It is a different building from the mixed-use Cove Boulevard, which adds offices and is due in 2028, and from the smaller Cove by Imtiaz and Cove Edition 2.

We print AED 810,000 because it is the latest start in print: EZRE's Cove Grand page gives it as the price Imtiaz publishes for the studios, one and three-bedrooms still on offer. Two other studio starts are out there, AED 741,000 on one portal page and AED 690,000 on the pages that carry the fuller price list. Prices in a Dubai launch usually rise release by release, and that is the most likely reading here; the price sheet Imtiaz gives you on the day settles it.
EZRE's list leaves out the two-bedroom, which suggests those have sold in the current release. The two and three-bedroom figures above come from the older, fuller list, so expect them to have moved too.
Where the value is
A 2026 investor guide puts DLRC apartments at AED 800 to 1,200 per sq ft for ready stock, with a median near AED 1,266. The Cove Grand studio, at about AED 1,980 per sq ft, is some 56% above that median. The two-bedroom at about AED 1,114 and the three-bedroom at about AED 1,198 are below it, for new furnished homes. That is the opposite of most furnished buildings, where the studio is the bargain.
Against the rest of the series, Cove and Cove Edition 2 top out at about 1,165 sq ft and sell studios from AED 600,000 to 630,000. Cove Boulevard starts studios at AED 650,000 but has only five three-bedrooms. For a larger home in the series, Cove Grand is the building.
Payment plan and total cost
The published plan is 50/50: 20% on booking, 30% during construction and 50% on handover, with nothing after handover. Some pages also mention a three-year post-handover option without printing its terms; if you want it, get the schedule in writing before you book.

The timing. With handover due in 2027, a buyer today has about 15 months to pay the construction share and then half the price at once. Ask Imtiaz whether construction instalments already passed fall due on signing, which is how a late booking in a building under way often works. The AED 405,000 at handover can come from savings or a UAE mortgage taken at handover; non-residents are usually lent a smaller share of the value, so get a bank's view early.
Service charge. Not published. Dubailand apartments run about AED 10 to 32 per sq ft a year: about AED 4,100 to 13,100 on a 409 sq ft studio and AED 12,800 to 41,100 on a 1,284 sq ft two-bedroom. Furnished buildings charge more than unfurnished ones because the budget carries common-area upkeep, so ask for the figure before the handover payment.
Location and connectivity
Dubai Land Residence Complex sits off Dubai-Al Ain Road (E66), beside Dubai Silicon Oasis and Academic City, with Emirates Road (E611) beyond. The times quoted for the Cove buildings are about 10 minutes to Global Village and IMG Worlds, and about 25 to Downtown Dubai and Dubai International Airport (DXB). Dubai Outlet Mall is a few minutes along Al Ain Road. There is no metro station in the district.
One broker page places Cove Grand in "Dubailand Oasis" beside parks; Imtiaz's own page files it under DLRC, which is what this page uses. The district's tenants mostly work in the Silicon Oasis free zone, at Academic City or along Al Ain Road, and 2026 guides put gross yields at 7 to 9.5%, with one and two-bedroom rents at about AED 45,000 to 90,000 a year.
That tenant base is mostly singles and couples, which is why DLRC is full of studios. A furnished two or three-bedroom is a smaller part of the stock, and it suits sharers and families working nearby. Supply is still the risk: Imtiaz has at least eight Cove buildings in the complex. Amenities and specifications
Every home in Cove Grand is sold fully furnished, with smart-home control of lighting, climate and security; Imtiaz chose Legrand for smart-home systems in 2024, though no source ties that to this building. The pages we found describe contemporary finishes, rooftop gardens, pools and fitness centres, without a fuller list. Ask for the amenity plan, because a 558-home building needs pool and gym space to match.
The size range is what sets Cove Grand apart in the series. The two-bedroom starts at 1,284 sq ft and the three-bedroom at 1,603 sq ft, well above the 1,165 sq ft ceiling of the first Cove buildings. The studio is 386 or 409 sq ft depending on the page, and one page gives studios up to 719 sq ft, which may be a larger studio or a mislabelled plan.

About the developer
Imtiaz Developments is a private Dubai developer with more than 40 active projects and a portfolio it values above AED 10 billion, concentrated in Jumeirah Village Circle, Dubailand, Dubai Islands and Satwa. Its product is furnished mid-market apartments sold to investors, and the Cove buildings in DLRC are that product in series: Cove, Cove Edition 2, Cove Edition III, Cove Edition 4, Cove Edition 5, Cove Edition 6, Cove Grand and Cove Boulevard.
The delivery record is its best argument. Pearl House in JVC was handed over four months early, Pearl House II three months early and Westwood Grande two months early, and Beach Walk was the first residential handover on Dubai Islands. Imtiaz reported six handovers in one year and ten more scheduled for 2026, with Cove Edition 2 due in October 2026. The caution is scale: 40-plus projects at once is a heavy load for a private builder, and its early handovers so far are in JVC, not DLRC.
For Indian buyers
Ownership. DLRC is freehold for all nationalities, so an Indian citizen can own a unit outright. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 32,400 on the studio. Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 846,640, roughly USD 231,000, inside one person's allowance but paid over only about 15 months, so it may span two financial years. A two-bedroom at AED 1,430,000 needs about USD 406,000 with fees, so plan it across two years or two buyers. TCS of 20% on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. The three-bedroom from AED 1,920,000 is just under it, so no single unit qualifies at the prices in print.
Rent and tax. A furnished studio letting at AED 40,000 to 45,000 a year returns about 4.9 to 5.6% gross on AED 810,000 - below the district's 7 to 9.5%, which is earned on older, cheaper stock. A two-bedroom at AED 1,430,000 letting near the top of the district's AED 45,000 to 90,000 band would return up to about 6.3%. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the unit as a foreign asset.
