falls AED 50,000 short, so if the visa matters, buy a two-bedroom or larger, or a one-bedroom priced at or above AED 2 M on the title deed.

Rent and tax. 2026 guides put Expo City apartment yields at 5% to 7% gross, about AED 97,500 to 136,500 a year on AED 1.95 M. The district has little rent history, and the service charge is unknown, so plan on 5% gross and about 3.5% to 4% net. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Mangrove Residences is the first and most central of Expo City's apartment projects, a short walk from the metro and Al Wasl Plaza, built by a large contractor for a state-owned developer. That combination is its strength. The catch is price: the release sold out in 2023 and resale asks now start near AED 1.95 M, about 42% above the launch price, so the easy money has gone to first buyers. At about AED 2,010 per sq ft the cheapest units sit at Expo City's average, not below it. The Q1 2026 handover has passed without a confirmed delivery, so you are still buying a promise, if a well-backed one.

A reasonable buy for an end-user whose work or family life is in the south of Dubai and who wants keys soon. Pay a resale premium only after Expo City confirms the handover status, the seller's paid-up amount and the service charge.
