About Haven Views Dubai Land Residence Complex Dubai
Haven Views is a seven-storey apartment building by 4Direction Developers in the Dubai Land Residence Complex (DLRC), Wadi Al Safa 5, off Sheikh Mohammed Bin Zayed Road (E311). It holds studios and 1 and 2 bedroom apartments of about 356 to 1,259 sq ft, some with a private pool. The portals print a starting price of AED 656,000 (about Rs 1.69 crore) on a 30/70 plan.
The date is the problem, and you should know it first. Every source we checked still prints a handover of Q1 2026, one of them March 2026. That quarter has passed. Nothing we found confirms the building was handed over and nothing publishes a new date, so this page carries no handover date at all. See the rest of the emirate on our page of all Dubai projects we track.

Price and unit pricing
One figure is published and repeated across the portals: from AED 656,000. No source ties it to a size, and none prints a 1 BHK or 2 BHK price for this phase.
| Type | Size | From (AED) | About (Rs) | AED per sq ft |
| Studio | From about 356 sq ft | 656,000 | 1.69 crore | About 1,840 at the smallest size |
| 1 and 2 BHK | Up to about 1,259 sq ft | No price printed for this phase | — | — |
| DLRC market | Studios 320,000 to 650,000; 2 BHK 760,000 to 1,610,000 | — | — | About 800 to 1,200 |
That last row is the comparison that matters. DLRC apartments trade at roughly AED 800 to 1,200 per sq ft in 2026, and one market guide puts the average nearer AED 650. If AED 656,000 buys a 356 sq ft studio, the rate is about AED 1,840 per sq ft — above the band, and more than most DLRC studios cost outright. So ask which unit number and what suite area AED 656,000 buys, and take the answer in writing: on a larger studio the rate falls and the price is defensible, on the smallest it is not.
Payment plan and total cost
The plan on record is 30/70: 30% through construction, 70% on handover. On a building whose completion quarter has gone by, most of that 30% falls due at signing.
| Stage | Share | AED | About (Rs) |
| During construction | 30% | 196,800 | 50.7 lakh |
| On handover | 70% | 459,200 | 1.18 crore |
| DLD transfer fee | 4% | 26,240 | 6.76 lakh |
| Oqood registration | Flat | 40 | About Rs 1,030 |
| Registration trustee | Flat | About 4,000 plus VAT | About 1.03 lakh |
| All in on the entry studio | About 686,280 | About 1.77 crore |
Add 2% plus VAT in agency commission through a broker. A residential sale in the UAE attracts no VAT, and there is no annual property tax. Service charges here are unpublished: ask for the owners' association budget per sq ft per year in writing, since a small building with a rooftop pool spreads those costs over fewer owners than a tower does.
Location and connectivity
DLRC sits in Dubailand between Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311), with Silicon Oasis and Academic City to the east. It is a compact, mid-priced rental community with direct access to the E311.
The portals quote about 22 minutes to Downtown Dubai for the second phase. Treat that as off-peak: the E311 towards Business Bay is slow in the morning, and DLRC has no Dubai Metro station or a published plan for one. Supermarkets, clinics and schools sit across Silicon Oasis and Academic City, with the older Skycourts buildings setting the local rental tone. Compare it with Samana Parkville, the newest DLRC tower we track.
Amenities and specifications
The marketing quotes Spanish-influenced architecture, floor-to-ceiling windows, smart home systems, a rooftop infinity pool, gardens, a fitness centre and a cinema room. Some apartments come with a private pool, which is the one feature separating this building from standard DLRC stock.
No source itemises appliance brands, parking bays per unit or the chiller arrangement, and all three change the running cost. Get them into the SPA. Final as per the SPA.
About the developer
4Direction started in 2006 as a Dubai brokerage and moved into development later. It is an approved DLD developer in the Dubai Land Department's First-Time Buyer programme, names Ilhomuddin Yousupov as founder and Waseem Akram as chief executive, and lists activity in the UAE, Saudi Arabia and Russia.
The delivery record is thin and largely unpublished, which is the most useful sentence on this page. The one completed project the sources name is 4Direction Residence, the company's first; propsearch associates about five projects with the developer and its subsidiaries. There is no list of handed-over towers with dates and no independent delivery statistics.
Many small Dubai developers deliver well, so this is not an accusation. It does mean you are underwriting a builder you cannot check. Price that in, or buy something finished from our full list of projects.
Choosing between Haven Views and Haven Views 2
4Direction sells two buildings under this name in the same community and the portals mix them up constantly. This is what the sources separate them by.
| Haven Views | Haven Views 2 | |
| Building | Seven storeys | Nine storeys |
| Units | Not published | About 130 apartments, 134 parking bays, 2,949 sq ft of retail |
| Configurations | Studio, 1 and 2 BHK | Studio, 1, 2 and 3 BHK |
| Sizes | About 356 to 1,259 sq ft | About 355 to 2,375 sq ft |
| Prices on record | From AED 656,000 | From AED 656,000; 1 BHK from 1,260,000, 2 BHK from 1,600,000 |
The short answer: take this phase for a studio or compact 1 BHK in the smaller, lower building. Take the second phase if you need a 3 BHK, a layout above 1,259 sq ft, retail downstairs or a stated parking count. Both carry the same passed handover quarter and the same entry figure, which suggests one price list written for two buildings — ask for each separately.
For Indian buyers
DLRC is freehold, so an Indian passport holder owns the apartment outright with a title deed from the Dubai Land Department. There is no annual property tax, a residential sale attracts no VAT, and the 4% DLD transfer fee is the one government charge of size.
AED 656,000 is about USD 179,000, so the whole purchase fits inside one person's USD 250,000 Liberalised Remittance Scheme allowance in a single financial year, and a couple remitting together have room to spare. Keep the bank paperwork, which is what supports the remittance and the later repatriation of sale proceeds.
The Golden Visa needs AED 2 million of property at the DLD's valuation and nothing here comes close, so do not buy for the visa. DLRC lets for roughly AED 30,000 to 55,000 a year and is advertised on 7 to 9.5% gross, earned on units bought at AED 320,000 to 650,000. A studio at AED 656,000 letting for AED 32,000 to 38,000 returns about 4.9 to 5.8% gross before service charges. Rent from Dubai is taxable in India at your slab rate, with treaty relief.
Pros
- Entry at AED 656,000, about Rs 1.69 crore, inside one year's USD 250,000 LRS allowance
- 30/70 plan leaves 70% until handover, so about AED 196,800 is at risk before keys
- A seven-storey building rather than a 400-unit tower, with private-pool units at the top of the range
Cons
- The Q1 2026 handover on record has passed with no new date published and no confirmation of completion
- At the smallest quoted size the entry price is about AED 1,840 per sq ft against a community band of AED 800 to 1,200
- The developer's published record is one completed project, with no delivery figures to check
- No 1 BHK or 2 BHK price is published for this phase, and the entry figure is identical to the second phase's
- Neither the DLD project number nor the escrow bank appears in any source we found
Who this is for
- Buyers who will inspect the building in person and pay against what they can see
- Investors whose target is 5% gross rather than the community's advertised 7 to 9.5%
- First-time Dubai buyers keeping the purchase inside one year's LRS allowance
Who should look elsewhere
- Anyone who needs a handover date they can hold a developer to
- Yield-first investors, who can buy ready DLRC stock at AED 800 to 1,200 per sq ft
- Golden Visa buyers: nothing published here approaches AED 2 million
Our verdict
Haven Views is a small building in a community that works, sold at a rate the community does not support, by a developer whose record you cannot verify. The 30/70 plan is buyer-friendly and the ticket is low. Against that, the stated handover came and went in silence, and silence is the thing to price. If the building is finished, stand in it, get the completion paperwork and pay a finished home's price. If it is not, wait for a date in the SPA and check the project number and escrow account on the Dubai REST app.

