Location and connectivity

Dubai Silicon Oasis is a free zone and a residential community in one. The Authority's headquarters, the free-zone business park, Rochester Institute of Technology Dubai and the Dubai Academic City campuses sit inside or beside it, which is why rental demand here is steady rather than seasonal.

The site sits on the E311 and E66 junction. That is the developer's main connectivity argument and a fair one: from that corner you reach Dubai, Sharjah, Abu Dhabi and Al Ain without crossing the city centre. No source we checked prints drive times from this tower, so treat any minute count from a sales agent as an estimate until you have driven it at 8am.

The bigger change is the RTA's Blue Line Metro, routed through Dubai Silicon Oasis: the announcement alone lifted the community's price per sq ft by 29%, the largest jump recorded in Dubai on that measure. Silicon Central Mall and Dubai Outlet Mall cover retail, and the community already has schools, clinics and a settled tenant base.

Amenities and specifications

Oasiz 1 puts 408 apartments on 38 floors, low density for the height. That means shorter lift waits and fewer identical units competing on the resale portals when you want out.

Danube builds to a fixed specification across its projects and sells most stock furnished or semi-furnished; ask in writing which applies to your unit, because it changes both your handover cost and your first rent. The podium and roof carry pools, a gym, play areas, sports courts and social spaces. Parking is not itemised by any source we checked; one bay per apartment is the community standard. Final as per the SPA, not the brochure.

About the developer

Danube Properties is the development arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993; the property arm started in 2014. It sells at the affordable end of the off-plan market and made the 1% monthly plan standard.

The delivery record needs reading carefully. Dubai Land Department records show 20 completed projects and 8,230 units delivered, with three active projects past their announced handover, and the dataHabibi Developer Index scores Danube at 44% delivery reliability, 88th in Dubai. Some broker pages claim 28 completed projects; the DLD's 20 is the number to work from. On the other side, Pearlz was handed over six months early, Diamonz and Opalz were delivered in 2024-25, and in July 2026 Danube announced 11 handovers within 12 months. Its other tower here is Timez by Danube: bigger, dearer and later.

For Indian buyers

Dubai Silicon Oasis is freehold and open to all nationalities. The Dubai Land Department issues the title deed in your name; while the tower is built the sale is recorded on Oqood and your instalments go into a DLD-approved escrow account named in the SPA. Ask the sales office for the DLD project number and the escrow bank and check both on the Dubai REST app, because neither appears in any public source we found.

Money leaves India under the Liberalised Remittance Scheme: USD 250,000 per person per financial year, so a couple can move USD 500,000. The entry studio is about USD 190,000 in total, inside one allowance in a single year, and the plan spreads it over four or five years anyway. TCS applies above the threshold and is set off against your Indian tax.

There is no annual property tax in the UAE and no tax on the rent there, but India taxes that rent at your slab rate after the standard 30% deduction, and taxes the gain when you sell. Be careful with the yield headline: Dubai Silicon Oasis is quoted at 7 to 8.5% gross and at 8.23% in the H1 2026 sales market report, but those returns are earned near AED 983 per sq ft. One worked example here showed a 9.4% gross studio falling to 6.4% net after service charges, maintenance and a vacant month. The Golden Visa needs AED 2 million and the top launch price is AED 1.755 million, so no single unit clears it. A ready alternative in the same community is Tria by Deyaar.

The cost of it is the price per sq ft. At about AED 1,905 for the studio you pay roughly twice the community median, so underwrite at 4 to 5% gross rather than the 8% headline. That post-handover tail is the company's signature product and the reason its entry prices sell out quickly. Worked on the AED 699,000 studio: AED 69,900 on booking (about Rs 18.00 lakh), AED 384,450 through construction (about Rs 99.00 lakh), then AED 244,650 after handover as roughly AED 6,990 a month for 35 months (about Rs 1.80 lakh a month). On top of the price: the 4% DLD transfer fee of AED 27,960 (about Rs 7.20 lakh), the AED 40 Oqood fee for an off-plan unit, and about AED 4,000 plus VAT for the DLD registration trustee. Against that, the price per sq ft is roughly double the community median of AED 983, so the 7 to 8.5% yields that make Dubai Silicon Oasis attractive do not transfer to this price. Underwrite at 4 to 5% gross and treat anything above it as a bonus. The tower itself is sensibly shaped: 408 apartments over 38 floors is low density, and the E311 and E66 junction gives road access in four directions.
