What actually happened here
- Registration. The project was registered with HARERA Gurugram as 24 of 2025 on 4 March 2025, in the name of Fidato City Homes Pvt Ltd. Portals also carry the reference RERA-GRG-1851-2025 against a February filing.
- Launch. A bhoomi pujan was performed on 14 April 2025, and the project was sold on an unusual pitch — North India's first man-made beach residences, a clubhouse of about 1.5 lakh sq ft, three outdoor pools, a Turkish hammam, private lift lobbies and IGBC Platinum certification.
- The stall. Units were launched and sold, and then construction came to a standstill. Buyers have been waiting since.
- The complaint. A group of Triveni home buyers filed a complaint with HRERA alleging fraud in the project. The authority dismissed it, citing a lack of credible evidence and finding that the complainants had no direct link to the project. That is a dismissal on the record — it does not speak to the delivery record, which is a separate question.
- The takeover. In August, Anhad Realty and Anhad Minerario entered into an agreement to buy 100% of Fidato City Homes Pvt Ltd. Buying the promoter company is how a licensed Haryana project changes hands without the approvals going back into a queue. The stated priority is restarting construction and completing within the promised timelines, and the agreement expressly covers obligations to RERA customers and to the site's farmers and landowners.
Point five is the one worth weighing. Most revival deals in this belt try to take the land and leave the liabilities — to buyers, to landowners, or both. Taking the company means taking the obligations with it. That is the right structure. It is also, as of now, an agreement rather than a completed transfer, and until HARERA's own record shows the promoter change, the registration still names the earlier company.

The likeliest explanation is phasing — a registered first phase of about 5.65 acres inside a larger site reported at 10.84 to 11 acres in Harsaru village. That is normal and not sinister. What is not acceptable is buying without knowing which side of the line your flat falls on. A unit in an unregistered phase has no RERA protection at all. Ask for the tower and unit number to be written into the agreement, and match it against the registered building list.
The date gap matters just as much. Only the completion date on the registration binds a promoter, and an incoming promoter inherits it. On the record that date is 30 September 2032. Anyone selling you October 2029 is quoting a brochure.

Payment plans of 10:90 and 50:50 are quoted on broker sheets; neither has been reissued by the incoming owner, and payment terms are the first thing a new promoter rewrites.

- What is the revised construction schedule? With the completion date the new promoter is willing to file, not the one in the brochure.

Honest pros and cons
What works. The project has a buyer, and the deal is structured to carry the obligations rather than shed them — including to the landowners, which revivals routinely ignore. It is registered and licensed, so the paperwork can be checked. The complaint against it was dismissed. And Sector 88B is a corridor that has genuinely repriced.
What doesn't. Construction has not restarted. The transfer is agreed, not done. The registered completion is 2032, not 2029. The registered scope is about half the site the launch described. The ask is roughly 40% over the sector. And the amenities the whole pitch rests on are unbuilt.
Our view
Anhad taking on the promoter company whole is the right shape for a revival, and existing buyers here have a better week than they have had in a while. But an agreement is not a crane on site. Until the transfer shows on the HARERA record, work is visibly running, and one document confirms the unit scope and the completion date, a new buyer is paying a luxury premium for an option rather than a home.
