About Ellington Quayside Business Bay Dubai

The Quayside is Ellington Properties' first residential building in Business Bay, on Marasi Drive by the water. It offers studios, one, two and three-bedroom apartments and a single 5-bedroom penthouse, from 542 sq ft to 10,004 sq ft. The source listing files it under Al Quoz / Business Bay; the address is Business Bay. The lowest current figure the portals print is AED 3,637,828 (about Rs 9.37 crore), on a 20/50/30 plan.

Two things need checking first. Studios launched at AED 1,315,828, so the entry price has almost tripled and no source says which unit the current figure buys. And the handover date most sources print, Q1 2026, has passed without a confirmed completion; one page prints Q4 2026.

We print AED 3,637,828 because it is the most recent starting figure on the developer-fed portal page, and it agrees with Metropolitan's AED 3.6 M. It is not the price of a studio. The rise from the launch figures most likely reflects the smaller units selling out first, so what remains is two-bedrooms and larger, rather than the same unit costing three times as much. Until Ellington names the unit and its size, the figure cannot be turned into an AED per sq ft rate.

That is the one number to get before comparing The Quayside with anything else in Business Bay. None of the sources checked gave a district average per square foot that we could rely on, so ask for the current availability list with sizes, and compare it with resale asks in finished Business Bay towers of similar quality.

Payment plan and total cost

20% on booking, 50% during construction, 30% at handover. Worked on the AED 3,637,828 entry figure:

In a building past its first handover date, most construction milestones have probably been reached. Instalments tied to milestones already passed fall due at or soon after booking, so a buyer now may owe close to 70% within weeks. Ask Ellington for the statement of milestones reached before signing.

The service charge is quoted at AED 18 per sq ft a year. That is about AED 18,000 a year for every 1,000 sq ft, so on a two-bedroom it is a five-figure annual bill. Ask for the approved budget in writing, since quoted rates change once the owners' association is formed.

Location and connectivity

Business Bay is the district south of Downtown Dubai, built around the Dubai Canal and bounded by Sheikh Zayed Road and Al Khail Road. Marasi Drive runs along the water on the district's quieter side, with a promenade and marinas, and The Quayside sits on it. Downtown, Burj Khalifa and Dubai Mall are next to the district, and DIFC is across Sheikh Zayed Road.

Business Bay Metro on the Red Line serves the district, though the walk from Marasi Drive is long in summer and most residents drive. Business Bay has one of the city's largest pipelines of new towers, so building work will continue around you for years, and tenants will always have other new stock to choose from.

For comparison in the same district, our current set includes Canal Crown and Avarra by Palace. Everything we track in the emirate is on all Dubai projects, and the wider list is on the projects page.

Amenities and specifications

Quoted for the building: a swimming pool, a fitness studio, a spa and children's play areas. Ellington designs its interiors in-house, and its finish quality is the main reason buyers pay more for its buildings than for volume stock nearby.

Not published: the floor count (one page says 15 to 20 floors), the total number of homes, parking per unit, the appliance schedule and the escrow bank. The single penthouse at up to 10,004 sq ft is a separate product and should come with its own specification sheet. Final specification as per the SPA.

About the developer

Ellington Properties was founded in 2014 and has built its name on design: smaller buildings, higher finish, and interiors done in-house. Trackers count 18 or more delivered projects across JVC, Downtown Dubai, MBR City, Dubai Hills Estate and Arjan, with about 37 more under construction.

In May 2026 it began handing over Ellington House II in Dubai Hills Estate and Arbor View in Arjan, and Ellington House I has been reported renting about 28% above the area average, with little snagging at handover. The weaker side is timing: reviews note delays on individual projects, and The Quayside is itself past its Q1 2026 date. Ellington finishes its buildings well; plan for the date to slip.

For Indian buyers

Ownership. Business Bay is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — about AED 145,500 on the entry figure — plus the AED 40 Oqood fee.

Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. AED 3,637,828 is about USD 991,000, nearly twice a couple's combined USD 500,000. Because most of the price may fall due within months in a late-stage building, a buyer funding it from India needs either four person-years of allowance, family co-buyers, or money already held abroad.

Golden Visa. The threshold is AED 2 million of property. Every unit at current prices clears it; the entry figure does so by about AED 1.64 million.

