About Cheapest Office Space in Gurgaon: Where Rent Is Lowest
The cheapest office space in Gurgaon on this site's research is a 7,500 sq ft floor in Pace City 1, Sector 37, offered at ₹90,000 a month, about ₹12 a sq ft, and still listed on 4 October 2026 with air conditioning, power backup, security, parking and a lift. Pace City is a state industrial estate, though, and that rent comes with a question about permitted use that most tenants cannot answer quickly. Among ordinary office markets the lowest rents are New Palam Vihar's furnished offices at about ₹17 to ₹20 and IMT Manesar's large floors at ₹20 to ₹30. For a small team, the cheapest door is a ₹10,000 room; the cheapest seat, a ₹4,799 desk.
This page used to start the city at about ₹30 in Manesar, call Sohna Road's Sector 48 the cheapest established belt on deals at ₹35 to ₹55, and put Sector 106 on the Dwarka Expressway at about ₹40 on one small listing. All three have moved: Manesar's large floors now ask ₹20 to ₹30, Sector 48 asks ₹50 to ₹70 plus about ₹20 of upkeep, and the Sector 106 listing has gone, replaced by a 2,000 sq ft floor at ₹27.50.

Every band is this site's page for that belt or building, with its own sources; the New Palam Vihar figures are from the Palam Vihar page. The working on the lowest rows: ₹90,000 over 7,500 sq ft is ₹12; ₹15,000 over 900 is ₹16.7; ₹1,50,000 over 7,500 is ₹20; ₹30,000 over 1,200 is ₹25; ₹18,000 over 700 is ₹25.7 and over 645 is ₹27.9; ₹55,000 over 2,000 is ₹27.50; ₹59,648 over 1,864 is ₹32. All are asking rents, and the lowest one in each belt is usually a large, plain or furnished-but-dated floor rather than a typical office.
Cheapest by what you actually need
A big floor, cheaply. If your plant, suppliers or warehouse are near NH-48 in the south, office space for rent in IMT Manesar is the answer at ₹20 to ₹30: 12,000 sq ft furnished in an IT SEZ in Sector 8 at ₹2.5 lakh a month, or 5,000 sq ft at ₹1.5 lakh. Inside the city, the Dwarka Expressway's semi-furnished floors, 2,000 sq ft in Sector 106 at ₹27.50 and 6,500 sq ft in Sector 110 at about ₹63, and Sector 57's 1,864 sq ft at ₹32 are the cheapest large spaces in an office market.
A room for a small team. About ₹10,000 a month rents a furnished 300 sq ft office in Sector 46 or 250 sq ft in Bajghera, and Palam Vihar lets 288 sq ft in Ansal Palam Corporate Plaza at ₹14,000. Office space in Sector 83 Gurgaon starts at ₹17,500 for 350 sq ft. Our small office guide lists every room found under ₹40,000.
The cheapest coworking space in Gurgaon. Dedicated desks from ₹4,799 a month in a Sector 30 centre near Millennium City Centre, ₹4,950 in Manesar and ₹4,999 in Sushant Lok and Sector 48, where seventeen centres ask ₹4,999 to ₹9,999. A managed private floor starts at about ₹5,500 a seat at Good Earth City Centre in Sector 50, on this site's managed office page. Below about three people, a desk beats any room; see coworking.
A walk to the train for less. The cheapest offices beside a station are the older furnished buildings at Sikanderpur, where the Yellow Line meets the Rapid Metro: DLF City Court at ₹60 to ₹65 and MGF Megacity at about ₹65. Our metro office guide has every station.
Pace City: the cheapest rent, and the catch
Office space for rent in Pace City, Sector 37 Gurgaon runs about ₹12 to ₹40 on this site's page: the 7,500 sq ft floor at ₹90,000 at the bottom, a whole 25,000 sq ft building fitted for offices at about ₹40 at the top, and industrial sheds of 2,900 to 22,000 sq ft at about ₹19 to ₹36 between them. Even the top of that range is below what an ordinary commercial building fetches elsewhere in the city.
