About Ellington Belgravia Gardens Dubailand Dubai
Ellington Belgravia Gardens is an apartment scheme by Ellington Properties in Falcon City of Wonders, part of the Dubailand master plan off Sheikh Mohammed Bin Zayed Road. It is about 700 homes in four low-rise buildings, from studios to three-bedrooms, arranged around four themed courtyards with a lazy river linking them and shops at ground level. Ellington launched it in 2025 and sells it in phases; the latest is Phase 4.
Studios of about 500 sq ft are quoted from AED 733,500 (about Rs 1.89 crore) and one-bedrooms from AED 1,092,000. The plan is 70/30, with 30% at handover, the service charge is quoted at AED 15 per sq ft, and handover is due in Q3 2028. It is not Ellington's first building, Belgravia in JVC, which was delivered in 2017.

| Source listing | No price printed for this project | |||
We print AED 733,500 because it is the lowest start quoted for a home in the scheme, a studio, and it agrees with other pages that start the project near USD 204,000 (about AED 750,000). The source listing carries no price, and we could not read Ellington's own page from this environment. Treat the figure as the studio entry, not a price for every phase.
The range in print is unusually wide, and it matters. One portal's page for the first release starts at AED 1,902,828, which is probably a larger unit or the only stock left in that release, and its Phase 4 page starts at AED 1,300,000. The one-bedroom start is AED 1,092,000 on one page and AED 1,150,000 on another. Each phase has its own price sheet: ask Ellington for the one covering the unit you want, and check the DLD transaction record for what units have actually sold for.
Against Ellington's other buildings
Ellington's nearest delivered building is Arbor View in Arjan, handed over from May 2026 and its first completion in that part of the city. At about AED 1,470 per sq ft for a studio, and under AED 750,000 to get in, Belgravia Gardens is Ellington priced for a first-time buyer.
Payment plan and total cost
Most pages quote a 70/30 plan: 10% on booking, 60% in instalments tied to construction milestones and 30% at handover. One page describes 60/40. Because the project is sold in phases, the plan may differ between releases, so read the schedule in your own SPA.
Worked example: a AED 733,500 studio
| Stage | Share | AED | Rupees (at 25.75) |
|---|---|---|---|
| Booking | 10% | 73,350 | About Rs 18.9 lakh |
| During construction | 60% | 440,100 | About Rs 1.13 crore |
| At handover (Q3 2028) | 30% | 220,050 | About Rs 56.7 lakh |
| DLD transfer fee | 4% of price | 29,340 | About Rs 7.6 lakh |
| Oqood registration fee | Fixed | 40 | About Rs 1,000 |
| Registration charges | About AED 4,000 plus VAT | About 4,200 | About Rs 1.08 lakh |
| Total before service charges | About 767,080 | About Rs 1.98 crore |
Day one, with the DLD fee, is about AED 106,930 (about Rs 27.5 lakh). A broker adds 2% plus VAT, about AED 15,400; buying direct from Ellington does not.
Service charge. Quoted at AED 15 per sq ft a year, which is unusual: most off-plan pages leave it blank. On a 500 sq ft studio that is about AED 7,500 a year; on an 800 sq ft one-bedroom, about AED 12,000. With a lazy river, pool decks and a clubhouse to run, check that figure is the budgeted rate for the whole scheme and not an early estimate.
Buying a resale. Early-phase units will reach the resale market before handover. You would repay the seller what they have paid Ellington plus any premium and take over the rest of the plan, including the 30% at handover. The 4% DLD fee is charged on the resale price. Ask Ellington for a statement of account first.
Location and connectivity
Falcon City of Wonders is a Dubailand master plan off Sheikh Mohammed Bin Zayed Road, planned in the 2000s around replicas of world landmarks and slow to build out. Broker pages put Business Bay, Downtown Dubai and Dubai International Airport (DXB) about 15 to 25 minutes away by car, depending on traffic; Global Village, Dubai Silicon Oasis and Academic City are closer.
The area has changed in the last few years. Villa clusters in Falcon City are occupied, and several developers now have apartment projects nearby, which brings shops and services but also supply: expect building work around you for years after 2028. There is no metro in this part of Dubailand, so a car is part of living here.
Belgravia Gardens brings its own retail at ground level, which matters in a district without a town centre. For a wider comparison, see all Dubai projects we track or the full projects list.
Amenities and specifications
The scheme is organised around four themed courtyards - Tranquil Forest, Blooming Desert, Vibrant Farmland and Ocean community - with a lazy river linking the four clusters. Broker pages add individual pool decks, a games room with electronic gaming tables and billiards, and a clubhouse with a traditional majlis. Ellington describes the homes as tech-integrated with its usual design-led finishes.
Sizes quoted are about 500 sq ft for a studio and about 700 to 900 sq ft for a one-bedroom, which is generous for the price; many new Dubai studios are 350 to 450 sq ft. Two-bedrooms start at AED 1,593,000 and three-bedrooms with a study at AED 2,367,000; their sizes are not published by the sources checked. Ellington's micro-site also names direct access to Sheikh Mohammed Bin Zayed Road and Al Ain Road, with Dubai Miracle Garden and Global Village nearby.
How it differs from its namesake: Ellington Belgravia in JVC is a single four-floor building of 181 homes, ready since 2017, with a rent record. Belgravia Gardens is a new four-building, 700-home scheme, due in 2028, with no rent history and a much larger shared amenity set. The sources checked do not publish the finish schedule, appliance brands or parking per unit. Final specification as per the SPA.
About the developer
Ellington Properties is a Dubai developer known for design-led, mid-rise residential buildings. Its first, Belgravia in JVC, launched in 2015 and was handed over early in 2017. Since then it has delivered Berkeley Place in MBR City, Eaton Palace in JVC and Ellington House in Dubai Hills Estate, and in May 2026 it began handing over Ellington House II in Dubai Hills and Arbor View in Arjan.
It reports 96% occupancy across its delivered projects, and no significant delays have been reported against it - a cleaner record than most developers working at this price. Belgravia Gardens, at about 700 homes, is larger than anything on that list, so it tests whether the record scales. That is a fair question to ask, not a warning.
For Indian buyers
Ownership. Dubailand is freehold for foreign buyers. During construction your purchase is an Oqood record at the DLD; at handover the DLD issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 29,340 on a AED 733,500 studio.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. The studio with fees is about AED 767,000, roughly USD 209,000, inside one person's allowance even if paid in a single year; spread over the plan, it is comfortable. A one-bedroom at AED 1.09 to 1.15 M is about USD 310,000 to 327,000 with fees, which one person can fund over two financial years. The 20% TCS on remittances above Rs 10 lakh a year is adjusted against your income tax.
Golden Visa. The property route needs AED 2 million. Studios, one-bedrooms and two-bedrooms (from AED 1,593,000) do not reach it. The three-bedroom plus study, from AED 2,367,000, does, on the title deed value.
Rent and tax. No source prints a rent for Belgravia Gardens yet. Dubai apartments averaged about 7% gross in 2026; a studio at that level would earn about AED 51,300 a year, and after the AED 7,500 service charge about 6% net before vacancy and management. The UAE levies no tax on the rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.
Pros
- A developer with an on-time delivery record, rare at this price point
- Studios from AED 733,500 - one of the lowest entries into an Ellington building
- A courtyard plan with a lazy river, not a single tower
- Service charge quoted up front at AED 15 per sq ft
- 30% at handover eases the build-period cash flow
Cons
- Prices in print range from AED 733,500 to AED 1,902,828 depending on phase and page
- Handover Q3 2028, two years away
- 700 homes: plenty of identical units competing at resale
- Falcon City is a long-stalled master plan that is only now filling in
- Only the three-bedroom, from AED 2,367,000, clears the AED 2 M Golden Visa threshold
Who this is for
- First-time buyers who want an Ellington finish under AED 1 M
- Investors seeking a studio or one-bedroom yield play with a known service charge
- LRS-funded buyers: a studio fits inside one person's annual allowance
- Buyers who prefer low-rise courtyard living to a tower
Who should look elsewhere
- Buyers who need keys before late 2028
- Golden Visa buyers below the three-bedroom budget
- Anyone who wants metro access or a walkable established neighbourhood
- Buyers expecting the JVC Belgravia's rent history - this is a different building and area
Our verdict
Belgravia Gardens is the cheapest way into an Ellington building we have seen: studios from AED 733,500, about AED 1,470 per sq ft, from a developer that has delivered on time since 2017. The scheme is also different from Ellington's usual single building - four low-rise blocks, four themed courtyards and a lazy river, with shops at ground level - which suits renters who want space outside the flat. The drawbacks are scale and place: 700 homes means plenty of competing units at resale, and Falcon City of Wonders is a master plan that stalled for years before filling in. Prices in print also vary widely by phase, so work from Ellington's sheet, not a portal's start.
A good first purchase or yield buy for someone who wants Ellington's build quality under AED 1 M and can wait until late 2028. Take a studio or one-bedroom at or near the quoted start, confirm the phase, handover date and AED 15 service charge in writing, and do not expect a Golden Visa below the three-bedroom.