Rent and tax. No rent figure is published for The Quayside, and we do not guess one. As a guide, each 1% of gross yield on AED 3,637,828 is about AED 36,400 a year, and the service charge takes AED 18,000 per 1,000 sq ft off that. Rent and any gain on sale are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.

Pros

  • Ellington's handover record is clean on finish quality, with 18 or more buildings delivered
  • Marasi Drive puts it on the Business Bay waterfront, next to Downtown
  • A single 5-bedroom penthouse and a studio-to-3 BHK mix give a wide range of entry points
  • Every unit at current prices clears the AED 2 M Golden Visa threshold
  • A published service charge (AED 18 per sq ft) lets you budget the running cost
  • Late-stage build: the wait to keys should be short

Cons

  • The Q1 2026 date has passed and no source confirms completion
  • Entry pricing has almost tripled from the studio launch figure, and it is not clear which unit type the current figure buys
  • Floor count, unit count and DLD project number are not published
  • A late-stage buyer may owe 70% within weeks of booking
  • Business Bay has a large supply of new towers competing for tenants
  • AED 18 per sq ft is a real annual cost on a large unit: about AED 18,000 a year per 1,000 sq ft

Who this is for

  • Buyers who want an Ellington finish on the Business Bay water and can pay most of the price soon
  • Golden Visa buyers: every unit at current prices clears AED 2 M
  • End users who value design and building quality over the lowest price per foot
  • A buyer for the single penthouse who wants a rare unit in the district

Who should look elsewhere

  • Anyone who needs a confirmed handover date before paying
  • Budget buyers: the launch-price studios are long gone
  • Yield-first investors, since no rent figure is published and prices have risen steeply
  • Buyers who cannot fund most of the price within months

Our verdict

The Quayside is an Ellington building on the Business Bay water, which is a strong pairing: a developer known for finish quality on one of the district's better streets. The problem is the price path. Studios launched at AED 1,315,828 and the lowest figure now quoted is AED 3,637,828, and no source says which unit that buys, so you cannot yet judge it per square foot. The Q1 2026 date has also passed without a confirmed completion. Ellington finishes its buildings well, but it does not always finish them on the first date. Get the unit's size, the current price list and the construction percentage before you compare it with anything else.

Worth a look for an end user or Golden Visa buyer who wants Ellington quality in Business Bay and can pay most of the price soon. Do not buy until you know the size behind the AED 3.64 M figure and the AED per sq ft it works out to. Get the completion date and milestone schedule in writing before paying the 20%.

FAQs

What is the price of Ellington Quayside?

The lowest current figure is AED 3,637,828 (about Rs 9.37 crore), with remaining stock quoted at AED 3.77 M to 3.91 M and two-bedrooms from AED 3,821,828. At launch, studios started at AED 1,315,828 and one-bedrooms were about AED 1.78 M in early 2023. The source listing carries no price; Ellington's current availability list settles it.

What is the payment plan?

20% on booking, 50% during construction and 30% at handover. On AED 3,637,828 that is about AED 727,566, AED 1,818,914 and AED 1,091,348, plus AED 145,513 of DLD fee.

When is the handover?

Most sources print Q1 2026, which has passed without a confirmed completion; one page prints Q4 2026. The SPA date binds the developer, and the Dubai REST app shows the construction percentage.

Is it in Al Quoz or Business Bay?

Business Bay. The building is on Marasi Drive; the Al Quoz tag comes from how the source listing files it, not from the address.

Does it qualify for a Golden Visa?

Yes at current prices. The threshold is AED 2 million of property, and the lowest current figure of AED 3,637,828 clears it by about AED 1.64 million.

What is the service charge?

It is quoted at AED 18 per sq ft a year, which is about AED 18,000 a year for every 1,000 sq ft. Ask for the approved budget in writing.

Can an Indian resident buy here?

Yes. Business Bay is freehold for foreign buyers and the DLD issues the title deed in your name. Under the LRS each person can remit USD 250,000 a financial year; AED 3.64 M is about USD 991,000, so even a couple needs two years' allowance or other funds already abroad.

Is Ellington a reliable developer?

