About Pearl House 2 By Imtiaz Jumeirah Village Circle Dubai

Pearl House 2 (Pearl House II) is a completed mid-rise of studios and 1 bedroom apartments in District 12 of Jumeirah Village Circle (JVC), Dubai, by Imtiaz Developments. The source listing shows it from AED 556.5 K, about Rs 1.43 crore at Rs 25.75 per dirham, which is under the Rs 1.5 crore level at which this site prints a price, so the listing shows "Price on Call". The AED figure is real and is worked through below.

The important fact is that this building is finished. Imtiaz handed Pearl House 2 over in October 2025, about three months ahead of its Q4 2025 schedule, according to Construction Week and the developer's own release. The source listing's original handover schedule was December 2025. What you are buying now is a ready unit from the developer's remaining stock or from a first owner, and the numbers on this page should be read in that light.

Price and unit pricing

UnitSizePrice (AED)About RsImplied AED per sq ft

Portal minimum rate---AED 1,360 per sq ft
One portal's transaction range---AED 520 to 1,259 per sq ft

The studio price works out at about AED 1,360 per sq ft, which is within 1 per cent of the JVC median of AED 1,347 (July 2026, DLD data via RE/MAX Hub). The 1 bedroom launch price of AED 758,000 for about 796 sq ft is much lower, at roughly AED 950 per sq ft; that was a July 2023 launch number and the 1 bedrooms will have been repriced or sold since. One portal prints recorded transactions between AED 520 and 1,259 per sq ft, which we cannot reconcile with the listed prices and suspect includes early launch deals or parking-inclusive contracts; do not use it to negotiate.

Since the building is complete, the price that matters is the resale price of an actual unit with a floor and a view. Ask for the DLD transaction record for that unit on the Dubai REST app, which will show what the first buyer paid.

Imtiaz's other budget building sits closer to the city: Hyde Walk, a 12-storey block of studios and one-beds in Jumeirah Garden City, Al Satwa, from about AED 1.05 M.

Payment plan and total cost

The launch plan was 20 per cent on booking, 40 per cent during construction and 40 per cent on handover. That plan has run its course. A unit today is a ready sale, either from the developer's remaining inventory (Imtiaz sometimes offers short post-handover plans on completed stock; ask) or from a first owner, paid at transfer or with a UAE mortgage. Worked on the listed price as a ready purchase:

ItemAEDAbout Rs
Purchase price556,5001.43 crore

DLD admin fee and title deedAbout 40 admin plus about 580 title deed and trustee fees-
Agent commission on a resale, typically 2 per cent plus VATAbout 11,700 (none on a developer sale)3 lakh
Total before service chargesAbout 590,000 to 591,000About 1.52 crore

Service charges for a completed building are set by the DLD-approved budget and should be available from the developer or the owners' association now; the sources we checked do not print the figure. JVC buildings run AED 13 to 22 per sq ft a year, and a mid-rise with a rooftop infinity pool and a gym will be mid-band, so budget about AED 6,000 to 8,000 a year on a 410 sq ft studio. Final figures as per the SPA or sale agreement.

Location and connectivity

District 12 is in the southern part of JVC. From the community, Dubai Marina and JBR are about 15 to 20 minutes' drive, Mall of the Emirates about 15 minutes, Downtown and Business Bay 20 to 25 minutes and Dubai International Airport 25 to 30 minutes in normal traffic. There is no metro in JVC; the nearest Red Line stations are Mall of the Emirates and Dubai Internet City, so residents drive or use ride-hailing.

Circle Mall, JSS International School, clinics and supermarkets are open. Because the building is complete you can check the immediate surroundings yourself; several plots in District 12 are still under construction, so look at what is going up across the road from the unit you are offered.

Amenities and specifications

Quoted: a rooftop infinity pool, a fully equipped gym, a club room, a central courtyard, office spaces, a children's play area, a billiards table, electric vehicle charging points and smart home controls. Imtiaz markets its buildings as furnished or fitted with appliances in many cases; confirm what is included in this specific unit, because that changes both the price and the rent. Parking is typically one bay per apartment. Specification as per the unit inspected and the SPA.

