Sidr Residences Tower 3 is the third and last tower of Sidr Residences, the 455-home, three-tower apartment project that Expo City Dubai is building on the edge of the Expo Downtown district. Expo City launched Sidr in November 2024 and then released it tower by tower; Tower 3 came to market in 2025. It is a ground plus 16 building of one to three-bedroom apartments, lofts and townhouses, about 978 to 2,458 sq ft.

We print AED 1,858,000 because it is the start that the Tower 3 pages carry, from the tower's release in 2025 onward. The source listing has no price. Be clear about where it comes from: Expo City's own releases price Sidr as a whole from AED 1.88 M and do not publish a separate list for Tower 3, so the Tower 3 figures are broker pages repeating a developer sheet we could not see. They are consistent with the developer's figure, about 1% lower on a slightly smaller one-bedroom, which is why we use them. The developer's price list for your unit and the SPA settle the number.
The pricing is remarkably flat: about AED 1,883 to 1,902 per sq ft across one, two and three-bedrooms. That makes the three-bedroom the value unit, because in most Dubai towers the rate per foot rises with the view, not with size, and here a family gets 1,922 sq ft at the same rate as a one-bedroom. Against the Sidr development's own two-bedroom start of AED 2.58 M, Tower 3's AED 2,585,000 is level.
Against Expo City
A 2026 area guide puts Expo City apartments at about AED 2,021 per sq ft, so Tower 3 is about 6% below. Resale one-bedrooms at Mangrove Residences, the district's first and nearly finished towers, ask about AED 2,010 per sq ft; Al Waha's two-bedrooms sold at about AED 2,685. The discount is the price of waiting until the end of 2027.
Payment plan and total cost
Tower 3's plan is printed as 10% on booking, 50% during construction, 10% at handover and 30% over two years after handover. That is the development's 70/30 written out, with the handover payment shown as its own step. Four tenths of the price is paid at or after the keys, which is generous for an off-plan tower from a government developer.

The DLD fee is AED 146,200, for about AED 3,805,440 in all. Because the three-bedroom clears the AED 2 M Golden Visa line, this is the unit that pairs a family home with a residence visa.
Service charge. Not published by the sources checked. Ask Expo City for the building and district rates per sq ft; the district's parks and public realm are maintained to a high standard, so expect more than the Dubai South average.
Location and connectivity
Tower 3 shares the Sidr plot on the edge of the Expo Downtown district, the business and retail core of the former Expo 2020 site. Al Wasl Plaza, the parks and the Expo 2020 metro station on the Route 2020 branch of the Red Line are in the district. Al Maktoum International Airport (DWC) is about 10 minutes, Jebel Ali 15 to 20 and Dubai Marina about 25 by road.
Expo City is planned as a walkable, low-car district, which suits a family in a three-bedroom better than it suits a commuter to Downtown or DIFC. The case for living here rests on work in the south of the city - Expo City itself, DWC and its logistics zone, or Jebel Ali.

Amenities and specifications
Broker pages list the same facilities for Tower 3 as for the rest of Sidr: landscaped gardens, jogging and cycling tracks, a gym, children's play areas, pools, smart-home systems, high-speed lifts, retail at ground level and secure parking. These are shared across the development rather than specific to the tower, and the larger draw is Expo City's parks and venues next door.
What is specific to Tower 3 is the mix. It stops at three bedrooms, with lofts and townhouses at the top of the size range, about 2,458 sq ft; the four-bedroom apartments of up to about 4,123 sq ft that the Sidr development advertises are not in this tower's list. The one-bedroom starts at about 978 sq ft, the two-bedroom at 1,373 sq ft and the three-bedroom at 1,922 sq ft - all large for their price.

About the developer
Expo City Dubai is the government-owned company converting the Expo 2020 site into a district to live and work in. Its apartment launches began with Mangrove Residences in March 2023 and Sky Residences, both reported sold out, and continued with Sidr in November 2024, which it released in stages as demand held up. Tower 3 is the last of those stages.
The Dubai Media Office announced Engineering Contracting Company (ECC) as main contractor for the Sidr towers in October 2025, with completion set for 2027. Expo City has the state behind it and delivered the Expo on time. What it lacks so far is a completed residential handover in the sources we checked, though Mangrove was due in Q1 2026. For Indian buyers
Ownership. Expo City is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 74,320 on AED 1,858,000.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The entry unit with fees is about AED 1.94 M, roughly USD 527,000, but the 10/50/10/30 plan spreads it over about four years, well inside one person's allowance each year. The three-bedroom, about AED 3.81 M or USD 1.04 million with fees, needs a couple's combined allowance and the two post-handover years. The 20% TCS on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. The one-bedroom at AED 1,858,000 falls short; the two-bedroom at AED 2,585,000 and the three-bedroom clear it on the title deed value.
Rent and tax. 2026 guides put Expo City apartment yields at 5% to 7% gross, about AED 92,900 to 130,060 a year on AED 1,858,000. With no rent history and no published service charge, plan on 5% gross and about 3.5% to 4% net. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Tower 3 is Sidr Residences' last release, and on the figures in print it is the cheapest way into the development: from AED 1,858,000, with every unit type near AED 1,900 per sq ft. The three-bedroom at 1,922 sq ft for AED 3.66 M is the unit that stands out, a family home near the Expo metro for less than many two-bedrooms closer to town. The risks are those of Sidr as a whole - a developer with no confirmed residential handover yet, and a lot of Sidr stock reaching resale together in 2027-2028 - plus one of its own: Expo City has not published a separate Tower 3 price list, so the numbers come from broker pages. Get the developer's own sheet before you book.

The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none.
