About Emaar Marbella Villas New Launch Gurgaon (Marbella Terraces, Sector 66)
The Emaar Marbella villas new launch in Gurgaon is Marbella Terraces. It is a fresh registration on 20.24 acres in Sector 66, Golf Course Extension Road, with 197 units filed as 4 and 5 BHK on the Haryana RERA record and a completion date of 31 December 2031. It is the Marbella name's first new launch since the original villas handed over in 2022 — and it is a separate project from those villas, not a second phase of them.
Two things about it are worth getting straight before you take a call, because almost every microsite ranking for "Emaar Marbella villas new launch" gets both wrong. The first is what you are actually buying — a plot you build on, or a villa Emaar hands you finished. The second is the price, where the figures being quoted belong to a different Emaar project altogether.

New villas, or villa plots? What you are actually buying
This is the first real conflict, and it decides whether the project suits you at all.
The marketing describes Marbella Terraces as a plotted township — you buy a plot inside a gated Emaar estate and build a custom home on it, with the estate's roads, services and open spaces already planned. The RERA record, on the other hand, carries 4 BHK and 5 BHK configurations against 197 units, which is how a built product is normally filed.
Both can be true at once. Haryana's plotted colonies are routinely registered with an indicative dwelling configuration, and a "terraces" product on a Golf Course Extension parcel can also mean low-rise built villas on individually numbered plots. What it cannot mean is whichever one the person selling it to you prefers that day. So the question to put in writing, before any cheque:
- Is the allotment for land plus construction, or for land only?
- If land only, what is the sanctioned ground coverage, FAR and height on your plot size, and who approves your building plans?
- If land plus construction, whose specification sheet applies, and is the completion date the same 31 December 2031 that sits on the registration?
Ask for the answer on the allotment letter rather than a brochure. On a plotted product the difference between the two readings is several crore of construction cost that is yours, not the developer's.
The RERA number — and the one that is not a RERA number
The registration to check is GM/1068/800/2026/40, a 2026 Gurugram registration in the name of Emaar India Limited. Written out in full it takes the usual Haryana form, RC/REP/HARERA/GGM/1068/800/2026/40.
You will also see "RERA-GRG-2228-2026" printed on several listing sites as though it were the registration. It isn't. That is a portal's own index code, and the same portals do exactly this on other Gurgaon projects — the Sector 56 project a few kilometres away carries a genuine registration ending 2024/90 and a portal code reading "RERA-GRG-1700-2024". Type the real number into haryanarera.gov.in yourself. It takes a minute and it is the only version of the project that is legally binding: the acreage, the unit count, the sanctioned plan and the completion date all sit on that certificate.
The four Marbellas, and why a search for one returns all of them
Search for this project and Google returns four different Emaar entities on the first page, all called Marbella. That is the single most expensive confusion on this address, so here they are apart:
| Name you will see | What it is |
|---|---|
| Marbella Terraces | This project. Registered 2026, 20.24 acres, 197 units, completion 31 December 2031. Nothing built. |
| Marbella / Emaar MGF Marbella | The delivered villa estate. Resale only; on 30 September 2026 a 4 BHK of 5,605 sq ft was asked Rs 13.45 crore and a four-bedroom house on a 267 sq yd plot Rs 14 crore. |
| Marbella Phase 2 | A separate registration, plots of roughly 2,135 to 2,403 sq ft, quoted from about Rs 7.19 crore with possession December 2027. |
| Marbella Villas | How the villa stock is marketed, and the phrase most new-launch microsites rank for — which is how prices from the estate end up attached to this registration. |
If a rate, a size or a possession date is quoted at you, the first question is which of those four it belongs to. Three of the four have published figures; this one does not.
Price: the figures in circulation are not this project's
Emaar has not published a price list for Marbella Terraces. What the search results give you instead are prices lifted from its neighbours:
| Figure you will see | What it actually belongs to |
|---|---|
| "From about Rs 6.76 crore" | The older Emaar Marbella — the ready-to-move estate, not Terraces |
| "From Rs 7.19 crore, possession December 2027" | Emaar Marbella Phase 2, a different registration with plot sizes of roughly 2,135 to 2,403 sq ft |
| "Rs 15 crore onwards, 4 BHK" | Resale asks inside the completed Marbella villas, as one portal words them; two 4 BHK asks there on 30 September 2026 were lower, at Rs 13.45 crore and Rs 14 crore |
| "Rs 21,700 per sq ft" | One portal's first-quarter 2026 average for the existing Marbella; the same portal read about Rs 21,200 on 30 September 2026 |
None of those is a Marbella Terraces rate. The honest way to bracket it is by the corridor. Golf Course Extension Road runs roughly Rs 16,150 to Rs 24,500 per sq ft with an average near Rs 18,887 as of early 2026, and the corridor has moved from about Rs 8,800 per sq ft in 2019. Sectors 63A, 66 and 67 are the parts buyers ask for first. A low-density Emaar plotted product inside that belt will not be priced at the corridor average — it will be priced above it, the way Oberoi's Sector 58 launch is quoted at about Rs 45,000 per sq ft and Max Estates in Sector 59 at Rs 30,000 to Rs 35,000. Treat any firm rate you are given today as a channel partner's estimate until Emaar issues a cost sheet.
