About Emaar Marbella Villas Sector 66 Gurgaon
Emaar Marbella Villas is the delivered Spanish-style villa estate on Golf Course Extension Road, Sector 66, Gurugram, a separate project from the plotted Marbella Terraces launch next door. Emaar MGF launched it in December 2010, it is registered under Haryana RERA as 307 of 2017 (listings also print HRERA-1031/2017/1467), listings give possession from around October 2022, and it sells today only on the resale market, where the asks we found on 30 September 2026 ran from about Rs 12.5 crore to Rs 25 crore.
Because the estate is finished, the buying decision here is unlike a launch. There is no possession risk, no payment plan and no developer price list. What there is instead is a resale market in which two villas of the same 8,120 sq ft plan are asked Rs 12.5 crore and Rs 20 crore, a set of launch-era prices still being copied around the internet, a broker band running to Rs 48 crore that no listing supports, and three different "Marbella" registrations that brokers mix together. This page sorts those out.

Three Marbellas — which one are you being quoted?
"Emaar Marbella" is an estate, not one registration, and the numbers you see online get mixed between its parts. Keep them apart:
| Name | What it is | Status |
|---|---|---|
| Marbella Villas (this page) | Built 4 and 5 BHK villas on about 41.86 acres, registration 307 of 2017 | Launched 2010, handed over from 2022, resale only |
| Marbella Phase 2 | Residential plots of about 2,135 - 2,403 sq ft, quoted from about Rs 7.19 crore | Registered, possession quoted December 2027 |
| Marbella Terraces | The 2026 launch — 20.24 acres, 197 units, GM/1068/800/2026/40 | New launch, completion December 2031 |
So when a listing says "Marbella from Rs 7.19 crore", it is describing a plot in Phase 2, not a villa. And when a brochure says "Marbella new launch", it means Terraces. A finished villa on this page is a different purchase from both.
The price: what is real and what is a leftover
Several broker sites still print "from Rs 5.25 crore", "4 BHK from Rs 5.5 crore" or "starting Rs 6.25 crore" for Marbella villas. Those are launch-era figures. When Emaar MGF launched Marbella in December 2010 it priced the 4 and 5 BHK villas at Rs 4.5 crore to Rs 8.5 crore, and those numbers have been copied forward ever since. Nothing in the estate sells at that level today.
What the resale market showed on 30 September 2026:
| Listing | Area given | Ask | Our arithmetic |
|---|---|---|---|
| 4 BHK villa | 5,605 sq ft built-up | Rs 13.45 crore | Rs 13.45 crore / 5,605 = about Rs 24,000 per sq ft |
| 4 bedroom house | 2,403 sq ft, which is a 267 sq yd plot | Rs 14 crore | Rs 14 crore / 267 = about Rs 5.24 lakh per sq yd of land |
| 5 bedroom house | 3,150 sq ft, a 350 sq yd plot | Rs 18 crore | About Rs 5.14 lakh per sq yd of land |
| 5 bedroom house | 4,500 sq ft, a 500 sq yd plot | Rs 22.5 crore | Rs 4.5 lakh per sq yd of land |
| 5 BHK, semi-furnished | 8,120 sq ft built-up | Rs 12.5 crore | About Rs 15,400 per sq ft |
| 5 BHK, Belinda plan on 509 sq yd | 8,120 sq ft built-up | Rs 20 crore | About Rs 24,600 per sq ft |
| One portal's range of villas listed for resale | - | Rs 13.2 crore to Rs 25 crore | - |
| One portal's average for the estate | - | - | About Rs 21,200 per sq ft; Sector 66 about Rs 20,300 |
Three things come out of that table. First, the real floor is about Rs 12.5 to 13.2 crore, not Rs 5.5 crore. The Rs 12.5 crore 5 BHK is the one ask that sits well below the rest for its size, so treat it as a villa to inspect rather than a new benchmark: at about Rs 15,400 per sq ft it is Rs 7.5 crore under another villa of the same 8,120 sq ft plan.
Second, the rate that makes sense here is per sq yd of plot. One portal's listings give areas of 2,403, 3,150 and 4,500 sq ft, which are exactly 267, 350 and 500 sq yd, the estate's plot sizes, so the Rs 50,000 to Rs 58,000 "per sq ft" they print is a price per sq ft of land, not of house. On that basis the three asks line up at Rs 4.5 lakh to Rs 5.24 lakh per sq yd. On built-up area the same market scatters from about Rs 15,400 to Rs 24,600 per sq ft, and the portal's own printed range of Rs 23,487 to Rs 69,167 per sq ft mixes the two bases. A fourth listing, at Rs 24.9 crore, prints Rs 69,167 per sq ft against a 4,500 sq ft area; Rs 24.9 crore over 4,500 is Rs 55,333, so one of its two numbers is wrong.