It has delivered 18 or more buildings since 2014 and began handing over Ellington House II and Arbor View in May 2026. Reviews praise finish quality but note delays on individual projects, including this one.

Is Ellington Quayside Business Ba... Worth Buying?

Short answer

Yes, for the right buyer. Early pricing now, with value as it nears handover. Just compare the exact unit and price with one nearby option first.

Detailed answer

Short answer — yes, it is worth a serious look if you want a home in Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay from a builder with a real track record. Buying early gets you a better price than ready stock, with the upside as it nears handover. It is not the cheapest option in the area, so it fits buyers who value the builder, location and amenities over the lowest sticker price. Compare the exact unit with one nearby project, lock the live cost sheet with us, and you will know if it is right for you.

✅ Buy if
  • →You want a long-term home or hold from a builder with a track record
  • →You are fine waiting for handover in return for better pricing
  • →Location, build quality and amenities matter more to you than the lowest sticker price
↪️ Look elsewhere if
  • →You need the cheapest option in the area
  • →You need to move in right away
  • →You are chasing quick, short-term resale gains

Handover Timeline

Most sources, including the developer-fed portal pages, print Q1 2026 (March 2026), which has passed with no source confirming completion; one page prints Q4 2026, and an older snapshot put construction at 36%. We leave the date blank rather than choose. Ask Ellington for the completion date written into the SPA and check the construction percentage on the Dubai REST app before paying.

Investment Analysis

Why people look at Ellington Quayside Business Bay Dubai for investment is simple — it is in Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay, and this part of Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. Since it is still under construction, entry prices are lower than ready stock, which is what early buyers count on. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
Ellington's handover record is clean on finish quality, with 18 or more buildings delivered. Marasi Drive puts it on the Business Bay waterfront, next to Downtown. A single 5-bedroom penthouse and a studio-to-3 BHK mix give a wide range of entry points.
Watch-outs
The Q1 2026 date has passed and no source confirms completion. Entry pricing has almost tripled from the studio launch figure, and it is not clear which unit type the current figure buys. Floor count, unit count and DLD project number are not published.
Rental demand
Homes in Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about AED 3,637,828 (about Rs 9.37 Cr) is in line with what Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

Dubai off-plan is sold on a split written as two numbers. A 10/90 or 20/80 plan takes that much on booking and the rest at handover, which suits a buyer arranging a mortgage at completion; a 60/40 is the common structure, with 10% to 20% on booking, 40% to 50% across construction milestones and 40% at handover; a 70/30 puts more in the middle and leaves a smaller final cheque. A post-handover plan spreads the balance over one to three years after you have the keys, so rent can help pay it. Two questions settle whether a plan is as good as it looks: is the construction portion tied to milestones or to dates - milestones are better, because they stall if the building stalls - and what does the sale and purchase agreement say happens if you miss an instalment. Your money sits in a DLD-approved escrow account and is released against construction.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay are high by world standards: Dubai's citywide gross sits at about 6% to 8%, with the mid-market communities - JVC, Arjan, Dubai Silicon Oasis and Dubailand - running 8% to 9.5% and the premium addresses, Downtown and Palm Jumeirah, 4% to 6%. Net is 1.5 to 2.5 points below gross once the annual service charge and about 6% management are paid, so a 9% headline in a mid-market tower settles near 6%, and a 5% in Downtown nearer 3.5%. Ask for the building's own service charge per sq ft before you trust any yield quoted to you.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Handover Risks

Since it is still being built, the handover date can move. What protects you here is different: an off-plan project must be registered with the Dubai Land Department and take every instalment into a project escrow account, and you can check the construction percentage yourself on the Dubai REST app before you pay.

Before booking, check the handover date written into the SPA and what the contract says if it slips. We will also share the developer's delivery record so you go in with eyes open.

Bank Loan Availability

A UAE bank will usually lend a non-resident about 50 to 65 percent of the value, with the balance paid up front, and a completed building is easier to fund than an off-plan one. An Indian buyer can remit up to USD 250,000 per person per financial year under the Liberalised Remittance Scheme.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently under construction. The build stage and finishing change month to month.