The reason is the land. Pace City 1 and 2 are an industrial estate of the state's industrial development corporation, which still auctions plots there, and most of what is let as office space is floor inside an industrial building. A plot allotted for industry is not automatically allowed to house a commercial office; change of land use is a formal and slow process, and a plot held in breach of its allotment conditions can be resumed by the corporation. Before signing, ask for the allotment letter and its current conditions, and confirm in writing that an office is a permitted use. A back office that clears that check gets the cheapest floor in Gurgaon. One that does not has a lease worth no more than the landlord's own title.
New Palam Vihar and Manesar: the cheapest ordinary markets
New Palam Vihar, the separate colony beside Palam Vihar, lists a furnished 800 sq ft office with a garden view at ₹16,000 a month and a furnished 900 sq ft office in Phase 3 at ₹15,000, about ₹17 to ₹20 a foot and less than a third of Palam Vihar's own ₹48 to ₹70. The listings are few, the furnishing is likely basic and the buildings converted houses, so check the permitted use and the fit-out before treating it as an office building. Palam Vihar faces Delhi, about 13 km from IGI Airport's Terminal 3, with metro stations planned but not built.
IMT Manesar asks ₹20 to ₹30 on floors of 5,000 to 12,000 sq ft, about what the factory buildings around them ask, ₹25 to ₹47. Below 5,000 sq ft the rent listings thin out and small offices are bought rather than let. The saving is real and so is its cost: the estate sits well down NH-48, with no metro, and a technology or services team hired in the city will not all follow it there. It works when the operation is already in Manesar.
The cheapest quote is rarely the cheapest month
Three lines turn a cheap rent into an ordinary one. Maintenance: a 10,000 to 12,000 sq ft bare-shell floor in Paras Trinity, Sector 63, asks ₹45 a sq ft plus ₹18, so ₹63 all-in on this site's Sector 63 page, and towers near Millennium City Centre add ₹14 to ₹21. The area basis: an M3M Urbana suite in Sector 67 of 707 sq ft with 357 sq ft of carpet lists at ₹55,000, which is ₹78 on the super area and ₹154 on the carpet; always divide by the same kind of area. GST: 18% on commercial rent from a registered landlord, recoverable as input tax credit only by a registered tenant using the space for taxable supplies.
How to actually get the lowest cost
- Pick the belt whose trade-off you can absorb: commute, hiring pool, building quality or permitted use, not the lowest number.
- Get three quotes in that belt on the same area basis, and ask for the maintenance charge with each.
- Ask for last year's actual maintenance charge, not the budget.
- On a bare shell, ask for a rent-free period to cover the fit-out, and get it in the lease.
- Compare the total monthly bill per seat, not the rent per square foot.
The month's bill on two cheap floors
The 2,000 sq ft Sector 106 floor at ₹55,000 adds ₹9,900 of GST at 18%, for ₹64,900 a month before maintenance and power. Its rent passes ₹50,000 a month, so a company tenant deducts TDS at 10%, ₹5,500, under section 393(1) of the Income-tax Act, 2025 (section 194-I until 31 March 2026). The 12,000 sq ft furnished Manesar floor at ₹2.5 lakh adds ₹45,000 of GST, for ₹2.95 lakh, and carries TDS of ₹25,000 a month. TDS is worked on the rent, not on the GST. A ₹15,000 room carries no TDS at all.
