About IT Park Office Space in Gurgaon for Rent
An IT park in Gurgaon is a format, not a quality standard, and the name covers two different markets. On Sohna Road it means strata towers whose floors belong to hundreds of investors and let at ₹47 to ₹70 per sq ft a month. Near NH-48 it means single-owner campuses such as Candor TechSpace and DLF Cyber City, where one landlord leases whole buildings, much of it inside a special economic zone, at ₹80 to ₹160.
Which of the two you are looking at decides the rent, who you negotiate with and whether you can buy at all. Every IT park in Gurugram named here is priced from listings, owners' filings and this site's own building pages read between late September and 4 October 2026, and each park's address, by sector and road, is in the tables below.
At a glance
| Sohna Road parks | About Rs 47 to Rs 70 per sq ft a month, plus about Rs 18.50 to Rs 22 maintenance |
|---|---|
| Candor TechSpace | Rs 80 plus Rs 19 maintenance quoted; the owner reports in-place rents of Rs 85 (Sector 48) and Rs 92 (Sector 21) |
| Unitech Cyber Park | Rs 75 to Rs 90 bare, Rs 100 to Rs 110 furnished |
| Cyber City | Rs 100 to Rs 140 on this site's Cyber City guide; Rs 135 to Rs 160 for newer buildings |
| Biggest single campuses | Candor TechSpace Sector 21, 4.2 million sq ft leasable; Sector 48, 3.9 million |
| Largest Sohna Road park | Spaze iTech Park, two towers on about 10 acres, about 1,518 units |
| Nearest a metro | SP Infocity, 1 to 2.5 km from a Rapid Metro station; the Sohna Road parks 7 to 7.7 km |
| Strata sale | About Rs 7,100 to Rs 16,000 per sq ft; campus floors are leased, not sold |
| TDS on rent | 10% above Rs 50,000 a month for a business tenant, under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026) |
| Best for | IT and services firms wanting several buildings and shared facilities at one address |
The IT parks on Sohna Road and what they charge
| Park | Sector, completed | Size | Rent per sq ft a month |
|---|---|---|---|
| Spaze iTech Park | Sector 49, 2011 | Tower A, 13 storeys of about 45,000 sq ft; Tower B, 12 storeys of about 85,000 sq ft; about 10 acres | ₹50 to ₹63, plus about ₹22 |
| Vatika Business Park | Sector 49 | About 8.7 lakh sq ft in three blocks on about 6.88 acres | ₹47 to ₹70 |
| Iris Tech Park | Sector 48, 2010 | Three towers of ground plus ten; about 3.36 to 3.70 lakh sq ft | ₹55 to ₹62 furnished, plus ₹18.50 to ₹20 |
| JMD Megapolis | Sector 48, about 2013 to 2015 | About 13 storeys, floor plates near 1 lakh sq ft | ₹50 to ₹65, plus about ₹20 |
| Welldone Tech Park | Sector 48, 2010 | About three acres; strata units of 2,000 to 3,600 sq ft | ₹55, plus ₹20 |
| Spaze Platinum Tower | Sector 47, 2013 | About 3.73 lakh sq ft on about 3.4 acres | ₹49 to ₹65 |
Each row is the building page's own refreshed figure, with its sources. The fresh listings agree: on 4 October an IT park on Sohna Road, Spaze iTech Park's Tower B, was listed at ₹50, Spaze IT Park space generally at ₹50 to ₹60, and a Sector 48 park at ₹55 plus ₹20 maintenance. Office space in IT park for rent along this stretch is therefore a ₹47 to ₹70 market before maintenance, which adds about a third: on Welldone Tech Park's ₹55, the ₹20 charge takes the occupancy cost to about ₹75.
Spaze iTech Park, the IT park in Gurgaon's Sector 49 that most searches lead to, is the largest of the cluster. This page used to put it at 1.4 million sq ft, a figure one blog also gives. Its floor counts multiply to more: 13 storeys of about 45,000 sq ft is about 5.85 lakh sq ft, and 12 storeys of about 85,000 sq ft about 10.2 lakh, so about 16 lakh in all, on about 10 acres with about 1,518 units, which is why this site's Sector 49 guide treats any total as approximate. Vatika Business Park next door lets to TCS, Xerox, McKinsey and JCI India on nine-year leases with 42-month lock-ins.
