Cove Boulevard is a mixed-use tower by Imtiaz Developments in Dubai Land Residence Complex (DLRC), Dubailand. Imtiaz's own page describes two basements, a ground floor, four podium levels, 30 floors and a roof, and a total of 436 units: 172 studios, 62 one-bedrooms, 48 two-bedrooms, five three-bedrooms and 149 offices. The homes are sold furnished, from about 360 to 1,400 sq ft, and some have a pool on the balcony.
Studios start at AED 650,000 (about Rs 1.67 crore) on broker and portal pages. There are two plans, a 60/40 and a 70/30 that leaves 30% for three years after handover, and handover is Q2 2028. It is one of at least eight buildings in Imtiaz's Cove series here, and the only one with offices; the homes-only Cove by Imtiaz and Cove Edition 2 are due much sooner.

We print AED 650,000 because most broker and portal pages give it for the studio, and one of them dates it to the first quarter of 2025. The same pages supply the one, two and three-bedroom starts above. The Imtiaz page text that search could read gives the unit mix and the plans but no price, and the source listing prints none either.
One figure does not fit. EZRE's page starts Cove Boulevard at AED 1.9M for units of 1,387 to 3,196 sq ft, larger than any apartment on other pages. It may describe the offices or only what is left unsold. Ask Imtiaz: if the AED 650,000 studios have sold, the real entry today is higher.
Against the district and the other Cove buildings
A 2026 investor guide puts DLRC apartments at AED 800 to 1,200 per sq ft for ready stock, with a median near AED 1,266. A 360 sq ft studio at AED 650,000 is about AED 1,806 per sq ft, roughly 43% above that median. The furniture and the post-handover plan are in the price, but the gap to a ready flat is the number to weigh.
Inside the series, the first Cove building starts at AED 630,000 on Property Finder and Cove Edition 2 at AED 600,000, both for studios of about 383 sq ft. Cove Grand, the other large Cove building, has studios from AED 690,000 to AED 810,000 depending on the page. Cove Boulevard's studio is not the cheapest in the series; what it adds is the offices, the balcony-pool units and a later, three-year tail.
Payment plan and total cost
Imtiaz's page gives two plans. Option 1 is 60/40: 60% during construction and 40% on completion. Option 2 is 70/30: 70% up to completion and 30% over three years after handover in quarterly instalments, which works out to twelve payments of 2.5%. The booking share inside the first 70% is not in the text we could read; Imtiaz's other Cove plans open at 20%.

If the booking is 20%, as on Imtiaz's other Cove plans, that is AED 130,000 (about Rs 33.5 lakh) on signing. A broker adds 2% plus VAT, about AED 13,650. On the 60/40 plan the same studio is AED 390,000 during construction and AED 260,000 at completion, with nothing after.
Which plan. The 70/30 suits a buyer who will let the studio. The tail is AED 16,250 a quarter; a furnished DLRC studio letting at about AED 40,000 to 45,000 a year brings in AED 10,000 to 11,250 a quarter, so rent covers roughly two thirds of each instalment and you fund the rest. The 60/40 asks for more at handover but ends there.
Service charge. Not published. Dubailand apartments run about AED 10 to 32 per sq ft a year, so a 360 sq ft studio would pay about AED 3,600 to 11,500. A furnished tower with a rooftop pool and a spa is likely to sit in the upper half; ask Imtiaz for the budget.
Location and connectivity
Dubai Land Residence Complex sits off Dubai-Al Ain Road (E66), and Imtiaz's page names direct access to both E66 and Emirates Road (E611), with Academic City, Dubai Outlet Mall, Dubai Silicon Oasis and Global Village close by. The times quoted for the Cove buildings are about 10 minutes to Global Village and IMG Worlds, and about 25 minutes to Downtown Dubai and Dubai International Airport (DXB). There is no metro station in the district, so a car or a bus is part of daily life.
DLRC is a district built for renting. Its tenants mostly work in the Silicon Oasis free zone, at Academic City or along the outlet and leisure strip on Al Ain Road, priced out of districts nearer the centre. That is why 2026 guides put gross yields at 7 to 9.5% and one and two-bedroom rents at about AED 45,000 to 90,000 a year.
The offices are a bet on the same belt: small firms that would rather own than rent. Supply is the thing to watch. Imtiaz alone has at least eight Cove buildings in the complex, and other developers are building nearby. Amenities and specifications
The amenity list across Imtiaz's and the broker pages is a rooftop infinity pool, a family pool, a jacuzzi, a spa, a Zen garden, an outdoor yoga area, a gym, a clubhouse, a barbecue area, a children's play area, a rooftop garden, a grand lobby and parking. Select apartments have a private pool on the balcony, which is rare at this price in DLRC; ask which units carry one and what they cost, because they will not be at the studio start.
The homes are sold furnished on most pages; one page says fully finished instead, so confirm what the furniture package includes before you compare prices with an unfurnished building. The offices are described as fitted, with a business lounge, a gym and dedicated parking of their own, which keeps office visitors apart from the residents' amenities.

About the developer
Imtiaz Developments is a private Dubai developer with more than 40 active projects and a portfolio it values above AED 10 billion, concentrated in Jumeirah Village Circle, Dubailand, Dubai Islands and Satwa. Its product is furnished mid-market studios and one-bedrooms sold to investors, and the Cove buildings in DLRC are that product in series: Cove, Cove Edition 2, Cove Edition III, Cove Edition 4, Cove Edition 5, Cove Edition 6, Cove Grand and Cove Boulevard.
The delivery record is its best argument. Pearl House in JVC was handed over four months early, Pearl House II three months early and Westwood Grande two months early, and Beach Walk was the first residential handover on Dubai Islands. Imtiaz reported six handovers in one year and ten more scheduled for 2026, with Cove Edition 2 due in October 2026. The caution is scale: 40-plus projects at once is a heavy load for a private builder, so the early record in JVC is a guide, not a promise for a tower due in 2028.
For Indian buyers
Ownership. DLRC is freehold for all nationalities, so an Indian citizen can own a studio or an office outright. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 26,000 on the studio. Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 680,240, roughly USD 185,000, and the 70/30 plan spreads it over about five years, so one buyer is well inside the allowance. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. No home in Cove Boulevard reaches it on its own.
Rent and tax. A furnished studio letting at AED 40,000 to 45,000 a year would earn about 6 to 7% gross on AED 650,000, below the district's 7 to 9.5% headline because that is earned on older stock bought at AED 800 to 1,200 per sq ft. After service charges and furniture wear, expect nearer 4 to 5% net. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the unit as a foreign asset.

Cove Boulevard is Imtiaz's Cove formula - furnished small units in Dubai Land Residence Complex, sold to investors on a plan they can partly pay from rent - stretched to a taller tower with offices on the lower floors. The studio at AED 650,000 is easy to fund, and the 70/30 plan leaves AED 195,000 to pay over three years once it is let. But at about AED 1,806 per sq ft it costs far more per foot than ready DLRC stock, and with 172 studios in this tower alone and more Cove buildings around it, the rental competition is real. Imtiaz's early handovers in JVC are the strongest point here. Q2 2028 is the latest date in the series.
A reasonable buy for an investor who wants a furnished studio from a developer that delivers early, and who will wait until mid-2028 for rent. Get the current price, the unit's size, the booking share and the SPA date in writing, because the price pages disagree. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation.
