Samana Hills South 2 is the second release in Samana Developers' Hills South cluster, on a plot in Saih Shuaib 2, part of Dubai Industrial City next to Al Maktoum International Airport, which Samana markets as Dubai South. Samana's release describes two six-storey buildings with about 140 homes: studios, one-bedrooms and two-bedrooms. Propsearch counts 151, including 10 loft apartments.

Because the release sold out, that is the price the first buyers paid, not a price you can get from Samana today. A resale buyer pays the launch price plus the seller's premium.

The breakdown of AED 600,000, 820,000 and 1,220,000 by bedroom count comes from one portal page and fits a launch list. The AED 880,000 start on another page is about 47% above the launch price; it probably reflects a one-bedroom start or current resale asks rather than a new release. No source checked publishes unit sizes for this release, so we cannot give a per-foot rate. Samana's neighbouring Hills South studios run about 365 to 367 sq ft, which at AED 599,000 would be about AED 1,630 per sq ft; treat that as a guide only.

What the first release was

Samana Hills South, the first release in the same pocket, also sold out within 90 minutes. The launch coverage called it an AED 400 million development of 510 studios, one and two-bedroom apartments. Samana's own project page describes 147 homes over about 95,196 sq ft, with one-bedrooms of about 659 sq ft at about AED 1.16 M and completion in May 2028. The two descriptions do not match; the larger figure may cover the whole first launch and the page one building within it. Hills South 3 followed, and in July 2026 Samana South Haven, a 200-home building next door, launched from the same AED 599,000.

Payment plan and total cost

The launch plan was 20/46/1/33: 20% on booking, 46% during construction, 1% at handover and 33% after handover. Samana also sells on its long 1%-a-month plans, and a guide to its plans lists 15% on booking then 1% a month for 75 months, or 20% then 1% for 70 months, each ending with larger monthly payments; ask which plan the contract you are taking over carries.

Buying today. You take over an existing contract. You repay the seller what they have paid Samana plus their premium, take over the remaining instalments, pay the 4% DLD fee on the full resale price, and pay Samana's transfer fee. Developers usually allow a resale only once a minimum share of the price has been paid; ask Samana for its rule and a statement of account before you pay the seller anything.

Service charge. Not published for this release. Dubai-wide guides put apartment service charges at about AED 10 to 25 per sq ft a year, about AED 3,650 to 9,200 on a 365 sq ft studio.

Location and connectivity

The plot is in Saih Shuaib 2, part of Dubai Industrial City, south of Emirates Road (E611) and next to the Dubai South district and Al Maktoum International Airport (DWC). Samana markets it as Dubai South, and it sits in a small Samana neighbourhood: Hills South 1 to 5 and South Haven stand in the same cluster. Dubai Investments Park and Jebel Ali Free Zone are close, and Dubai Marina is typically 30 to 40 minutes away by car.

There is no Metro station nearby; the Route 2020 line ends at Expo City Dubai, a drive away. Around the plot you will find warehouses and industrial units as well as new housing, so this is a place to rent to airport and logistics workers rather than a family neighbourhood yet.

Supply is the main local risk. Samana alone is adding several hundred homes in the same pocket, all with similar studios and one-bedrooms, and they will compete for the same tenants when they finish. Elsewhere in Dubai South, Lincoln Star Residence 2 launched from AED 486,000 in the Residential District, a smaller building from a newer developer. Amenities and specifications

Samana's page lists an outdoor swimming pool and jacuzzi, indoor and outdoor fitness areas, a pool deck, BBQ areas, an outdoor cinema, and a kids' pool and play area. The buildings are described as energy-efficient in design. Samana's Hills South products are known for private pools on some units; the sources checked do not say which units in this release have them.

The unit mix is studios, one and two-bedrooms, and propsearch adds 10 loft apartments. That is a mix built for investors and single tenants, which suits the airport workforce around it.

The sources checked do not publish unit sizes, the finish schedule, appliance brands or parking per unit. Ask the seller for the floor plan and the SPA schedule of finishes, since you are taking over their contract. Final specification as per the SPA.

About the developer

Samana Developers was founded in Dubai in 2016 and has launched 54 projects since 2017, which makes it one of the highest-volume off-plan sellers in the emirate. Its CEO, Imran Farooq, called the demand for this release "unprecedented". The Hills South cluster has sold out release after release.

The finished record is shorter. A September 2026 AGBI report counts seven Samana schemes handed over, with twenty more due by December 2027. Samana Hills in Arjan was handed over in June 2022, Samana Santorini in 2026 and Samana Miami in Jumeirah Village Circle in July 2026, and Samana says more than 1,300 units have been handed over across its portfolio. That is a developer whose delivery capacity is being tested in the years before this handover, so track the construction percentage rather than the sales headlines.

For Indian buyers

Ownership. Saih Shuaib 2 is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 23,960 at the launch price and more on a resale.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The launch price with fees, about AED 627,200 (roughly USD 171,000), fits within one person's allowance; a one-bedroom resale near AED 880,000 plus fees, about USD 250,000, is at the limit. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. No unit here reaches it.

Rent and tax. 2026 guides put Dubai South apartment gross yields at 6.5% to 9%, about AED 38,900 to 53,900 a year on AED 599,000, with studios and one-bedrooms at the top of the range; net yields after service charges and management run roughly 4% to 7%. On a resale bought at a premium the yield is lower. The UAE does not tax the rent; an Indian tax resident declares it in India, claims the 30% standard deduction and reports the flat as a foreign asset.

Samana Hills South 2 is a small, sold-out release in a cluster Samana has built into its own neighbourhood. The launch numbers were good: AED 599,000 for a studio with a third of the price after handover. The problem is that nobody can buy at those numbers any more, and later pages quote AED 880,000 as the start. A resale buyer is paying the original investor's premium for the same building and the same October 2028 date. Samana's sales record is extraordinary and its delivery record is still being written, with twenty schemes due by the end of 2027. The page is useful as a price check more than a buy signal.

The problem is that nobody can buy at those numbers any more, and later pages quote AED 880,000 as the start. A resale buyer is paying the original investor's premium for the same building and the same October 2028 date.