About the developer

Imtiaz Developments is one of the more active mid-market developers in Dubai, with over 40 projects in progress, a stated development and sales portfolio above AED 10 billion and more than 2,000 homes delivered. In 2025 it handed over Westwood Grande I and II, Pearl House I and II and Hyde Walk in Jumeirah Garden City, six handovers in the year, and it says ten more are scheduled for 2026. The company's claim that every delivery to date has been ahead of schedule is repeated by Gulf Business and Construction Week; Pearl House 2 itself arrived three months early.

That is a good record for a developer of this size. The usual caution applies: a fast pipeline of 40 projects is a lot to fund at once, and a completed building from Imtiaz is a safer purchase than a 2028 launch from the same company for exactly that reason.

For overseas buyers

Buying from abroad. On the AED 556,500 entry price the 4% Dubai Land Department transfer fee is about AED 22,260 (USD 6,100), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. Most overseas buyers pay through the developer's plan rather than a UAE mortgage. The ownership rules, fees and non-resident lending for every passport are in our Dubai buying guide; the notes below work the numbers for an Indian buyer.

Ownership. JVC is freehold; a foreign buyer holds the title deed outright, and this unit is ready, so the deed transfers on payment.

Remittance. The whole cost, about AED 591,000 with fees, fits comfortably inside one person's USD 250,000 per financial year LRS limit (about AED 918,000). This is the rare Dubai purchase where a single buyer can pay in full in one remittance. TCS applies above the annual threshold and is claimable in India.

Golden Visa. Not from this unit alone: the threshold is AED 2 million of property. Three or four studios in one name would reach it, and Imtiaz sells enough studios that some buyers do exactly that.

Yield and tax. No property or rental income tax in Dubai. JVC studios are quoted at 8 to 10 per cent gross in 2026 and the community average on transacted values is about 6.6 per cent; a furnished ready studio in a new building should sit in the upper half of that range, so plan on 6 to 7 per cent net after service charges and management. Rent is taxable in India as income from house property after the 30 per cent standard deduction; the India-UAE treaty prevents double taxation.

Exit. A studio in JVC is the most liquid and the most crowded unit type in Dubai. Being completed, furnished and at the median rate helps; being one of thousands of similar studios does not. Buy for the rent.

Pros

  • Completed and handed over in October 2025, three months early, so no construction risk
  • Studio rate of about AED 1,360 per sq ft is at the JVC median
  • The whole purchase fits inside one person's annual LRS limit
  • Developer with more than 2,000 homes delivered and six handovers in 2025
  • Rooftop infinity pool, EV charging and smart home controls in a mid-rise

Cons

  • Below the Rs 1.5 crore level, so the site shows "Price on Call" rather than a figure; the AED price is on this page
  • No Golden Visa from one unit
  • Storey count printed as both 11 and 16; no project number found in any source
  • Studios are the most oversupplied unit type in JVC, which caps rent growth
  • The AED 758,000 1 bedroom launch price is from July 2023 and no longer applies

Who this is for

  • First-time Dubai buyers from India who want a ready, rentable unit under Rs 1.6 crore all-in
  • Yield investors targeting 6 to 7 per cent net from a furnished studio
  • Buyers who value a developer's delivery record over a launch discount

Who should look elsewhere

  • Anyone who needs the Golden Visa from a single purchase
  • Families needing 2 or more bedrooms
  • Buyers who want a construction-linked plan; this building is finished

Our verdict

Pearl House 2 is a clean, low-risk entry into Dubai: a finished studio at the community median rate from a developer that delivered early, at a price one Indian buyer can remit in a single year. It will not make you a visa or a capital gain story; it will make you a landlord with a tenant in a new building. A sound first Dubai purchase for a yield buyer with about Rs 1.5 crore, precisely because it is finished and the developer's record is good. Not a Golden Visa route and not for families. Confirm furnishing, service charges and the unit's title record before paying.
