Palace Beach Residence is a two-tower residential building by Emaar Properties at Emaar Beachfront, the private-beach island in Dubai Harbour between Palm Jumeirah and Dubai Marina. Tower 1 has 29 floors and sold out first; Tower 2, with 42 floors, was the second release. We print AED 2,374,132 because it is the latest start in the sources checked: Property Finder's project page carries it, says the developer's stock is out, and counts 192 resale listings. The source listing shows no price. The lower figures are history. Tower 2 opened at AED 1,457,888 on an 80/20 plan, and brokers quoted one-bedrooms at AED 1.7 M for about 731 sq ft, with the smallest plan near 598 sq ft. The AED 1.4 M figure on one broker page is older still and cannot be bought today.

From launch to today's resale start is a rise of about 63%. That is what the island's prices did between the release and completion, and it is also why a buyer should not assume the same again. The DLD transaction record for the two towers settles what a given stack and floor actually sells for.

Against the rest of Emaar Beachfront

A 2026 review puts the community average near AED 4,100 per sq ft and AED 7 M per home, because much of the island is large sea-view units. It also notes off-plan one-bedrooms in the earlier-handover towers from about AED 1.46 M, which were launch-era prices. At about AED 3,250 to 3,970 per sq ft for the entry one-bedroom, Palace Beach Residence sits a little below the island's average rate but well above its launch rate.

Payment plan and total cost

Emaar has nothing left to sell here, so there is no new developer plan. What matters is the plan your seller bought on. Tower 2 launched on 80/20: 80% during construction, 20% at completion. A later release offered 10/60/30: 10% on booking, 60% during construction and 30% over two years after handover, running to October 2027.

That later plan is the one to look for. A seller on it may still owe Emaar part of the 30% today, and with Emaar's consent a buyer can take those instalments over. You pay the seller what they have paid plus their premium, and pay the rest to Emaar by October 2027.

Taking over the tail. If, say, 15% of the price were still owed to Emaar, about AED 356,000 would be paid to Emaar in instalments to October 2027 instead of upfront. The 4% DLD fee is still charged on the full price, and Emaar charges a fee for the transfer while a balance is open. Get Emaar's statement of account for the unit in writing before you pay a deposit.

Service charge. Emaar does not publish this building's rate in the sources checked. One portal's index puts luxury waterfront towers as high as AED 70 per sq ft a year against AED 10 to 32 in the mid-market. On a 650 sq ft one-bedroom, AED 30 to 40 per sq ft would be about AED 19,500 to 26,000 a year. Ask the seller for the last invoice.

Location and connectivity

Emaar Beachfront is an island in Dubai Harbour, joined to the mainland by a bridge off Al Sufouh and Sheikh Zayed Road. Emaar gives the whole community as 27 towers, about 10,000 homes, a 1.5 km private beach and a 13,000 sq m retail centre. Palace Beach Residence sits between Palm Jumeirah and JBR, and every apartment looks at one or the other.

Dubai Marina and JBR are a short drive across the harbour, and Dubai International Airport (DXB) is typically about 30 minutes by car. There is no Dubai Metro or tram stop on the island; the nearest are in Dubai Marina, so a car or taxi is part of daily life. The island is still being finished, with Emaar releasing further towers, so there will be construction nearby for some years.

Its neighbours on the island include Beach Mansion, a finished two-tower building that adds townhouses and penthouses, and Bristol Emaar Beachfront, which is still off-plan. Amenities and specifications

The shared list is quoted consistently across broker pages: an infinity pool facing the sea, a lounge deck, a children's play area, a gym and a spa, with direct access to the private beach. What sets the building apart on the island is a supermarket and food outlets on site, so everyday shopping does not need the car.

Inside, the apartments have open-plan living rooms opening onto large balconies, built-in wardrobes, fitted kitchens and bathrooms, a separate laundry area and floor-to-ceiling windows in the bedrooms. One-bedrooms start near 598 sq ft and run to about 731 sq ft; the sources checked do not publish the two to four-bedroom plan sizes or the unit count per tower.

Not published either: appliance brands, parking per unit and the service-charge budget. On a resale, view the unit and read the snagging report if the seller has one.

About the developer

Emaar Properties built Downtown Dubai, the Burj Khalifa, The Dubai Mall, Dubai Marina, Arabian Ranches, Dubai Hills Estate and Dubai Creek Harbour, and is listed on the Dubai Financial Market. Its development arm says it has delivered more than 84,000 homes since 2002 and has more than 51,000 under development. In the first half of 2026 the group booked AED 26.6 billion of property sales and its revenue backlog reached AED 164.9 billion.

Emaar launched Emaar Beachfront in January 2018 and began construction on the island in September 2020. Palace Beach Residence was one of its earlier towers there, sold under the Palace brand that Emaar also uses in Dubai Creek Harbour and Dubai Hills Estate. For Indian buyers

Ownership. Emaar Beachfront is freehold for foreign buyers. On a resale with a title deed, the DLD registers you as owner at a registration trustee's office the day you pay. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, about AED 94,965 on the entry unit.

Remittance. Each person can send USD 250,000 per financial year under the Liberalised Remittance Scheme. The entry unit with fees is about AED 2.52 M, roughly USD 687,000: more than a couple's USD 500,000. Taking over a post-handover balance helps here, because the instalments due to Emaar through October 2027 can fall in the next financial year's allowance. TCS of 20% applies above Rs 10 lakh a year and is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million on the title deed. At today's resale prices the entry unit qualifies. If you take over an unpaid balance, check with the visa authority how much must be paid before the property counts.

Rent and tax. Long-term lets on Emaar Beachfront run about 5% to 6% gross, about AED 119,000 to 142,000 a year on AED 2.37 M, and roughly 4% to 4.5% net. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the flat as a foreign asset.
