We print AED 2.25 M because it is DAMAC's launch start for the four-bedroom townhouse, repeated by the largest portal's project page and several broker pages, and today's resale floor agrees: the lowest ask is AED 2,200,999, within 2%. The source listing's AED 2.7M is about 20% higher. That is probably a larger or better-placed unit rather than the entry price, but no source we checked explains it, so it is shown beside the start rather than used.

The range is wide. Resale asks run from about AED 2.2 M to AED 4.84 M, and the average ask of about AED 1,176 per sq ft is well above the entry rate of about AED 950 to 970. The cheapest units are the smallest four-bedrooms; five-bedrooms, end units and homes on the trails cost more. Asks are not sales: the DLD transaction record for Sun City settles what units have changed hands for.

What AED 2.25 M buys elsewhere

DAMAC's own DAMAC Riverside, launched five months earlier in Dubai Investment Park 2, sells townhouses of about 2,297 to 3,407 sq ft from AED 1.99 M - a similar size for about 12% less, in a location further south. Meraas' Acres by Meraas in Dubailand starts at about AED 5.09 M for villas of 3,084 sq ft upwards, a premium product at more than twice the price. Sun City sits between the two: a Dubailand address at a Riverside-like price.

Payment plan and total cost

DAMAC sells Sun City on a 75/25 plan: 20% on booking, 55% during construction and 25% at handover. Some pages describe a 10% booking with the construction share paid at 1% a month; whichever version is in your SPA binds. At launch, DAMAC waived the 4% DLD fee for the first batch of buyers - an offer that does not carry over to a resale.

DAMAC adds its own admin charges, and a broker adds 2% plus VAT, about AED 47,250 on this price.

Buying a resale. Almost two years after launch, most of what is on offer is a resale of a launch contract: 68 townhouses are listed on one portal alone. You repay the seller what they have paid DAMAC plus their premium, and take over the rest of the plan; the 4% DLD fee is charged on the full resale price. Ask DAMAC for a statement of account on the unit and its transfer fee in writing before paying the seller. A launch buyer at AED 2.25 M who has paid 20% has AED 450,000 in the unit, so a resale at AED 2.2 M is effectively that seller breaking even or taking a small loss.

Service charge. Not published by the sources checked. Ask DAMAC for the community budget per sq ft before you sign; a long list of outdoor wellness amenities has to be maintained.

Location and connectivity

Sun City is in Dubailand, the large district of villa and townhouse communities south of Al Khail Road, with access from Al Qudra Road, where DAMAC's sales pavilion stands. Broker pages place it beside Meraas' Cherrywoods. DAMAC Hills is nearby, and Sheikh Mohammed Bin Zayed Road and Emirates Road link the area to the rest of the city.

DAMAC's launch release says the community connects to Downtown Dubai, Dubai Marina, Dubai International Airport (DXB) and Al Maktoum International Airport (DWC). It does not give drive times, and neither did the other sources we checked, so test the commute at peak hour before buying. There is no metro in this part of Dubailand, and you will drive for almost everything.

The roads are improving: in August 2026 The National reported that the Al Qudra Road upgrade at the DAMAC Hills junction was nearing completion, with waiting times to be cut. The area is also crowded with new supply, including DAMAC's own communities and Meraas' Acres, so expect building work around you for several years after handover. Amenities and specifications

DAMAC built Sun City's identity on wellness. Its launch release lists forest hiking trails, outdoor yoga studios, barefoot reflexology areas, crystal healing spaces, a sunrise outdoor gym, camping areas, a suspension bridge, an open auditorium, ice bath therapy stations, a library co-working space, organic wellness stores and a Grand Water Fountain as the community's centrepiece. The project has also reported 2 million safe man-hours on site.

Some of that list is marketing, but the core of it - trails, an outdoor gym, open space - is a genuine difference from DAMAC's lagoon communities, which sell water features, and from golf communities. It suits a family that walks, runs or cycles.

The homes are four and five-bedroom townhouses of about 2,319 to 3,323 sq ft built-up (215 to 309 square metres). The sources checked do not publish plot sizes, the finish schedule, appliance brands or parking; ask for the plot plan and the specification sheet with the price. Final specification as per the SPA.

About the developer

DAMAC Properties was founded in 2002 by Hussain Sajwani. In 2026 it said it had handed over more than 50,000 homes, with over 55,000 in its pipeline, and it planned 8,800 handovers in the year, across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons and several towers. Sun City is its fifth master community, launched in October 2024 about five months after DAMAC Riverside.

DAMAC is large and it delivers, but not always on time. A 2026 review of DLD data puts its average delay at six to twelve months beyond the SPA date, the upper end of the Dubai range, and snagging complaints are more common than at Emaar or Sobha. Plan around keys in late 2028 or early 2029 and budget for a proper snagging inspection at handover.

For Indian buyers

Ownership. Dubailand is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 90,000 on AED 2.25 M.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The townhouse with fees is about AED 2.34 M, roughly USD 638,000: more than a couple's USD 500,000 in one year, but the plan spreads it from 2024 to 2028. A resale buyer pays the seller's paid-up amount and premium at once, so plan the first year's remittance carefully. The 20% TCS on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. Every Sun City townhouse is priced above it, so the purchase can carry a ten-year residence visa for the family on the title deed value.

Rent and tax. No source we checked prints a rent for Sun City, and there will be none until 2028. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the townhouse as a foreign asset. Treat Sun City as a family home or a long hold rather than a yield buy.