Sector 66 and the corridor
Sector 66 sits on Golf Course Extension Road, the stretch that has carried most of Gurugram's luxury launches since 2023. Emaar's own Gurugram portfolio is concentrated in Sectors 61 to 66 and 102, which is genuinely useful on a plotted product: the estate management, the shared services and the resale comparables all already exist a gate away.
| Market | Indicative rate |
|---|---|
| Golf Course Extension Road, average | About Rs 18,887 per sq ft (Q1 2026) |
| Golf Course Extension Road, range | About Rs 16,150 - 24,500 per sq ft |
| Existing Emaar Marbella, average | About Rs 21,200 per sq ft on one portal (30 September 2026) |
| Max Estates, Sector 59 | About Rs 30,000 - 35,000 per sq ft |
| Oberoi Three Sixty North, Sector 58 | About Rs 45,000 per sq ft |
The corridor is crowded at the top end. DLF, M3M, Silverglades, Oberoi, Sobha and Max all have 2026 launches on or beside this road, together somewhere near 5,000 to 6,000 luxury homes over the next five to seven years. That is a lot of supply chasing the same buyer — which is precisely the argument for a 197-unit low-density plotted product, because it is the one format the towers cannot copy. Compare the rest of what is coming on our new launch projects in Gurgaon page and the Golf Course Extension Road listings.
What the Marbella name is worth here
The existing Emaar Marbella villas in Sector 66 are the reason this launch has a queue. They handed over from around October 2022, and resale asks now start well into eight figures. That is a real, delivered track record on the same road — which is more than most Gurugram launches can point to.
Be careful with the estate's own numbers, though. Portals variously describe Marbella as 404 villas on 41.86 acres, 150 villas across a 109.07-acre township, and a 66.05-acre development. Those describe different things — the villa parcel, the wider Emaar estate around it, and the plots phase — and they get mixed together freely. When someone quotes "Marbella" figures at you, ask which registration they are reading from.
On the developer: Emaar India has run as a standalone company since the Emaar-MGF demerger was approved on 11 April 2016, taking roughly 60% of the old joint venture's portfolio. It is not the Dubai listed entity, and it is not MGF. For a plotted purchase, the practical consequence is that the licence, the registration and the maintenance contract all sit with Emaar India Limited — check that name on every document.
Pros
- It is registered. Unlike most of what is being marketed on this corridor right now, Marbella Terraces has a HARERA number, a filed unit count and a binding completion date
- Real density. 197 units on 20.24 acres is about ten to the acre — a different product from the 300-unit-per-acre towers going up around it
- A delivered neighbour. Emaar handed over the adjacent Marbella villas from 2022, so the estate, its services and its resale market already exist
- Sector 66 is the demand end of the corridor, alongside 63A and 67, with metro-linked Golf Course Road a short drive away
- A plotted or low-rise format is the scarce thing here. Everything else launching on this road in 2026 is a tower
- Corridor rates have compounded hard — roughly Rs 8,800 per sq ft in 2019 to over Rs 20,000 now
Cons
- No published price. Every figure circulating for this project is either an estimate or a rate borrowed from a different Emaar registration
- The plot-versus-villa question is unsettled in public. Until your allotment letter says which, you cannot cost the purchase — construction on a Sector 66 plot is not a small number
- Completion is 31 December 2031. That is five years-plus of waiting on a product where you may also have to build
- Portals are printing a portal code as the RERA number, and several are mixing Terraces details with the old Marbella's
- The corridor is about to absorb thousands of luxury units. Resale competition in 2030-31 will not look like resale competition today
- Plotted purchases carry costs apartment buyers never see — construction, approvals, supervision, and a longer gap before anything is rentable
- Emaar India's estate charges on Golf Course Extension are premium, and on a villa plot they run for years before you move in
Who it suits
- Buyers who want a low-density address on Golf Course Extension Road and do not want an apartment
- People who already know the Marbella estate and want in on the same road with a fresh registration
- Long-horizon buyers comfortable with a 2031 completion and, quite possibly, a build of their own
- Investors betting on plotted scarcity in a corridor that is otherwise going vertical
Who should look elsewhere
- Anyone who needs to move in within three or four years
- Buyers who want a fixed, developer-issued price before committing — it does not exist yet
- People without the appetite or the budget to build, if the allotment turns out to be land only
- Buyers who need rental income early; a plot pays nothing until it is built on
Payment plan and specifications
Neither has been published. Any 10:90, 20:80 or construction-linked schedule you are shown for Marbella Terraces today is a template, not Emaar's terms. The same goes for specification sheets — on a plotted product the developer's specification may cover only the estate infrastructure, with everything inside your boundary wall on you. Final terms as per the allotment letter and the builder-buyer agreement.