Third, the top of the market is Rs 25 crore on the evidence. One broker site prints Rs 33.30 crore to Rs 48.24 crore for Marbella villas and a 4 BHK "from Rs 29 crore". No listing that names a plan and an area comes near it, and the largest portal's resale range stops at Rs 25 crore. Until a registered sale deed says otherwise, read the higher band as a broker's asking position, not a market price.
What that means in practice: ask for the plot area in sq yd, the site plan showing the villa's position, and the renovation history before you compare asks. Two listings that look identical on a portal can be crores apart for reasons the portal never shows.
How many villas are there?
Three counts circulate: 263, 404 and 150. The 404 comes from listings that describe the 41.86 acres as holding 404 units of three floors each; 263 appears elsewhere, and 150 looks like an early phase figure. We could not establish which is the registered number, and an earlier version of this page guessed at why they differ. The HARERA project page for registration 307 of 2017 carries the unit count and is the document that settles it. For a buyer it matters less than the plot and the position of the one villa on offer.
What you get for the money
This is the part that has held up. Marbella was designed as a Spanish-village estate and it reads as one — low density, private gardens, a look that is distinct from every other gated community on the corridor. The specification was unusual for its time and still is for a villa estate:
- Fully air-conditioned villas with private elevators, which matters on a three-level home
- Smart-card access and five-tier security
- A club with a swimming pool, gym and jacuzzi, spa, tennis courts, billiards and card rooms, a cigar lounge, a bar and multi-cuisine restaurant, a multi-purpose hall and a mini cineplex, plus a bowling alley
- Parks, children's play areas, and power backup across the estate
Two practical points follow. First, an air-conditioned three-level villa with a lift is expensive to run — budget for maintenance and power well above an apartment of the same value. Second, the estate was sold in 2010 and handed over from around 2022, and condition now depends on how each owner has run the house, so the difference between a well-kept villa and a neglected one is real money, and a structural and services inspection before purchase is worth every rupee.
What a Marbella villa earns if you let it
Rents are the check on a price. A 5 BHK of 8,120 sq ft was offered to let from about Rs 2.28 lakh a month, and 4 BHK asks ran from about Rs 2 lakh to Rs 3 lakh, with a four-bedroom builder floor in the estate at about Rs 1.15 lakh. Deposits of two to three months' rent were typical.
The yield arithmetic: Rs 2.28 lakh x 12 = Rs 27.36 lakh a year. Against the Rs 17.25 crore one portal puts on the 8,120 sq ft plan, that is about 1.6% gross; against the Rs 20 crore Belinda ask it is about 1.4%. A 4 BHK let at Rs 2 lakh against a Rs 13.45 crore price earns Rs 24 lakh a year, about 1.8%. That is before maintenance and before the months a large house stands empty between tenants. A Marbella villa is a home, or a long hold on land, not an income. The letting side of the city's villa market is on villas for rent in Gurgaon.
Sector 66 and the corridor today
On a map, the estate's location is Sector 66 on Golf Course Extension Road, and the address with pin code is Emaar Marbella Villas, Sector 66, Gurugram 122102. Golf Course Extension Road has moved from roughly Rs 8,800 per sq ft in 2019 to over Rs 20,000 today, and Sector 66 — with 63A and 67 — is one of the three sectors buyers ask for first. Emaar's own Gurugram portfolio is concentrated in Sectors 61 to 66, so the estate management and the neighbourhood services are mature.
| Benchmark | Indicative |
|---|---|
| Golf Course Extension Road, apartment average | About Rs 18,887 per sq ft |
| Marbella Villas, resale average | About Rs 21,200 per sq ft on one portal |
| Sector 66, all property, same portal | About Rs 20,300 per sq ft |
| high-end villas, Golf Course Road and Extension | About Rs 12 - 25 crore and beyond |
| Tatvam Villas, Sohna Road | From about Rs 7 crore on its marketing site |
| Unitech Espace villas, Nirvana Country, Sector 50 | Rs 6.12 - 7.65 crore on 2,928 - 4,076 sq ft (June 2026) |
| Premium villas, Sohna Road and Dwarka Expressway | About Rs 7 - 11 crore |
The comparison to make is with other villas, not with the apartment towers going up around it. On the corridor, a finished villa estate with this specification is close to unrepeatable — the land now goes to high-rise — which is the argument for the premium over Tatvam or the Sohna Road estates. Against it: the corridor is absorbing something like 5,000 to 6,000 luxury apartments over the next five to seven years, and some of those buyers would otherwise have looked at a villa. See what is coming on our new launch projects in Gurgaon page and the Golf Course Extension Road listings, and where Sector 66 ranks among Gurgaon's most expensive pockets. The villa market tier by tier is on villas in Gurgaon, the four-bedroom slice on 4 BHK villas in Gurgaon, and the apartment side of this sector on flats in Sector 66.