Is It Right For You?
Land in a growing corridor is a limited resource that tends to appreciate. There is no rent, so buy at a sensible rate and hold for 4–10 years.
A plot lets you build the exact independent house you want, on your timeline. We will check the layout approval and buildable area for you.
A clear-title, RERA-approved plot is a clean remote buy. We handle verification, registry support and updates.
SCO and commercial plots allow shops-cum-offices with strong end-use demand. Ask us about the buildable potential.
Is Haven Views Dubai Land Residen... Worth Buying?
Yes, for the right buyer. Registry-ready land in a growing corridor, build when you want. Just compare the exact unit and price with one nearby option first.
Short answer — yes, if you want land you can build on your own terms in a growing part of Dubai Land Residence Complex (DLRC). There is no rent, so the return is appreciation plus the value of owning a clear-title plot. It suits patient buyers with a 4–10 year view. Check the title, layout approval and the live rate with us, and you will know if it fits.
- →You want the freedom to build your own way on a clear-title plot
- →You are betting on land appreciation in a growing corridor
- →You are fine with no rental income in return for ownership of land
- →You need immediate rental income (plots earn none)
- →You want a ready, move-in property today
- →You are uncomfortable holding for 4–10 years for appreciation
Handover Timeline
Every source we checked prints a handover of Q1 2026, and one names March 2026. That quarter has passed. No source confirms that the building has been handed over, and none publishes a replacement date, so this page carries no handover date at all. Ask for the anticipated completion date and the grace period as written into the SPA, and check the escrow-verified completion percentage on the Dubai REST app, which is the figure that is audited rather than marketed. If the building is in fact finished, ask for the Building Completion Certificate and buy it as a ready home.
Investment Analysis
Why buyers look at Haven Views Dubai Land Residence Complex Dubai for investment is land — plots in Dubai Land Residence Complex (DLRC) are a limited resource that tends to appreciate as roads and projects come up. There is no rent, so the return is appreciation plus the freedom to build your own way. It suits patient buyers with a 4–10 year view. Treat any return figure as a guide and confirm the current rate, title and approvals with us first.
Price & Rate Analysis
The starting price of about AED 656,000 (about Rs 1.69 Cr) is in line with plot rates in Dubai Land Residence Complex (DLRC). Rates are usually quoted per sq yard or per sq ft and vary with the plot size, location in the layout (corner, park-facing, main road) and approval status.
Ask us for the rate per sq yard, the available plot sizes and a full cost sheet including charges before you decide.
Title, RERA & Approvals
On a plot, the paperwork is everything. Check that the layout is RERA-approved (DTCP / licensed), the title is clear, and the plot is registry-ready in your name — not just an allotment letter.
We verify the title, licence and approvals for you, and explain DDJAY / affordable-plot rules where they apply, so you buy clean land with no surprises.
Charges Beyond Base Price
Budget for EDC/IDC (external and internal development charges), stamp duty and registration, and any PLC for a corner or park-facing plot. Some layouts also charge for club or maintenance.
Ask us for the complete break-up so the all-in per-sq-yard cost is clear from day one.
Construction Freedom & Timeline
The big advantage of a plot is control — you build the exact independent house (or shop-cum-office on an SCO plot) on your own timeline and design, within the approved norms (FAR, height, setbacks).
We will share the buildable area, FAR and any time-bound construction rules so you know what and when you can build.
Appreciation & Returns
A plot earns no rent — the return is appreciation. Land in a growing corridor like Dubai Land Residence Complex (DLRC) tends to gain as roads, projects and amenities arrive. The cleaner the title and better the position, the stronger the gain.
Treat any return figure as a guide, not a promise. Buy at a sensible entry rate and hold for 4–10 years for the best result.
Resale & Liquidity
Plots in an approved, gated layout are generally easy to resell because buyers value clear-title land and the freedom to build. A good size and position sell faster.
Resale price depends on the market at the time, so a sensible entry rate protects your downside.
Loan & Financing
Plot loans (or composite plot-plus-construction loans) are available from most banks for approved layouts, usually funding 60–75% of value based on your profile.
We can connect you with lenders and help with the paperwork and a competitive rate.
Status & Site Updates
The project is currently under construction. Development of roads, electricity and registry readiness changes over time.