FAQs
Is Emaar Marbella Terraces the new launch of Marbella villas?
It is the new Marbella-branded launch in Sector 66, but it is a separate project with its own 2026 registration — not a phase of the completed Marbella villas, which handed over from around October 2022.
What is the RERA number of Emaar Marbella Terraces?
GM/1068/800/2026/40, a 2026 Gurugram registration held by Emaar India Limited. "RERA-GRG-2228-2026", which several portals print, is a listing site's index code and not the registration.
Is it plots or ready villas?
The marketing calls it a plotted township where you build a custom home; the RERA record carries 4 and 5 BHK configurations across 197 units. Get it in writing on the allotment letter, because a land-only allotment leaves the construction cost with you.
What plot sizes are on offer at Emaar Marbella Terraces?
Emaar has published no size sheet, and the page will say so until it does. One listing gives the plots as running up to about 5,354 sq ft, which would put Terraces well above the 2,135 to 2,403 sq ft plots filed for Marbella Phase 2 and is consistent with 197 units on 20.24 acres. Treat it the way this page treats every circulating price here: a figure from a listing, not from the developer. The registration filed 4 and 5 BHK configurations rather than plot areas, which is the same ambiguity the product-type question above is about, so get the plot area and the permitted build written into the allotment letter rather than taken off a microsite.
What is the price of Emaar Marbella Terraces?
Emaar has not published one. The Rs 6.76 crore and Rs 7.19 crore figures in circulation belong to the older Marbella and Marbella Phase 2. Golf Course Extension Road runs about Rs 16,150 to Rs 24,500 per sq ft, and a low-density Emaar product would sit above the corridor average — but that is our reading, not a developer rate.
How big is the project?
20.24 acres with 197 units on the registration, roughly ten units an acre. That is low-density by Golf Course Extension standards, where towers on this road routinely carry several hundred homes per acre.
When is possession at Emaar Marbella Terraces?
The completion date on the RERA filing is 31 December 2031. That is the date the promoter is held to; anything earlier that you are quoted is a sales projection.
How does it compare with the existing Marbella villas?
The existing villas are delivered and resale-only. On 30 September 2026 a 4 BHK of 5,605 sq ft there was asked Rs 13.45 crore, about Rs 24,000 per sq ft, and the estate's resale asks ran from about Rs 12.5 crore to Rs 25 crore. Terraces is unbuilt, has a 2031 completion, and should carry a lower entry price with a longer wait. One is a home you move into; the other is a five-year position.
Is Emaar India the same as Emaar Dubai?
No. Emaar India Limited has operated as a standalone company since the Emaar-MGF demerger was approved on 11 April 2016, when it took roughly 60% of the old joint venture's portfolio. Check that exact name on the licence, the registration and the maintenance agreement.
Is Sector 66 a good address to buy in?
It is one of the three sectors buyers ask for most on this corridor, along with 63A and 67, and Emaar's Gurugram portfolio is concentrated in Sectors 61 to 66. The reservation is supply: DLF, M3M, Oberoi, Sobha, Silverglades and Max Estates all have launches on or beside this road, adding something like 5,000 to 6,000 luxury homes over five to seven years.
What should I ask for before paying anything?
The HARERA certificate, the sanctioned layout with your plot number on it, written confirmation of whether construction is included, the ground coverage and FAR allowed on your plot, the payment schedule, and the maintenance terms. If a channel partner cannot produce the first two, you are not being sold a registered project — you are being sold a queue position.

Possession Timeline
The completion date on the HARERA registration is 31 December 2031. That is the date the promoter is held to, and the one that matters if the project slips. Any earlier handover date you are quoted is a sales projection, not a filed commitment. If the allotment turns out to be land only, add your own construction period on top of it — a Sector 66 villa build is typically another 18 to 30 months after you take possession of the plot.

💬 Our View
This is the rare Gurugram new launch that is already registered, which puts it ahead of most of what is being sold on this road. Twenty acres at roughly ten units an acre, next to an estate Emaar actually delivered in 2022, is a defensible thing to want. What is missing is the part that decides whether it suits you: nobody has said in public whether you are buying land or a finished villa, and Emaar has published no price, so every rate quoted for it today has been borrowed from a different registration. Both gaps close the moment you see the allotment letter and the cost sheet. Until then, treat this as a project worth queueing for and not a purchase you can price.

Final Verdict
Worth registering interest, not worth committing blind. The registration is real, the density is genuinely low for Golf Course Extension Road, and the Marbella name has a delivered estate behind it. But the two things a buyer needs — what exactly is being sold, and at what price — are the two things not yet on the record, and a 31 December 2031 completion means you are pricing a 2031 market, not this one.
