We print AED 825K because it is the source listing's figure and it sits within about 3% of Binghatti's AED 799,999 and EZRE's AED 800K. The gap is small enough that either could be current. Binghatti's price list on the day you enquire settles it, along with the floor and view of the unit you are offered.
One size figure needs a warning. Some pages print Hillcrest's range as 357 to 10,324 sq ft. The top figure is not an apartment in a four-storey studio-to-two-bedroom building; it looks like a retail or plot figure copied into the wrong field. Ask for the floor plan of the actual unit.
Against the Arjan average
Arjan area guides put apartments at roughly AED 1,355 per sq ft on current listings, with studios in older buildings from about AED 550,000. Hillcrest's studio at about AED 2,240 to 2,310 per sq ft is 65% to 70% above that average, and the one-bedroom at about AED 1,847 is about 36% above it. The same guides put Business Bay near AED 2,307 per sq ft, so Hillcrest's studio is priced like a Business Bay studio in a suburban district.
Part of that gap is the new-build premium every off-plan project carries over resale stock. Part is the small studio: a 357 sq ft unit always costs more per foot than a larger one. But the gap is wide, and a buyer should know it before paying. The one-bedroom is the better value inside the building, at about AED 400 per sq ft less than the studio.
Payment plan and total cost
Three plans have been advertised for Hillcrest. The one most sources print is 20% on booking, 50% during construction, 30% at handover. A 50/50 plan was offered until October 31, and a 60/40 plan from November 1; the sources do not say which year those dates belong to. Take the plan on Binghatti's offer sheet today and have it written into the SPA.

With handover a quarter away, the construction slice is no longer spread out. Binghatti ties instalments to milestones, and milestones already reached are payable at or soon after signing. A buyer today should plan for about 70% within weeks and the last 30% at handover, not a two-year schedule.
No service charge is published for Hillcrest. Arjan guides put building service charges at roughly AED 10.17 to 18.15 per sq ft a year, which on a 357 sq ft studio is about AED 3,600 to 6,500. A building with three pools and a rooftop lounge is more likely to sit in the upper half of that range. Ask for the first-year budget before you sign.
Location and connectivity
Arjan sits in Al Barsha South 3, between Al Khail Road and Umm Suqeim Road, next to Dubai Miracle Garden and Dubai Butterfly Garden. It is a mid-rise residential district that has filled quickly with studio and one-bedroom buildings, and it is still under construction in many plots. Expect cranes around you for some years.
Umm Suqeim Road runs north-west to Al Barsha and Mall of the Emirates and on to Sheikh Zayed Road, Dubai Marina and JLT. Al Khail Road runs north towards Business Bay and Downtown, and Sheikh Mohammed Bin Zayed Road is the route south to Dubai South and east to Sharjah. The sources we checked name these links but give no reliable drive times for Hillcrest itself, so time the run to your office at rush hour before you buy.
There is no Dubai Metro in Arjan. That matters for a studio landlord, because many studio tenants do not own cars. Hillcrest's 28 shops help with daily needs, and the district has supermarkets, schools and clinics, but most tenants here drive.

Amenities and specifications
Quoted for the building: a rooftop swimming pool and lounge, an adults' pool and a separate kids' pool, an indoor gym, yoga lawns, landscaped courtyards, a running lane and children's play areas. The ground floor carries 28 retail units, which the marketing lists as supermarkets and dining.
Not published: the appliance schedule, whether units come with a fitted kitchen and white goods, the parking allocation per unit and the escrow bank. Binghatti's recent buildings usually include a fitted kitchen and built-in wardrobes, but confirm it on the unit's specification sheet. Final specification as per the SPA.
About the developer
Binghatti Developers, founded in 2008 and run under Binghatti Holding, is Dubai's busiest volume builder below AED 2 million. It designs and contracts largely in-house, which is how it builds quickly. In the first half of 2026 it reported revenue of AED 9.5 billion, net profit of AED 3 billion and about 1,700 homes handed over, and it has said it plans around 15 deliveries in 2026.
Its weak side is timing. Independent trackers put its on-time handover rate near 78%, and some of its 2026 towers have run past their advertised quarter before completing. Binghatti finishes its buildings; it does not always finish them when it said. Hillcrest has one thing in its favour: a basement plus four floors is a much shorter build than the 40 and 50-storey towers that made those delays.
For Indian buyers
Ownership. Arjan is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 33,000 on the AED 825,000 studio — plus the AED 40 Oqood fee.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 825,000 studio is about USD 225,000, so one person can fund it, fee included, in a single year. The one-bedroom at about USD 354,000 needs two people or two financial years, and with most of the price due within weeks, the two-year route is tight.
Golden Visa. The threshold is AED 2 million of property. Only the two-bedroom at AED 2,129,999 clears it, by about AED 130,000. The studio and the one-bedroom do not.
Rent and tax. Arjan guides quote studio yields of 8% to 9% and a district range of 6.4% to 7.6%, but those are measured on buildings trading near AED 1,355 per sq ft. A studio rent of about AED 44,000 is 8% of a AED 550,000 studio and only about 5.3% of AED 825,000; after a service charge near AED 5,000 the net falls under 5%. New buildings do let at a premium, but not a 50% one. Rent and any capital gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.
Resale. Arjan has a deep pipeline of studios and one-bedrooms, much of it launched in the last two years. When those buildings finish together, resale buyers will have choice, and a unit bought at a premium per foot is harder to sell at a profit. Buy Hillcrest to use or hold, not to flip at handover.

At about AED 2,240 to 2,310 per sq ft the studio costs well over the Arjan average near AED 1,355, which means the district's well-known 8% studio yields do not carry over to this building. You are paying for new stock, a rooftop pool and a short wait. For an end user or a buyer who values a new Binghatti unit, that can be fair; for a yield buyer, older Arjan stock does the arithmetic better.