About the developer
Marbella was built as Emaar MGF Land Limited. Emaar Properties ended that joint venture through a court-approved demerger on 11 April 2016, with Emaar India taking roughly 60% of the portfolio, including the Gurugram estates. Emaar India Limited now runs the community management, and it is the name that should appear on your maintenance and transfer paperwork. For a resale buyer that is the practical point: transfers, no-dues certificates and club membership all go through Emaar India's community management, and the process and charges are worth confirming before you agree a price.
Pros
- Delivered and lived in. No possession risk, no construction-linked payments, no waiting — you can walk the actual villa
- Close to unrepeatable on this corridor. Golf Course Extension Road land now goes to towers; a finished low-density villa estate here is not being built again
- A specification most villa estates never matched — air-conditioning throughout, private lifts, a club with a cineplex and bowling
- Plot-based pricing you can check — dated asks line up at about Rs 4.5 - 5.24 lakh per sq yd of land, a yardstick a per-sq-ft rate does not give
- Mature Emaar neighbourhood — Sectors 61 to 66 are the core of Emaar's Gurugram portfolio, so services and management are established
- A real resale field, with villas listed between about Rs 13 crore and Rs 25 crore, so you can compare plots and negotiate rather than take an allotment
Cons
- Prices online are unreliable. Launch-era "from Rs 5.5 crore" figures still circulate, one broker prints a band to Rs 48 crore that no listing supports, and two villas of one plan are asked Rs 7.5 crore apart
- Per-sq-ft rates mislead here. Plot size, position and condition drive the price, and portals rarely show any of them
- Running costs are high and the yield thin — a fully air-conditioned three-level villa with a lift costs far more to run than a flat, and the rents asked return about 1.4 - 1.8% gross
- Condition and handover vary. Renovation and services differ widely between homes, and when a particular villa was handed over is a question for its occupation certificate and possession letter
- Three "Marbella" registrations are routinely confused, and a quote may be for a plot in Phase 2 or a unit in Terraces rather than a villa
- Transfer friction. Community management transfer charges, no-dues and club membership need confirming before you commit
- Corridor supply. Thousands of luxury apartments are landing nearby over the next five to seven years, which changes the resale pool
Who it suits
- End users who want a finished, low-density villa on Golf Course Extension Road and do not want to wait for a launch
- Buyers who value privacy, a garden and a lift over a tower's amenities and views
- Families who will use the club and can carry the running cost of an air-conditioned villa
- Buyers who will inspect the specific villa properly and negotiate on plot, position and condition rather than on a per-sq-ft rate
Who should look elsewhere
- Anyone whose budget was set by the "from Rs 5.5 crore" figures — the real entry is about Rs 12.5 to 13.2 crore
- Investors chasing rental yield; at these prices a villa's yield is thin
- Buyers who want new construction — for that the honest options are Marbella Terraces or Phase 2 plots, both with long waits
- Anyone unwilling to pay for a structural and services inspection before buying a used villa
Buying a villa here — the checklist
- Plot area and site plan — sq yd, and where the villa sits
- Title and the original allotment — conveyance deed, no-dues from Emaar India community management, and any pending transfer charges
- Condition — a structural, waterproofing, electrical and lift inspection; renovation history in writing
- Running costs — the last twelve months of maintenance and power bills from the seller
- Comparables — at least three recent villa sales on similar plots, not portal asks
- Handover papers — the occupation certificate and possession letter for the specific villa, which date its handover
- Which Marbella — confirm the registration on the paperwork is 307 of 2017 (printed on some listings as HRERA-1031/2017/1467), the villas, not Phase 2 or Terraces
FAQs
Is Emaar Marbella Villas a new launch?
No. Emaar MGF launched the estate in December 2010, and listings give October 2022 as possession; the villas now sell only on the resale market. The new launch in the Marbella estate is Marbella Terraces, a separate 2026 registration on 20.24 acres, and there is also a plotted Phase 2. This page is about the finished villas.
What is the price of a villa in Emaar Marbella?
Resale asks found on 30 September 2026 ran from about Rs 12.5 crore to Rs 25 crore. The largest portal's villa listings here span Rs 13.2 crore to Rs 25 crore, a 4 BHK of 5,605 sq ft was asked Rs 13.45 crore, and the 8,120 sq ft 5 BHK plan was asked anywhere from Rs 12.5 crore to Rs 20 crore. One broker site prints Rs 33.30 crore to Rs 48.24 crore, and no listing that names a plan and an area supports it.
What is the price per sq ft in Emaar Marbella?
