The rate is the one that lets you check the rest, and with the brochure-level sizes it checks exactly. The units are quoted at about 2,642 sq ft for the 3.5 BHK + servant and about 3,380 sq ft for the 4 BHK + servant. At Rs 25,000 per sq ft: 2,642 × 25,000 = Rs 6.61 crore, and 3,380 × 25,000 = Rs 8.45 crore — the channel-partner prices to the lakh. So the Rs 25,000 rate is being applied to those areas, and the portal band of Rs 6.90 to 8.82 crore is the same two units with extras loaded or a later rate. The developer's Rs 5.25 crore remains the odd one out — an older price, or a unit not in the current release.
What the sizes do not settle is the basis. Listings call the 2,642 - 3,390 sq ft range "carpet"; if that is right, super area would sit nearer 3,500 - 4,500 sq ft and the effective rate on super would be lower. If it is actually super area, the carpet is a good deal smaller than 2,642. Either way the price is the same rupee figure — but what you get for it is not.
Then there is a fifth figure. One large portal records the project's average at about Rs 12,250 to Rs 12,300 per sq ft through the first half of the year. That is roughly half the rate everyone else quotes, and it cannot produce any of the crore figures above on any of the published sizes. It is almost certainly a different area basis — or simply wrong. Either way, do not let it anchor your expectation.
What to do about it: ask for a cost sheet showing carpet area, built-up area and super area on one page, with the rate applied to each, plus PLC, car parking, club membership, IFMS and GST listed separately. A quoted "per sq ft" number means nothing until you know which of the three areas it multiplies.

- Towers and floors. Two towers, four apartments a floor. 172 ÷ 2 ÷ 4 is 21.5, so about 21 residential floors per tower is what the unit count supports. One listing prints 2B+G+27 — plausible only if it is counting podium and club levels — and another claims "twelve towers" across 22 floors, which is impossible on 2.05 acres. Go by the sanctioned plan.
- Clubhouse. Quoted at 40,000 sq ft in some places and 50,000 in others, with a 36,000 sq ft sky deck. Ask which figure is in the sanctioned plan.
None of these makes the project bad. They make the marketing unreliable, which is a different problem with a simple fix: insist that every number you are quoted also appears in the RERA filing or the builder-buyer agreement.

First, the promoter is a company name most buyers have not heard of. That is normal — Haryana projects are routinely held in a project-specific entity — but it is the entity you are contracting with, so it should be the name on your allotment letter, your receipts and your agreement, with Trevoc Group described as the brand behind it.
Second, you will see "RERA-GRG-1700-2024" quoted as the registration on at least one large portal. That is the portal's own index code, not a HARERA number. Two things to pin down. The club is quoted at 40,000 sq ft in some places and 50,000 in others — ask which figure is in the sanctioned plan. And "pre-certified" is not "certified": ask whether the GRIHA rating is a commitment in the agreement or an aspiration in the brochure.
Sector 56 and what Rs 25,000 a sq ft is buying
Sector 56 sits at the far end of Golf Course Road, the original eight-lane stretch through Sectors 42 to 56 with the metro on it — a mature, largely built-out address rather than a frontier one. That premium has to come from somewhere, and here it is scarcity: 172 homes on 2.05 acres, twin towers, private lobbies, a large club and sky deck.
