About Office Space on Golf Course Road Gurgaon for Rent and Sale
Golf Course Road is the only office corridor in Gurgaon with metro along its entire length. That, more than the towers or the postcode, is what the premium buys. Rent runs about ₹110 to ₹200 per sq ft a month. Towers such as One Horizon Center have been quoted at ₹130 to ₹260, while Global Foyer's offices let at about ₹100 bare and ₹120 to ₹130 furnished.
Sale rates run about ₹12,000 to ₹25,000 per sq ft, which puts it alongside MG Road and below prime Cyber City.
What it costs
| Measure | Figure |
|---|---|
| Rent, corridor band | About ₹110-200 per sq ft a month |
| Rent, premium towers | ₹130-260 per sq ft a month |
| Sale rate | About ₹12,000-25,000 per sq ft |
| Sectors covered | 42 to 54 |
| Typical sizes | 1,000 sq ft to 200,000 sq ft |
Published bands for this corridor disagree more than for any other in Gurgaon — ₹80-120 in one source, ₹120-190 in another, ₹150-280 in a third. They are not contradicting each other so much as describing different buildings. A 2008 tower at the southern end and a new Grade A block near Sector 53 are both "Golf Course Road", and they are not the same product.
The metro is the corridor's defining asset
The Rapid Metro runs the full length of Golf Course Road, with stations including Sector 42-43 and Sector 53-54, and it interchanges at Sikanderpur with the Delhi Metro Yellow Line and continues to Cyber City.
No other Gurgaon office corridor has this. Golf Course Extension Road has none, Sohna Road has none, and Dwarka Expressway has none. For an employer hiring across NCR, that is a hiring-pool difference, not a convenience.
Who is here
Finance, legal, private equity, consulting and GCC front offices. The common thread is that clients and candidates visit the office, and the building is part of how the firm presents itself. Around the towers sit the hotels, restaurants and DLF malls that support that kind of business.
Senior staff housing is on both flanks — Sushant Lok, South City and the DLF Phases — which is a real advantage when your partners and directors want a ten-minute commute.
The honest constraints
It is the most expensive rent in the city outside the best Cyber City buildings, and CAM charges scale with it. Model the all-in cost per seat, not the headline rent — Golf Course Road against Sector 48 is a three-to-five-times difference once everything is counted.
The internal spread is enormous. More than double, between the cheapest and dearest towers on the same road. Shortlist buildings, not the corridor.
Traffic is heavy at peak despite the underpasses, and the corridor's north end funnels into Sikanderpur.
Fit-out standards are higher. Grade A landlords specify what you may install, which raises your capital cost as well as your rent.
Buying here
At ₹12,000-25,000 per sq ft against rents of ₹110-200, gross yields land roughly in the 7 to 9% range before costs — better than Cyber City, worse than what brokers quote for small strata units on Sohna Road. What you get for that is liquidity: a Golf Course Road office has the shortest tenant queue and the easiest exit of almost any asset in the city.
Golf Course Road against the alternatives
| If you want | Go to | Rent per sq ft a month |
|---|---|---|
| Premium address with metro end to end | Golf Course Road | About ₹110-200, top towers to ₹260 |
| Grade A campus | DLF Cyber City | About ₹110-200 |
| Newer buildings, mid rent | Sector 65 | About ₹62-100 |
| Metro at half the rent | Sector 44 | About ₹79-110 |
| Delhi Metro access | MG Road | About ₹60-120 |
| The whole city, every belt | All Gurgaon office space | About ₹35-200 |
What you pay beyond the rent
The quoted per-square-foot figure is rarely what leaves your account. On a Gurgaon office lease, budget for all of this:
- Security deposit — commonly three to six months' rent on a commercial lease, and higher in Grade A buildings than in plot-built stock.
- CAM (common area maintenance) — charged on top of rent, and it is the line that varies most between buildings. Ask for the current rate per sq ft and last year's actual, not the budget.
