About Office Space for Rent in Sector 44 Gurgaon
Office space for rent in Sector 44 Gurgaon was asking about ₹60 to ₹110 per sq ft a month on the listings read on 4 October 2026. The bottom of that range is a furnished 72,000 sq ft building at ₹60; the top is a furnished 9,100 sq ft office in Delta Tower at ₹110. Most plain floors of 4,500 to 9,250 sq ft sit between ₹70 and ₹100, and one portal puts the sector's average carpet-area ask at ₹79.
This page used to put a Rapid Metro stop inside the sector and an Eros tower at its centre. Neither was right. There is no Sector 44 station: the nearest are Millennium City Centre on the Yellow Line, about 1.4 km away, and the Sector 42-43 Rapid Metro station, about 1.6 km. The Eros tower it named stands in Nehru Place, Delhi. Sector 44 is an institutional sector of mostly independent plot-built office buildings with a few large corporate blocks among them, and it prices building by building.

Sector 44 asking rents, listing by listing
| Building or plot | Size and terms | Fit-out | Per sq ft a month |
|---|---|---|---|
| Delta Tower | 9,100 sq ft | Fully furnished | ₹110 |
| Plot 6 | 6,000 sq ft, IT/ITeS building finished in 2016 | Unfurnished | ₹100 |
| Plot 44 | 9,250 sq ft | Not stated | ₹90 |
| Plot 16 | Size not stated | Not stated | ₹90 |
| A commercial building | 25,000 sq ft | Furnished | ₹85 |
| Plot 86 | 5,000 sq ft, IT/ITeS building finished in 2013 | Unfurnished | ₹80 |
| Plot 14 | Size not stated | Not stated | ₹80 |
| A carpet-area offer | 25,000 sq ft at ₹20 lakh a month, three months' deposit | Not stated | ₹80 |
| An office listing | 4,500 sq ft at ₹3,51,000 a month | Not stated | ₹78 |
| Plot 78 | 4,500 sq ft | Not stated | ₹70 |
| A furnished office | 5,000 sq ft | Fully furnished | ₹65 |
| A commercial building | 72,000 sq ft | Furnished | ₹60 |
| Minarch Tower | 22,000 sq ft on lease | Bare shell | Not given |
The working on the two listings that gave a monthly figure: ₹3,51,000 over 4,500 sq ft is ₹78, and ₹20,00,000 over 25,000 sq ft is ₹80. Only that second offer says its rate is on carpet; the rest do not say, so a quote from this table is a starting point until the landlord confirms the area it is measured on. Commercial office space for lease in Sector 44 Gurgaon also turns up as whole independent buildings, one of them 31,000 sq ft, with the rent left to negotiation.
Why one sector runs from ₹60 to ₹110
Size pays. The furnished 72,000 sq ft building at ₹60 and the furnished 9,100 sq ft office at ₹110 are both in Sector 44. A tenant taking a whole large building is paying a little over half the rate of a tenant taking one office, and the 25,000 sq ft furnished building at ₹85 sits between them.
Age shows more than furniture. Two unfurnished IT/ITeS floors of about the same size ask ₹80 in a 2013 building and ₹100 in a 2016 one, while a 5,000 sq ft fully furnished office asks ₹65. A furnished quote here is not automatically the dearer one; the building's age, its lifts and power backup and the state of the fit-out decide more of the price.
The building is the market. Sector 44 office space is mostly owner-let plot buildings rather than strata towers with one management, so there is no single sector rate to hold a landlord to. The portal average of ₹79 is useful as a check on a quote, not as a price.
Getting there: the metro is a walk away, not at the door
The nearest metro station to Sector 44 is Millennium City Centre, the Yellow Line terminus long known as HUDA City Centre, at about 1.4 km by one metro guide, or roughly an 18-minute walk. The Sector 42-43 station on the Rapid Metro, whose trains run towards Sector 55-56 one way and Phase 3 the other, is about 1.6 km, and IFFCO Chowk on the Yellow Line about 2.7 km. One leasing site describes every Sector 44 building as well served from the Millennium City Centre station, which is fair for a 1.4 km walk or a short ride but is not a station inside the sector.
For a team that commutes by rail, measure the walk from the plot you are offered. If a short walk to the train is the requirement, the Sushant Lok buildings in Sector 43 are closer: this site puts Unitech Trade Centre about 0.7 km from Millennium City Centre and Vipul Tech Square about 0.5 km from the Sector 42-43 Rapid Metro. Our metro office guide covers the other corridors.
Which offices are in Sector 44
No complete list of offices in Sector 44 Gurgaon is published, and most buildings carry a plot number rather than a name. The listings checked for this page name these:
- Minarch Tower: 22,000 sq ft of bare shell offered on lease, and a coworking floor at ₹6,999 a desk.
- CLC Tower: a coworking floor at ₹7,999 a desk.
- Landmark House: a coworking floor at ₹9,999 a desk.
- Delta Tower: a 9,100 sq ft furnished office at ₹110.
- Building No. 145: a coworking floor at ₹11,299 a desk.
- Plot buildings at Plots 6, 14, 16, 44, 78 and 86, letting at ₹70 to ₹100.
The old page also said the sector is popular with training institutes, consultancies and BFSI back offices. No listing read for this refresh says who the occupiers are, so that line has gone; ask the landlord for the building's current tenants, which tells you more about its upkeep than any brochure.
Coworking and managed offices in Sector 44
A coworking space in Sector 44 Gurgaon is the way in for a small team, since the plot buildings let by the floor. One directory puts dedicated desks at about ₹5,499 to ₹10,499 a seat a month and names operators from ₹4,999 at the cheapest to ₹11,299 at the dearest, all printed as negotiable. Managed office space in Sector 44 Gurgaon, where an operator fits out a private floor for one company, is listed by the same directories, but none of them published a per-seat price for it in this check.
A quick comparison: the ₹4,00,000 a month that rents the 5,000 sq ft floor on Plot 86 would pay for about 44 desks at ₹8,999. The desks come without a deposit of several months, a fit-out or a 36-month lock-in; the floor gives one company its own space and its own terms. Ask any operator what the desk price includes before comparing the two.
A month's bill on a 5,000 sq ft floor
Take Plot 86's 5,000 sq ft unfurnished floor at ₹80. Rent is ₹4,00,000 a month. GST at 18% adds ₹72,000, for ₹4,72,000 before maintenance, electricity, power backup and parking, none of which the listing published. A GST-registered tenant using the office for its business can usually claim that GST back as input tax credit.
The rent is above ₹50,000 a month, so a company tenant deducts TDS at 10%, ₹40,000 a month, under section 393(1) of the Income-tax Act, 2025, which replaced section 194-I on 1 April 2026, and pays it to the government on the landlord's account. An individual tenant who is not under audit deducts 2% instead, and files Form 141 for it.
The only deposit printed for the sector is three months on the 25,000 sq ft carpet offer, which on ₹20 lakh a month is ₹60 lakh up front. If the same three months applied to the Plot 86 floor, the cheque would be ₹12 lakh.
Before you sign in Sector 44
- The area basis. Only one Sector 44 listing said its rate was on carpet. Get the carpet and the super area in the term sheet and work the rent out on both.
- Lock-in and escalation. Several listings expect a 36-month lock-in. No escalation figure was published, so ask for it and for the full lease term.
- Deposit. Three months on one listing; agree the number and the refund date in writing.
- Maintenance and power. Not one listing published a maintenance rate or a power backup tariff. Ask for last year's actual bills, not the estimate.
- Approved use. Plots 6 and 86 are listed as IT/ITeS buildings. If your business is something else, check that the building's approval allows it before you fit out.
- Certificates. Ask for the occupation certificate and the fire certificate of the building, which matters more in a plot building let by its owner than in a managed tower.
- Parking. How many bays come with the floor, and what extra bays and visitor parking cost.
Sector 44 against nearby office addresses
| Where | Rent per sq ft a month | Note |
|---|---|---|
| Sector 44 | ₹60 to ₹110 | Plot buildings; metro 1.4 to 1.6 km |
| Vipul Square, Sector 43 | ₹90 to ₹105 bare; ₹115 to ₹125 furnished | About 1.5 km from Millennium City Centre |
| Unitech Trade Centre, Sector 43 | About ₹95 furnished | About 0.7 km from Millennium City Centre |
| Golf Course Road | ₹110 to ₹200 | Rapid Metro along the road |
| Sector 32 | ₹45 to ₹85 | NH-48 offices, most below ₹65 |
| Udyog Vihar | ₹40 to ₹90 plot-built; ₹85 to ₹115 Grade A | The older industrial-plot office belt |
Each row other than Sector 44 is that page's own figure, with its own sources. The comparison says Sector 44 is a value address for a large requirement: a whole building at ₹60 to ₹85 undercuts every Sector 43 tower, while a single furnished office at ₹110 does not. To the south, Sector 45 and Sector 48 on Sohna Road have their own pages.
If you are buying rather than renting
No office in Sector 44 was offered for sale on the listings read for this page; commercial office space in Sector 44 Gurgaon came up to let only. If a sale does come up, stamp duty inside municipal limits is 7% for a man, 5% for a woman and 6% for joint buyers, charged on the higher of the price and the collector rate, and the registration fee runs on a slab that reaches its ₹50,000 maximum only from about ₹90 lakh. A finished building sold with its completion certificate carries no GST. Our registration charges guide has the slab table, and the city office price guide covers the corridors where offices do sell.

