There is no developer plan any more. The off-plan plan took 20% down with the balance at handover in March 2024; it closed when the release sold out. A buyer today pays cash or uses a UAE mortgage, on a resale transfer at the DLD trustee office.

Quoted by the developer: a smart-home system that runs the air conditioning, lighting and curtains from a phone or tablet, and built-in kitchen appliances including a fridge-freezer, cooker, hood and microwave. Shared facilities are a gym, a swimming pool with sun loungers and the park at the foot of the building. The duplexes have private outdoor space.
Not published: parking per unit and the service-charge rate. On a ready building the specification is no longer a promise but a fact you can check, so inspect the unit, test the smart-home controls and appliances, and note anything the seller should fix before transfer.
About the developer
Sama Ezdan Real Estate Development brings Qatar's Ezdan Holding Group — one of Qatar's largest private owners of rental apartment communities — together with UAE development partners. In Dubai it is a newer name. Mayas Geneva, 79 homes handed over in Q1 2024, is the completed Dubai building the sources name.
Its next Dubai project is on Dubai Islands: the Mayas Sea View / Sea View Residence Club House buildings of one and two-bedroom apartments, scheduled for Q4 2026. For Indian buyers
Ownership. JVC is freehold for foreign buyers, resident or not, and the title deed is issued by the Dubai Land Department in your name. The UAE has no annual property tax and no VAT on a residential resale, so the government cost is the 4% DLD transfer fee plus the trustee office fee.
Remittance. Under the Liberalised Remittance Scheme each person can send USD 250,000 per financial year. At the launch figure of AED 659,047 a unit is about USD 179,500, and with the DLD fee about USD 186,700 — inside one person's allowance for the year. At AED 790,000 (about USD 215,100) it still fits. A resale must be paid in full at transfer, so the money has to be in the UAE before the trustee appointment, not spread over a plan.

Seventy-nine homes over five floors is a quieter building than most of JVC, and the developer's smart-home and appliance package is a real point of difference at this price. The weak point for this page's reader is price information: the AED 659,047 launch figure is two years and more out of date, the developer has nothing left to sell, and the resale asks we could see were not tied to sizes.