- GST at 18% on commercial rent. If you are GST-registered and using the space for taxable supplies, you can claim it as input tax credit. If your landlord is not registered and you are, reverse charge applies and you pay it directly.
- TDS at 10% under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026), once rent exceeds Rs 50,000 for a month or part of a month — the monthly threshold that replaced Rs 2.4 lakh a year from 1 April 2025. TDS is deducted on the rent, not on the GST component.
- Parking — usually charged per bay per month, separately from rent, and the allocation is a negotiating point.
- Electricity and DG backup — metered separately, with DG typically billed per unit at a higher rate than grid power.
- Brokerage — customarily one to two months' rent on a commercial lease.
If you are buying rather than leasing
Registration in Haryana is charged on the higher of the agreement value or the collector rate, and for commercial property in Gurugram the position is:
- Stamp duty — 7% for a male buyer inside municipal limits, 5% for a female buyer and 6% for joint buyers. Outside municipal limits the rates drop to 5% and 3%.
- Registration fee — a value slab from Rs 100, reaching its Rs 50,000 cap at Rs 90 lakh and above.
- GST — on an under-construction commercial purchase, two guides give 18% with input tax credit since 22 September 2025 and an older one 12%, so the builder's invoice settles it. Nil on a completed property that already has its completion certificate, because that is a sale of immovable property rather than a supply of construction services.
- Collector rate — the floor for valuation, and it is set separately for commercial and residential use. Check the current Gurugram collector rate schedule for the sector before you agree a price, and our Gurgaon registration charges guide for the full working.
On a Rs 1 crore commercial purchase inside municipal limits, that is roughly Rs 7 lakh in stamp duty and Rs 50,000 in registration — about 7.5% before you count GST.

FAQs
What is the office rent on Golf Course Road Gurgaon?
About ₹110 to ₹200 per sq ft a month across Sectors 42-54, with premium towers such as One Horizon Center quoted at ₹130-260. Global Foyer's offices let at about ₹100 bare to ₹130 furnished. Published bands vary widely because the corridor holds very different vintages of building.
What does office space sell for on Golf Course Road?
About Rs 12,000 to Rs 25,000 per sq ft, similar to MG Road. Cyber City runs Rs 18,000 to Rs 25,000, though very little of it actually trades — the campus is owned and leased rather than sold, so treat it as a benchmark rather than an alternative.
And the rent comparison is closer than the reputations suggest. Cyber City reads at about Rs 130-140 per sq ft a month with a campus average near Rs 133, which sits inside this corridor's own Rs 110-200 band rather than above it. What you pay up for across the highway is the tenant covenant and the exit, not the rent.
Does Golf Course Road have a metro?
Yes — the Rapid Metro runs the full length of the corridor, with stations including Sector 42-43 and Sector 53-54. It interchanges at Sikanderpur with the Delhi Metro Yellow Line and continues to Cyber City. No other Gurgaon office corridor has metro end to end.
Why do Golf Course Road rent quotes differ so much?
Because they describe different buildings. A 2008 tower at the southern end and a new Grade A block near Sector 53 are both on Golf Course Road and are not the same product. Shortlist buildings rather than the corridor.
What rental yield does a Golf Course Road office give?
Roughly 7-9% gross before costs, on sale rates of ₹12,000-25,000 per sq ft against rents of ₹110-200. Lower than small strata units on Sohna Road appear to offer, but with far better liquidity and a shorter tenant queue.
Who takes office space on Golf Course Road?
Finance, legal, private equity, consulting and GCC front offices — businesses whose clients and candidates visit the office and where the building is part of how the firm presents itself.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Golf Course Road, Sectors 42-54, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
Golf Course Road is the only Gurgaon corridor with metro along its whole length, and that is what the premium buys. The band you will be quoted, Rs 110-200, hides a wide spread — the top towers ask past Rs 260 and older buildings sit near Rs 110. Decide which tower you want before you decide whether the corridor is affordable.
