Location and connectivity

Maple sits on the inner side of Dubai Hills Estate. Dubai Hills Park and King's College Hospital are about five minutes by car, Dubai Hills Mall five to seven, the golf club about seven, the GEMS schools inside the estate under ten, Downtown 15 to 20 minutes via Al Khail Road and Dubai International Airport 20 to 25. The estate is finished around it; the remaining construction is apartment towers on the park side and the last villa phases such as Park Gate. Maple's own streets are dense, with townhouses in rows and back-to-back, so the specific plot matters: end units and units facing a pocket park trade at a premium.

Amenities and specifications

Each townhouse has an open-plan ground floor, a fitted kitchen, built-in wardrobes, a maid's room, covered parking for two cars and a private garden; listings note balconies, walk-in closets and central air-conditioning. The cluster has pocket parks, a community pool, cycle paths and play areas. Many owners have added pergolas, outdoor kitchens or extensions, which affect price and need permits. About the developer

Emaar Properties is Dubai's largest listed developer and, with Meraas, the master developer of Dubai Hills Estate. It has delivered more than 130,900 homes since 2002, handed over 3,633 units in the first half of 2026, reported AED 49.6 billion of revenue for 2025 and carried a revenue backlog of AED 163.4 billion at 31 March 2026. Maple's phases were delivered from 2019 and are occupied, so the only Emaar factor left is community management.

Any nationality. Dubai's designated freehold areas are open to buyers of every nationality, resident or not: no local partner, no residence visa needed in order to buy, and the Land Department issues the title deed in your own name. On the AED 4.24 million entry price the 4% Dubai Land Department transfer fee is about AED 169,600 (USD 46,200), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. UAE banks lend non-residents about 50% to 60% of the price, which is why the developer payment plan above carries most overseas purchases.