Possession Timeline
Possession depends on the current stage (ready to move). RERA-registered projects carry a committed date, so call us for the latest handover timeline straight from the developer.
Rental Yield & Lease Income
Commercial office in Sector 44 institutional area, Gurugram typically yields 6–9% a year — much higher than residential — and a pre-leased unit gives rent from day one. The lease term, escalation clause and tenant profile decide how safe that income is.
If you want lease income, we can line up a tenant or share what comparable units are leasing for in this micro-market.
Fit-out & Floor Plate
Offices come as bare-shell (you do the full fit-out), warm-shell (basic services done) or fitted (plug-and-play). Bare-shell costs less upfront but needs fit-out budget and time.
Floor-plate size, the efficiency (usable vs chargeable), parking ratio and power load decide how a workspace really performs. Ask us for these exact numbers for this building.
CAM & Running Charges
Beyond the base price, budget for one-time charges (IFMS, power and parking) and ongoing CAM (Common Area Maintenance) billed per sq ft per month, plus property tax and your own fit-out and electricity.
We will share the current CAM rate and the full one-time break-up so the all-in cost is clear before you commit.
Resale & Exit
Exit options for a leased office are healthy in this corridor — end-user companies, other investors and funds all buy Grade-A leased assets. A good tenant and lease in place make the unit easier to sell.
Resale value comes down to the floor, rate and the lease running at the time, so buy at a sensible entry and the exit looks after itself.
Possession & Handover Risk
As a built or near-ready building, possession risk is low — what you see is largely what you get.
Check the RERA possession date and the developer's commercial delivery track record with us before booking.

💬 Our View
Sector 44 is a building-by-building market of plot-built offices, and it rewards size: a 72,000 sq ft furnished building asks Rs 60 while a 9,100 sq ft furnished office asks Rs 110. It is not a walk-to-metro sector; the stations are 1.4 to 1.6 km away. Take it for a whole building or a large floor, and get the area basis, maintenance and approved use in writing first.
