These are the launch prices quoted from Emaar's price list on portal pages; the source listing carries no price, so AED 1.6 M is the start we print. Terra Woods is the only Terra phase for which the sources checked give a size for every unit type, which lets you see that the rate is flat at about AED 2,070 to 2,160 per sq ft across the apartments and a little lower on the townhouses. Emaar's price list on the day, and the SPA, settle the figure.

Against Terra Heights and Terra Gardens

Terra Gardens sells a one-bedroom of the same 742 sq ft for AED 1.55 M, about 3% less, but its two-bedroom starts at AED 2.38 M against Terra Woods' AED 2.3 M. Terra Heights, the first phase, launched at AED 1.4 M for a one-bedroom and AED 2.07 M for a two-bedroom and has no three-bedrooms at all. So the cheapest small unit is a Terra Heights resale, the cheapest new two-bedroom is here, and Terra Woods has the only three-bedrooms with a published size.

Payment plan and total cost

The plan is 10/70/20: 10% on booking, 70% during construction and 20% at handover in Q1 2030. Emirati buyers were separately offered a 2.5% monthly plan for a limited time; that option is not open to foreign buyers.

The DLD fee is normally paid with the booking, so the first outlay is about AED 228,240. On the two-bedroom at AED 2.3 M the same arithmetic gives AED 230,000 on booking, AED 92,000 of DLD fee and about AED 2,396,240 in all.

Service charge. Not published. With parks, courtyards and shared spaces across 824 homes, the charge will depend on what Emaar finally builds; ask for the estimate before booking and expect it to be revised after handover.

Location and connectivity

Expo Living covers 451,295 sq m beside Expo City Dubai, in the Dubai South part of the city, and includes Dubai Expo Mall. Emaar puts the community about a 15-minute walk from Expo City and the Dubai Exhibition Centre, which is being expanded in an AED 10 billion project to 180,000 sq m by 2031. One portal describes Terra Woods as about a five-minute walk from a metro station; the Dubai Metro Red Line ends at the Expo 2020 station in Expo City.

Al Maktoum International Airport (DWC) is about 10 minutes away, and Dubai plans to grow it into its main airport. Dubai Marina and JLT are typically about 25 to 30 minutes by car; Downtown and DXB are further. Terra Heights and Terra Gardens are the earlier phases next door, and both will be finished before Terra Woods.

Amenities and specifications

Emaar describes Terra Woods as simple, clean architecture: mid-rise buildings that come together around green courtyards, with homes opening onto parks and green pathways and shared spaces meant for neighbours to use. It is the most park-led of the three Terra phases in the way it is presented.

Sizes are published for every type: one-bedrooms from 742 sq ft, two-bedrooms from 1,111 sq ft, three-bedrooms from 1,667 sq ft and townhouses from about 2,580 sq ft. With only six townhouses among 824 homes, they are the scarcest units in Expo Living so far.

The sources checked do not give a detailed amenity list, storey count, appliance brands or parking per unit. Ask for the amenity plan with the brochure; the sister phases list pools, gyms, padel courts and play areas, but Terra Woods' own list is what goes in your SPA. Final specification as per the SPA.

About the developer

Terra Woods is developed by the Expo Living joint venture of Emaar Properties and Dubai World Trade Centre, announced in November 2024; portal pages name the developing company as DWTC Emaar. The master plan has five residential communities and 3,555 homes in all. Terra Heights launched first, Terra Gardens second in November 2025, and Terra Woods after it.

Emaar built Downtown Dubai, the Burj Khalifa, Dubai Marina and Dubai Hills Estate. Its development arm says it has delivered more than 84,000 homes since 2002 and has more than 51,000 under development; in the first half of 2026 it booked AED 26.6 billion of property sales, with a revenue backlog of AED 164.9 billion. For Indian buyers

Ownership. Expo Living is freehold for foreign buyers. Until handover your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 64,000 on the entry one-bedroom.

Remittance. Each person can send USD 250,000 per financial year under the Liberalised Remittance Scheme. The one-bedroom with fees is about AED 1.66 M, roughly USD 453,000: above one person's allowance, within a couple's USD 500,000. The first outlay of about AED 228,240 (USD 62,000) is small, and the construction share runs to 2030, so the payments spread over several financial years. TCS of 20% applies above Rs 10 lakh a year and is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million. The one-bedroom falls short; the two-bedroom from AED 2.3 M and every larger unit clear it on price. Confirm the off-plan paid-up rule with the visa authority.

Rent and tax. Expo Living has no tenants yet, so there is no local rent record to quote. The UAE does not tax the rent; an Indian tax resident declares it in India with the 30% standard deduction and reports the property as a foreign asset.

Terra Woods is the biggest and latest of the three Terra phases, and the most transparent: every unit type has a published size, so you can see the rate is about AED 2,070 to 2,160 per sq ft across the apartments. That makes the two-bedroom (AED 2.3 M for 1,111 sq ft) and the three-bedroom (AED 3.5 M for 1,667 sq ft) the useful units, the first because it clears the Golden Visa and undercuts Terra Gardens, the second as a family home. The one-bedroom is the weakest buy, a little dearer than Terra Gardens' identical size and a lot dearer than Terra Heights' launch. With 824 homes and keys in 2030, it will face the most competition when owners come to sell or let.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