One portal reads about Rs 21,200 per sq ft of built-up area, against about Rs 20,300 for Sector 66 as a whole. On built-up area the individual asks scatter from about Rs 15,400 to Rs 24,600 per sq ft. On plot area they line up far better: Rs 14 crore on 267 sq yd, Rs 18 crore on 350 sq yd and Rs 22.5 crore on 500 sq yd come to Rs 5.24 lakh, Rs 5.14 lakh and Rs 4.5 lakh per sq yd.
Why do two villas of the same size list crores apart?
Because the plan is only part of a villa's price. Two 5 BHKs of the same 8,120 sq ft plan were asked Rs 12.5 crore (semi-furnished) and Rs 20 crore (the Belinda plan on 509 sq yd). Plot size, position in the estate and the state of the house each move the number by crores. Compare on plot area and position first, then on sq ft.
What is the RERA number for Emaar Marbella Villas?
The registration is 307 of 2017, dated 17 October 2017, and listings also print HRERA-1031/2017/1467. One consultant's page lists a second number, GGM/440/172/2021/08 of 1 March 2021, under the Marbella name. Check on the HARERA site which of these covers your villa, and that it is not the Phase 2 or Terraces registration.
How big are the villas at a villa in Emaar Marbella?
The 4 BHK plan is about 5,605 sq ft of built-up area; the 5 BHK plans are about 6,520 and 8,120 sq ft. Plots are broadly 267, 350 and 500 sq yd, with one listing giving 509 sq yd. Ask for the exact plot area on the site plan, because the asks track it more closely than the built-up figure.
Is a Marbella villa a good investment?
As a home, it is one of the few finished low-density villa estates on a corridor that now builds towers. As an investment the record is steady rather than spectacular: the cheapest villa was Rs 4.5 crore at the December 2010 launch and the cheapest ask now is about Rs 12.5 to 13.2 crore, roughly 2.8 to 2.9 times in sixteen years, or about 6.7% to 7% a year before stamp duty and upkeep. Rents cover about 1.4% to 1.8% of the price a year. Buy it to live in, not for income.
Are there flats or 3 BHK apartments in Emaar Marbella?
No. Marbella Villas is an estate of independent 4 and 5 BHK villas, and no source read for this page lists a 3 BHK, a 1 BHK or an apartment tower in it, whatever a portal's 'flats for resale' heading says. The sale listings we read were all whole villas; the only floor-wise unit that surfaced was a four-bedroom builder floor in the estate offered to let at about Rs 1.15 lakh a month. If a 3 BHK is the brief, the towers of Sector 66 and the rest of Golf Course Extension Road are the market, where the apartment price averages about Rs 18,887 per sq ft.
What are the maintenance charges at Emaar Marbella Villas?
No source read for this page printed the current monthly maintenance charge, so we do not quote one. Expect it to run well above an apartment's of the same value: every villa is fully air-conditioned with a private lift, and the estate keeps a clubhouse with a pool, spa, tennis courts, a mini cineplex and a bowling alley among its amenities. Before you agree a price, ask the seller for the last twelve months of maintenance and power bills, and get the current rate, any arrears and the transfer charge in writing from Emaar India's community management.

Possession Timeline
Delivered. Possession of the villas began around October 2022, and the estate is fully occupied and managed by Emaar India's community management. There is no construction-linked timeline on a purchase here; the timeline that matters is the resale transfer — title check, no-dues certificate from community management, transfer charges and registration — which typically runs a few weeks once the price is agreed.

💬 Our View
Marbella is the finished article on a corridor that no longer builds this kind of thing, and that is the whole case. The specification, air-conditioned villas with private lifts and a club with a cineplex, is still rare, and the estate is mature and managed. What a buyer has to get past is the information around it. Launch prices from December 2010 are still copied onto listing sites, a broker band running to Rs 48 crore has no listing behind it, three Marbella registrations get quoted for each other, and two villas of the same 8,120 sq ft plan are asked Rs 12.5 crore and Rs 20 crore. The asks make sense on plot area, at about Rs 4.5 lakh to Rs 5.24 lakh per sq yd, and not on built-up area. Price the specific villa on its plot and site-plan position, inspect it, and do not buy the estate's per-sq-ft rate.
Final Verdict
A genuine ultra-luxury villa address with no possession risk, at a real entry of about Rs 12.5 to 13.2 crore and a top near Rs 25 crore. If you want a finished, low-density home on Golf Course Extension Road, there are very few alternatives and none being built. Confirm the registration covering your villa (307 of 2017, printed as HRERA-1031/2017/1467 on listings), price it per sq yd of plot against recent sales on similar plots, get its occupation certificate and possession letter, and get the running costs and transfer terms in writing before the token.