💬 Our View
Haven Views reads as a small, sensible building in a community that works, and then the numbers push back. The 30/70 plan is genuinely buyer-friendly: 70% of the price stays with you until handover. The ticket is low in absolute terms, low enough to sit inside one person's LRS allowance for a year. But the entry rate is the problem. DLRC apartments change hands at about AED 800 to 1,200 per sq ft, and studios in the community sell for AED 320,000 to 650,000 outright; at AED 656,000 for a unit that may be 356 sq ft, this asks nearly AED 1,840 per sq ft. Then there is the date: every source still prints Q1 2026, that quarter has gone, and nobody has published what happened. The developer's own record does not help you judge it, because there is barely any record to read - one completed building and no delivery figures. That combination, an unverifiable builder and a silent deadline, is what you are being asked to price.
We track Dubai Land Residence Complex (DLRC) closely, and Haven Views Dubai Land Residence Complex Dubai is one of the plots buyers ask about often. Our honest take: weigh the developer, the exact unit, and the price you get against nearby options before you commit. We are not here to push one project — we help you compare and pick what fits your budget and plan. For the live price and a clear comparison, just reach out.

A plot is an appreciation and ownership play, plus the freedom to build your own way. If you need monthly income, we will steer you to a leased asset instead.
EDC/IDC, stamp duty, registration and any PLC. We give you the full per-sq-yard all-in break-up up front.

Clear-title plots in an approved gated layout stay liquid because buyers value land and build-freedom. A sensible entry rate protects your downside.

Final Verdict
Buy it only against what you can see. If the building is standing and finished, go and walk it, get the Building Completion Certificate and pay a ready home's price rather than an off-plan premium. If it is not, do not pay a booking amount until the DLD project number and the escrow account check out on the Dubai REST app and the SPA carries a completion date and grace period you can hold. Underwrite the rent at about 5% gross, not at the 7 to 9.5% the community is advertised on.