The campuses: Candor TechSpace, Cyber City and the rest
| Campus | Owner | Size | Rent per sq ft a month |
|---|---|---|---|
| Candor TechSpace, Sector 21, Dundahera, Old Delhi-Gurgaon Road | Brookfield India REIT | 4.2 million sq ft leasable; 13 finished buildings | In-place ₹92; ₹80 plus ₹19 quoted; 83.34% committed at 31 March 2026 |
| Candor TechSpace, Sector 48, Tikri | Brookfield India REIT | 3.9 million sq ft leasable; 3.8 million finished in 12 buildings | In-place ₹85; ₹80 plus ₹19 quoted; 89% committed |
| DLF Cyber City, DLF Phase 3 | DLF and institutional owners | About 15 million sq ft on 125 acres | ₹100 to ₹140 on the Cyber City guide; ₹135 to ₹160 for newer buildings |
| DLF World Tech Park, NH-48 | DLF | About 2.22 million sq ft, SEZ and non-SEZ | Not published |
| Unitech Cyber Park, Sector 39 | Strata, built by Unitech | Towers A to D: about 4.3, 4.1 and 4.4 lakh sq ft in A, B and C | ₹75 to ₹90 bare, ₹100 to ₹110 furnished |
| SP Infocity, Udyog Vihar Phase I | Shapoorji Pallonji | Tower A about 3.36 lakh sq ft, Tower B about 2.8 lakh | ₹75 bare to ₹95 furnished |
| MVL iPark, Sector 15 | MVL | About 1.4 lakh sq ft, ground plus six | About ₹70 |
The two Candor figures measure different things. In-place rent is the average the existing tenants pay, from the owner's own disclosure for the quarter to 31 March 2026, when Sector 21 had 22 office tenants and Sector 48 had 27. The ₹80 is a leasing quote for space on offer, before ₹19 maintenance, which this site's Candor TechSpace page works into ₹99 all-in: on 20,000 sq ft, about ₹19.8 lakh a month, of which ₹3.8 lakh is maintenance. Ask for the rent on the floor you are actually shown.
Office space in SEZ for lease in Gurgaon runs from about 5,000 to over 2 lakh sq ft at ₹55 to ₹110 on one leasing site's range. Before you shortlist a campus floor, ask whether it sits inside the notified SEZ processing area, has been de-notified or was never SEZ; that decides who may occupy it and on what terms. MVL iPark is the building most searches call MVL iTech Park, a name this site's MVL page could not match to any project.
The new IT park in Gurgaon that most of the market is watching is DLF Downtown, beside NH-48 near the Delhi border and about 1 km from Cyber Hub. DLF's own page gives it 37 acres and a development potential of 12 million sq ft, with Blocks 2, 3 and 4, about 3.5 million sq ft, fully leased and four new buildings adding 5.2 million sq ft. No rent is published for it.
Metro: how far each park is from a station
- SP Infocity: about 1 to 2.5 km from the IndusInd Bank Cyber City Rapid Metro station.
- Candor TechSpace, Sector 21: about 3 km from the same station and about 7 km from MG Road on the Yellow Line.
- Unitech Cyber Park: about 3 km from Millennium City Centre (HUDA City Centre); the old version of this page called it near the station and the best connected park.
- Unitech Infospace, Sector 21: one route planner puts Moulsari Avenue on the Rapid Metro about 4.4 km away.
- Candor TechSpace, Sector 48: about 6 to 8 km from Millennium City Centre on the listings that give a figure.
- The Sohna Road parks: Iris Tech Park about 7.5 km and Spaze iTech Park about 7.7 km from Millennium City Centre. So for the Spaze IT park, Gurgaon's nearest metro station is still Millennium City Centre. The first phase of the new Millennium City Centre line has stations at Sector 47, Subhash Chowk and Sector 48; it is under construction and scheduled for 2028.
What the label does not give you
A specification. The name says nothing about lift density, chiller capacity or backup power per square foot. Ask for those figures, as this site's Grade A guide sets out, before treating the word park as a promise.
A single landlord, on Sohna Road. The Sohna Road parks are strata-sold, so you lease from one owner of one unit and the common areas are run by many. Upgrades and maintenance changes move slowly, and a large requirement may mean several leases with several owners. Candor TechSpace and Cyber City are the opposite case: one owner, one lease, and less room to bargain.
Predictable maintenance. It ranged from ₹18.50 to ₹22 on the Sohna Road parks where a figure was published and ₹19 at Candor TechSpace, and several building pages found none printed. Get last year's actual charge in writing, not the budget.