Handover Timeline
Handover is printed as Q3 2028, with one page giving September 2028. The project was launched in 2025 and sold in phases, so later phases may carry later dates: check the date in your own SPA. Ellington has so far delivered on time or early, which is the reason to trust the date more than most, but follow the build on the DLD's Dubai REST app.
Investment Analysis
Why people look at Ellington Belgravia Gardens Dubailand Dubai for investment is simple — it is in Falcon City of Wonders, Dubailand, and this part of Dubailand has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.
Price Analysis
The starting price of about AED 733,500 (about Rs 1.89 Cr) is in line with what Falcon City of Wonders, Dubailand asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.
Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.
Payment Plan Explained
Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.
Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.
Hidden Charges to Budget For
Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.
Maintenance Cost
Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.
We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.
Rental Yield
Residential rental yields in Falcon City of Wonders, Dubailand are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.
If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.
Resale Potential
Resale demand in Falcon City of Wonders, Dubailand is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.
Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.
Handover Risks
Since it is still being built, the handover date can move. What protects you here is different: an off-plan project must be registered with the Dubai Land Department and take every instalment into a project escrow account, and you can check the construction percentage yourself on the Dubai REST app before you pay.
Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.
Bank Loan Availability
A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.
We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Falcon City of Wonders, Dubailand is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

💬 Our View
