These are the same six figures quoted for Oasiz 1. Either Danube priced both towers on one list or brokers copied the first tower's list across, and nothing in the sources separates the two. The source listing prints no price for Oasiz 2.
No source prints suite areas for Oasiz 2. Oasiz 1's studio is about 367 sq ft, so if the second tower's studio is the same size, AED 699,000 works out near AED 1,905 per sq ft. That is roughly double the AED 983 per sq ft ready stock trades at in the community, the usual gap between a new tower on a payment plan and a ten-year-old building. The post-handover tail is the plan's point. Once the studio is let, the AED 6,990 monthly instalment is partly paid by the tenant, which is why Danube buyers accept a higher rate per sq ft than resale stock.
No service charge has been published for Oasiz 2. One Dubai Silicon Oasis building publishes AED 16.9 per sq ft a year; on a 367 sq ft studio that would be about AED 6,200, set by the owners' association after handover.
Location and connectivity
Dubai Silicon Oasis is a free zone and a residential community in one, master-developed by the Dubai Silicon Oasis Authority. The Authority's headquarters, its business park, Rochester Institute of Technology Dubai and Dubai International Academic City next door supply a steady tenant base of staff and students. Silicon Central Mall and Dubai Outlet Mall cover shopping.
The towers sit at the junction of the E311 and the E66 Dubai - Al Ain Road, which reaches Sharjah, Abu Dhabi and Al Ain without crossing the city centre. No source prints drive times from Oasiz 2, so treat a sales agent's minute counts as estimates. The Dubai Metro Blue Line is routed through the community; its announcement is the reason rates here moved.

Amenities and specifications
Quoted for Oasiz 2: an anti-current pool, an infinity pool, an aquatic gym and rain showers; badminton, basketball, cricket and table tennis; a climbing wall, cabanas, a spa, a barbecue area, a jogging track, indoor and open-air gyms and a health bar. That is Danube's standard podium-and-roof package rather than anything specific to this tower.
Not published: suite areas, the floor count (propsearch prints 38, two broker pages 31), the furnishing level, parking per apartment and the escrow bank. Danube sells much of its stock furnished or semi-furnished, so ask which applies. Final specification as per the sale and purchase agreement.
About the developer
Danube Properties is the property arm of the Danube Group, the building-materials business Rizwan Sajan founded in Dubai in 1993. The developer dates from 2014 and made the 1% monthly payment plan standard in Dubai's mid-market. DLD records show 20 completed projects and 8,230 units.
Its best recent evidence is in Al Furjan. Pearlz, 300 units launched in 2022, was handed over six months early in May 2024. Gemz, a USD 95.2 million project launched in June 2022, followed five months early in November 2024. In July 2026 Danube announced 11 handovers within 12 months, Oasiz 1 and 2 among them.
The other view: the dataHabibi developer index scores Danube's delivery reliability at 44% and counts three active projects past their announced dates. Danube delivers a great many buildings and some run late, so the completion date on your Oqood matters more than the company average.

Ownership. Dubai Silicon Oasis is freehold and open to all nationalities. The Dubai Land Department issues the title deed in your name; until then the sale sits on Oqood and your instalments go into a DLD-approved escrow account. There is no annual property tax, and a residential sale carries no VAT.
Remittance and Golden Visa. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 699,000 studio is about USD 190,000, inside one allowance with about USD 60,000 to spare, and the plan spreads it over four years. The Golden Visa needs AED 2 million of property: the studio misses by AED 1,301,000, and even the AED 1.755 million three-bedroom falls AED 245,000 short.
Yield and tax. Oasiz 2 is a real second tower, not a renamed first one, and that is both its appeal and its main risk. The appeal is the plan: 30% after the keys on a AED 699,000 studio means about AED 6,990 a month that rent can help carry. The risk is supply, because the same developer is finishing two towers of the same name, on the same price list, in the same year, and every one of those apartments will be listed against yours. Danube's 2024 early handovers of Pearlz and Gemz in Al Furjan are the case for its dates; a 44% reliability score from an independent index is the case against. The gaps that matter are Oasiz 2's own suite areas and floor count, which no source settles.
A fair buy for a rental investor with about AED 700,000 who wants a new tower and values the post-handover tail, provided the launch price is still on offer.