A month's bill in an IT park
A 1,000 sq ft office in Spaze iTech Park at ₹55 with ₹22 maintenance comes to ₹77,000; GST at 18% on both adds ₹13,860, for about ₹90,860 a month before power and parking. The rent is above ₹50,000 a month, so a company tenant deducts TDS at 10% on the ₹55,000 rent, ₹5,500, under section 393(1) of the Income-tax Act, 2025 (Section 194-I until 31 March 2026). An individual tenant not under audit deducts 2% under section 393(1) of the Income-tax Act, 2025 (Section 194-IB until 31 March 2026) and files Form 141. A GST-registered tenant using the office for taxable supplies can usually set the GST on rent off as input tax credit. Deposits on the let units in these parks ran six months in Spaze Platinum Tower and six to seven in Vatika Business Park.
IT park against the alternatives
| If you want | Go to | Rent per sq ft a month |
|---|---|---|
| Campus format at a low rent | Sohna Road parks, Sector 48 and Sector 49 | ₹47 to ₹70, plus maintenance |
| One landlord, SEZ or non-SEZ | Candor TechSpace | ₹80 quoted, ₹85 to ₹92 in place, plus ₹19 |
| The Grade A district | Cyber City | ₹100 to ₹160 |
| A single tower on Golf Course Extension Road | Vatika Professional Point | ₹55 to ₹80 |
| Newer buildings, no campus | Sector 65 | ₹58 to ₹110 |
| A private floor, run for you | Managed office | Priced per seat |
| The whole city, every belt | All Gurgaon office space | About ₹35-200 |
The Sohna Road parks rent at roughly a third to a half of Cyber City: ₹47 is 29% of ₹160 and ₹70 is 52% of ₹135. Gurgaon IT parks on Sohna Road trade campus format and price for distance from the metro; Cyber City trades the other way.
Buying an office in an IT park
Only the strata parks sell. Resale asks on this site's building pages: Spaze iTech Park ₹8,000 to ₹13,000 a sq ft, from ₹65 lakh for 500 sq ft; Iris Tech Park ₹8,200 to ₹10,250; JMD Megapolis about ₹10,100 to ₹12,000, a few to ₹15,000; Welldone Tech Park ₹7,100 to ₹8,800; Unitech Cyber Park ₹14,000 to ₹16,000, where one portal's average on 4 October was ₹14,250. At ₹55 a month, a sq ft earns ₹660 a year: 8.3% gross on ₹8,000 and 5.1% on ₹13,000. A let office in these parks is the commonest kind of pre-leased property in the city, so read the lease, its lock-in and its escalation before the yield.
On the ₹65 lakh Spaze iTech Park office, stamp duty at the municipal rates is ₹4.55 lakh for a man at 7%, ₹3.25 lakh for a woman at 5% and ₹3.90 lakh for joint buyers at 6%, on the higher of the price and the collector rate. The registration fee runs on a slab that reaches its ₹50,000 maximum only from about ₹90 lakh. These parks are finished, so no GST falls on the purchase; our registration charges guide has the slab table.
Who an IT park suits
IT services and technology firms that want several buildings, food courts and parking at one address, and room to grow without moving. On Sohna Road, teams that put price ahead of a metro commute; in the campuses, companies that want one landlord and an SEZ option. It suits less a team whose staff come by rail to the Sohna Road parks before 2028, or a buyer who wants to own in a campus, where floors are not sold. For a finished office of any kind that you can occupy now, see the ready to move office guide.

No. IT park describes a format: several buildings, shared food courts and parking, and one management. It says nothing about lift density, chiller capacity or backup power per sq ft. Can I buy an office in a Gurgaon IT park?
In the strata parks, yes. Resale asks run about ₹8,000 to ₹13,000 a sq ft in Spaze iTech Park, ₹8,200 to ₹10,250 in Iris Tech Park and ₹14,000 to ₹16,000 in Unitech Cyber Park; at ₹55 a month a Spaze iTech Park office yields 5.1% to 8.3% gross across that range. Candor TechSpace and the DLF Cyber City floors are leased, not sold.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Sohna Road (Sectors 47 to 49), Sector 39, Udyog Vihar, Sectors 15 and 21 and DLF Cyber City, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
An IT park in Gurgaon is a format, and it comes in two kinds. The Sohna Road parks are strata towers at Rs 47 to Rs 70 plus about a third again in maintenance, a long way from the metro until 2028; the campuses, Candor TechSpace and Cyber City above all, have one landlord, SEZ options and rents of Rs 80 to Rs 160. Pick the kind first, then judge the building on its lifts, maintenance and the lease on offer.