Cheap office space for sale in Gurgaon
The lowest sale prices on this site's pages follow the rents. Pace City's capital value is about ₹3,077 a sq ft of built-up area, with the land quoted separately, on the Pace City sale page. Unitech Arcadia in Sector 49 resells at about ₹5,963 to ₹7,289 a sq ft, a 1,000 sq ft bare shell in IMT Manesar asks ₹60 lakh (₹6,000), and New Gurgaon's 83 Metro Street offers 600 sq ft at ₹43 lakh to ₹45 lakh, about ₹7,200. The smallest office ticket is 230 sq ft in Sector 29 at ₹25 lakh. A finished office sold with its completion certificate carries no GST; stamp duty inside municipal limits is 7% for a man, 5% for a woman and 6% for joint buyers, and the registration fee is a slab that reaches its ₹50,000 maximum from about ₹90 lakh. Our registration charges guide has the table.
Cheapest against the alternatives
| If you want | Go to | Cost |
|---|---|---|
| The lowest rent at any size | Pace City, Sector 37 | About ₹12 to ₹40 a sq ft, on industrial land |
| A large floor near the plants | IMT Manesar | ₹20 to ₹30 a sq ft |
| A cheap floor inside the city | Dwarka Expressway | From ₹27.50 a sq ft |
| The cheapest room | Small office guide | From about ₹10,000 a month |
| Rooms near the Yellow Line | Sushant Lok | From ₹15,000 a month; floors from ₹25 a sq ft |
| Furnished space at a fair rate | Furnished office guide | About ₹60 to ₹130 a sq ft |
| Every corridor's rate | Gurgaon office price guide | By corridor |
For contrast, the most expensive office space in Gurgaon on this site's pages is on Golf Course Road, where the best towers pass ₹260 a sq ft, and in single buildings such as Times Tower by IFFCO Chowk at ₹150 to ₹165. Office space cost in Gurgaon therefore runs from about ₹12 a sq ft a month to past ₹260, and the cheap end is only worth taking once its catch has been checked.

Is cheap office space in Gurgaon always old?
Usually it is plain rather than new. The cheapest floors are in an industrial estate, older colonies, plot-built blocks and converted houses. The exceptions are on the Dwarka Expressway, where Satya Hive in Sector 102, ready since November 2024, had an office at ₹30,000 a month, about ₹37.50 to ₹50 a sq ft, and semi-furnished floors ask ₹27.50 to about ₹63.
Why is Manesar so much cheaper than Gurgaon city?
Because it is an industrial estate well down NH-48 with no metro, and its offices are priced like the factory buildings around them: ₹20 to ₹30 a sq ft for offices against ₹25 to ₹47 for factories. A technology or services team hired in the city will not all commute there, so the saving suits a firm whose plant, suppliers or warehouse are already in Manesar.
Does the cheapest quote mean the cheapest office?
Often not. Maintenance can add ₹14 to ₹21 a sq ft, as near Millennium City Centre, or turn Paras Trinity's ₹45 into ₹63. A suite quoted on super area can cost twice as much on carpet: one Sector 67 suite is ₹78 on 707 sq ft super and ₹154 on its 357 sq ft of carpet. GST of 18% comes on top. Can I rent office space in Pace City, Sector 37?
Yes, at about ₹12 to ₹40 a sq ft, but check the land first. Pace City is a state industrial estate, and a plot allotted for industry is not automatically allowed to house an office; one held in breach of its conditions can be resumed. Ask for the allotment letter and written confirmation that an office is a permitted use before you sign.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Pace City (Sector 37), Palam Vihar, IMT Manesar, Sushant Lok, New Gurgaon and the Dwarka Expressway, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
Gurgaon's cheapest office rent is real, about Rs 12 a sq ft in Pace City, but it sits on industrial land, and the permitted-use question decides whether it is cheap or merely risky. Among ordinary office markets, New Palam Vihar at Rs 17 to Rs 20 and IMT Manesar at Rs 20 to Rs 30 are the floor, and each costs something the rent does not show: converted buildings in one, a long commute in the other. Inside the city, Sushant Lok's plot-built floors and the Dwarka Expressway's semi-furnished ones start under Rs 30. Pick the trade you can absorb, then compare the month's bill, not the rate.
