We print AED 850,000 because the source listing gives it and three portal pages agree with it for Topaz Premium Residences. One portal page prints AED 771 per sq ft beside the same AED 850,000, which would only fit a unit of about 1,100 sq ft; on the 917 sq ft plan the price works out to about AED 927 per sq ft. The two figures do not reconcile, so treat the AED 771 rate as a page error or a larger unit.
The lower AED 580,000 figure is for the wider Topaz Residences cluster, not this building, and the AED 536,892 figure is phase 1's launch price from 2014. They show how far prices have moved: this is roughly a 58% rise over the launch price, before rent.

Dubai Silicon Oasis is a technology park and residential district on the eastern side of the city, bounded by Dubai-Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311). Dubai International Airport (DXB) and Downtown Dubai are typically 20 to 25 minutes by car outside peak hours, and Dubai Academic City sits next door. Silicon Central Mall and a strip of shops and supermarkets serve the community.
The Topaz buildings are low-rise, G+8, in a settled part of DSO. There is no Dubai Metro station in the community; residents drive or use buses and taxis. That keeps rents lower than in the Marina or Downtown, and it is also why yields are higher.
DSO is busy with new supply: Danube, Binghatti, Ellington and Deyaar all have towers launching or finishing here. That is good for the district's shops and schools and harder for landlords, since new buildings compete for the same tenants. Amenities and specifications
GGICO's launch material and the portal pages quote a rooftop health club with separate swimming pools for men and women, a steam room, a gym and 24-hour security, plus covered parking. The Topaz cluster also has jacuzzis and a children's pool on the sister buildings.
Inside, the one-bedrooms were sold as Italian-designed, with large balconies, fitted kitchens, built-in wardrobes and bathrooms, and the launch coverage says a cooker, washing machine, fridge and microwave were supplied. Ten years on, that means original fittings in many units. Check the kitchen, bathroom seals, air-conditioning units and water heater, and budget for a refresh if the flat has been let for years.
The sources checked do not publish the building's sinking-fund balance or the last major maintenance. Ask the owners' association or GGICO's management team for both. Final terms as per the sale MOU and your own inspection.
About the developer
GGICO, the Gulf General Investment Company, is a Dubai-listed group with interests in property, construction and investment. In Dubai Silicon Oasis it built the whole Topaz cluster: Topaz Residence 1, 2 and 3, three G+8 buildings with 448 one-bedroom apartments on a built-up area of about 64,839 sq m, and Topaz Premium Residences with 112 more.
Phase 1 launched with 240 one-bedrooms from AED 536,892. GGICO released Topaz Premium Residences units only after the building was 50% complete, and completed it in August 2016; Topaz Residence 1 was handed over around the same time and Towers 2 and 3 in 2018. For a buyer today the developer's record matters less than the building's upkeep, and GGICO still runs a leasing and management business across its DSO buildings.

Ownership. Dubai Silicon Oasis is freehold for foreign buyers. On a resale the DLD issues a new title deed in your name on transfer day. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 34,000 here.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The all-in cash cost of about AED 888,780 is roughly USD 242,000, so one person can fund it in one financial year - rare among the pages in this section. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. A unit here is well under half of that.
