About Binghatti Aurora JVC Dubai

Binghatti Aurora is a six-floor low-rise by Binghatti Developers in District 12 of Jumeirah Village Circle (JVC). Basement parking, a ground floor and five residential floors hold 275 homes: 92 studios, 163 one-bedrooms and 20 two-bedrooms. Binghatti named it after the northern lights and sells it as a boutique building, the opposite of its JVC towers.

Binghatti's own page starts pricing at AED 700,000 (about Rs 1.80 crore). Aurora launched at AED 666,666 on a 70/30 plan, and the handover dates printed for it, from June 2025 to June 2026, have all passed. The developer and the portals now list it as ready, so this page treats it as a finished building.

We print AED 700,000 because it is the developer's own current figure, and the lowest resale studio on Bayut asks AED 710,000, within 2%. The AED 887,499, AED 1,487,498 and AED 2,499,999 list comes from broker pages that say Binghatti published it; we could not see it on Binghatti's own page, so read it as the upper end of what the developer has asked rather than today's entry.

On the Binghatti Aurora floor plan, studios are given as 382 to 387 sq ft and the studio and one-bedroom range runs to about 782 sq ft. No source publishes the two-bedroom size, so its rate per sq ft cannot be worked out; ask for the plan before you compare it with other buildings.

Against JVC

Ready JVC apartments averaged about AED 1,337 per sq ft in September 2026 on district reports. Aurora's studios at AED 1,830 to 1,975 per sq ft sit 35% to 50% above that. Binghatti's low-rise neighbour Binghatti Phoenix in District 13 prices its studios at a similar AED 2,000 to 2,200 per sq ft on smaller 314 sq ft plans, so Aurora's studios are slightly larger for a slightly lower rate.

Payment plan and total cost

Aurora was sold on 70/30: 20% on booking, 50% during construction and 30% at handover. The building is now listed as ready, so the plan applies only to launch buyers; a purchase today is cash or a UAE mortgage (typically 50% to 60% of value for a non-resident), unless Binghatti offers its own terms on a remaining unit.

There is no VAT on a residential sale in the UAE and no annual property tax. The yearly cost is the service charge. No source publishes the Binghatti Aurora service charges; one page says they are not available yet and points to a JVC benchmark of about AED 15.6 per sq ft a year, about AED 5,960 on a 382 sq ft studio. A small building spreads its pool and lifts over fewer owners, so it can run above a tower's rate. The approved figure is on the DLD service-charge index in the Dubai REST app.

Location and connectivity

The Binghatti Aurora location is District 12 of Jumeirah Village Circle; the address is simply the building's name, District 12, JVC, Dubai. JVC sits between Al Khail Road and Sheikh Mohammed bin Zayed Road, so Mall of the Emirates is about 10 to 15 minutes by car and Dubai Marina and JLT about 15. Circle Mall, the community's own mall, is a short drive.

District 12 lies between two other Binghatti buildings we cover: Binghatti Tulip, a 30-floor tower in District 11, and Binghatti Phoenix, a low-rise in District 13. Aurora is closer to Phoenix in form but smaller, 275 homes against 434, and unlike Phoenix it has two-bedrooms. Tulip is the taller choice with 3 BHK units and a DLD project number in print.

Amenities and specifications

The Binghatti Aurora amenities quoted across the developer's and brokers' pages are a swimming pool on a landscaped deck, a jacuzzi, an outdoor fitness area, a kids' play area and a children's room, sun loungers and seating, and a courtyard park. Shops at ground level are mentioned on some pages. For a six-floor building that is a full list; what it lacks against Binghatti's towers is a view and a large indoor gym.

Parking sits on an underground level and part of the ground floor. The finish schedule, appliance brands, parking per unit and cooling arrangement are not published. For Binghatti Aurora photos, the developer's project page carries the renders; the Binghatti Aurora brochure and floor plans come from its sales team.

Because the building is listed as ready, the useful check is a visit: look at the actual unit, the corridor, the view from your floor and the state of the pool deck. Final specification as per the SPA.

About the developer

Binghatti Developers was founded in Dubai in 2008 and trades under Binghatti Holding. In the first half of 2026 it reported AED 9.5 billion of revenue and AED 3 billion of net profit and handed over about 1,700 homes. It designs and builds largely in-house, which is how it runs low-rises like Aurora on short schedules.

Aurora's own record is untidy on paper: propsearch dates construction from August 2024, yet Binghatti gives completion as Q2 2025 and other pages say December 2025 or June 2026. The likeliest reading is that the later dates are right and the Q2 2025 figure was the launch target; either way, every date has passed and the building is being sold as ready. Binghatti's other JVC buildings, Binghatti Apex in District 10 among them, follow the same pattern of fast delivery at a high rate per sq ft. Apex is a 43-storey tower of studios and one-bedrooms; Aurora is its opposite.

On Binghatti Aurora reviews, there is no independent resident survey for the building. Across Dubai, the common complaints about Binghatti are small layouts and high pricing per sq ft; delivery is its stronger side.

For Indian buyers

Ownership. JVC is freehold, so an Indian national can hold the title deed outright, with no local partner or residence visa needed. The DLD issues the deed in your name at the registration trustee's office when the transfer is done.

Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year, so a couple can send USD 500,000. The AED 700,000 studio with about AED 33,280 of fees is about USD 200,000, inside one person's allowance. A AED 2,499,999 two-bedroom with fees is about USD 709,000, beyond even a couple's single-year allowance; it needs two financial years or a UAE mortgage. TCS of 20% above Rs 10 lakh a year is adjusted against your income tax.

Golden Visa. The property route needs AED 2 million of property. Only Aurora's two-bedrooms reach it, at the relayed AED 2,499,999.

Rent and tax. No source publishes Binghatti Aurora rent figures. JVC returned 7.43% gross in Q2 2026, about AED 52,000 a year on a AED 700,000 studio. Check live listings of Binghatti Aurora for sale and for rent side by side before you settle on a yield. The UAE does not tax rent; an Indian tax resident declares it in India, with the 30% standard deduction, and reports the flat as a foreign asset.

Aurora is Binghatti's small-building answer in JVC: six floors, 275 homes and a courtyard instead of a skyline. It sold from AED 666,666 on a 70/30 plan, and Binghatti's page now starts it at AED 700,000, about AED 1,830 per sq ft on a 382 sq ft studio. That is well above JVC's average, as with every Binghatti building here. Its real point of difference is the 20 two-bedrooms, which reach the Golden Visa line at about AED 2.5 M. The messy handover record, five dates in print, is a reason to check the DLD file rather than a reason to stay away.

A sensible buy for a studio or one-bedroom investor who prefers a quiet low-rise and buys close to Binghatti's AED 700,000.
