Two things to note. The 4% DLD fee falls due at the start, so budget about AED 133,000 in the first month on a studio. And 75 instalments from booking run past a Q2 2028 handover, so part of the price is paid while the apartment can earn rent. Location and connectivity

DLRC sits in Dubailand between Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311), with Silicon Oasis and Academic City to the east and the older Skycourts and Queue Point blocks setting local rents. It is a mid-priced rental community rather than a destination.

There is no Dubai Metro station in DLRC and no published plan for one, so this is a car address. Note the address itself: several broker pages sell Samana Parkville as an Arjan project, and Arjan is a different community on the other side of Dubailand, nearer the Miracle Garden. Amenities and specifications

The published list is a private pool in each apartment, a leisure pool deck, a fitness centre, a children's play area, a children's pool and green space, over two basement parking levels. Payment Plan

The plan on record is 15% on booking, 10% one year after the contract is signed, then 1% a month for 75 months. Brokers also quote a second version: 10% down, 1% a month during construction and 0.5% a month after handover. They are different products - get the one you are signing written into the SPA. Samana Parkville is the best-backed of the Dubailand Residence Complex launches on this site, and the payment plan is the reason to look at it.