Locality Review

Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay is a settled Dubai address. Day-to-day life is easy here - schools, clinics, supermarkets and a mall or retail strip are inside or beside the community, and the road grid connects to Downtown, DIFC, Dubai Marina and both airports. Freehold ownership, no annual property tax and a large tenant pool are what hold demand. It suits a buyer who wants an established community rather than a plot in a district still being built.

Nearby Landmarks & Connectivity

Drive times From Business Bay (Marasi Drive); the source listing files it under Al Quoz / Business Bay, drive times depend on where the community sits on the Sheikh Zayed Road, Al Khail Road and Emirates Road grid: the central districts are 10 to 20 minutes from Downtown Dubai and DIFC on a normal day, the outer communities 30 to 45. Dubai International Airport (DXB) sits on the same spine, and Al Maktoum International (DWC) serves the south of the city.
Peak-hour traffic Sheikh Zayed Road and the Al Khail and Hessa Street interchanges run slower from about 7 to 9.30 in the morning and 5 to 8 in the evening. Keep an extra 15 to 20 minutes in hand on a working day, and count the Salik toll gates on your route - each crossing is AED 4 off-peak and AED 6 at peak.
Metro & rapid transit The Dubai Metro Red Line runs the length of Sheikh Zayed Road and the Green Line through Deira and Bur Dubai; a community away from the lines relies on RTA buses, taxis and its own cars. The Blue Line, due in 2029, adds Dubai Creek Harbour, Mirdif, Silicon Oasis, International City and Academic City.
Future infrastructure The Metro Blue Line, the widening of Hessa Street and Umm Suqeim Street, the Al Khail Road improvement works and the expansion of Al Maktoum airport are the projects that should cut travel times in the outer communities over the next few years.
Daily commute For a working family, school runs, the office and the weekend stay within a manageable radius: most communities have schools and a mall or retail strip inside or beside them, which is a large part of why they hold rental demand.

About Ellington Properties

Ellington Properties

Ellington Properties, founded in 2014, is a design-led Dubai developer that builds mid-size, higher-priced buildings rather than volume stock. Trackers count 18 or more delivered projects across JVC, Downtown Dubai, MBR City, Dubai Hills Estate and Arjan, with about 37 more under construction. In May 2026 it began handing over Ellington House II in Dubai Hills Estate and Arbor View in Arjan, and Ellington House I has been reported renting about 28% above the area average. Reviews credit clean handovers with little snagging but note delays on individual projects, and The Quayside is past its own first date.

Payment Plan

Developer plan as quoted: 20% on booking, 50% during construction, 30% at handover (70/30), nothing after. On top: the 4% DLD transfer fee, the AED 40 Oqood registration fee on an off-plan sale, and trustee and admin charges. On the AED 3,637,828 entry figure: about AED 727,566 on booking, AED 1,818,914 through construction and AED 1,091,348 at handover, plus AED 145,513 of DLD fee — about AED 3,783,341, roughly Rs 9.74 crore. With the building past its first handover date, most construction milestones are likely reached, so much of the 50% may be due soon after booking. Final schedule as per the SPA.

Specifications

Quoted: a swimming pool, a fitness studio, a spa and children's play areas, with Ellington's in-house interior design. Not published: the appliance schedule, parking per unit, the floor count and the escrow bank. Service charge quoted at AED 18 per sq ft a year. Final specification as per the SPA.

💬 Our View

The Quayside is an Ellington building on the Business Bay water, which is a strong pairing: a developer known for finish quality on one of the district's better streets. The problem is the price path. Studios launched at AED 1,315,828 and the lowest figure now quoted is AED 3,637,828, and no source says which unit that buys, so you cannot yet judge it per square foot. The Q1 2026 date has also passed without a confirmed completion. Ellington finishes its buildings well, but it does not always finish them on the first date. Get the unit's size, the current price list and the construction percentage before you compare it with anything else.

20% on booking, 50% during construction and 30% at handover. On AED 3,637,828 that is about AED 727,566, AED 1,818,914 and AED 1,091,348, plus AED 145,513 of DLD fee.

Most sources print Q1 2026, which has passed without a confirmed completion; one page prints Q4 2026. The SPA date binds the developer, and the Dubai REST app shows the construction percentage.
Is it in Al Quoz or Business Bay? +
Business Bay. The building is on Marasi Drive; the Al Quoz tag comes from how the source listing files it, not from the address.
