Construction started in January 2024, so a buyer today will find several construction milestones already due. Ask for the statement of milestones reached; with a Q4 2026 date, much of the 36% may be payable soon after booking.

Arjan sits in Dubailand between Al Barsha South and Jumeirah Village Circle, with Umm Suqeim Road and Al Khail Road as its main links and Sheikh Mohammed Bin Zayed Road to the east. The Miracle Garden and Butterfly Garden are on its edge, and Mall of the Emirates is along Umm Suqeim Road. The sources checked give no drive times for this plot, so we print none.
Arjan has no metro station; residents drive or use buses and taxis. The district is still filling in, with many mid-rise buildings under construction, so expect building work nearby and a large supply of new studios and one-bedrooms in 2026 and 2027. Tenants are mostly young professionals working in Al Barsha, Media City or the Marina who want lower rent than those areas charge.

Listings quote balconies, built-in wardrobes, central air conditioning and smart-home features in the apartments, and a pool, gym, children's play area, barbecue area, concierge, covered parking, security and a staffed lobby in the building. The upper floors carry the duplexes, triplexes and sky villas, of about 1,639 to 3,167 sq ft, which some listings describe with private terraces.

About the developer
Empire Developments was set up in 2016 and belongs to Ghani Holding, a group in the UAE since 1995 with businesses in trading, tourism, hospitality and car sales. The project is registered under Empire Arabia Real Estate Developers LLC.
Its portfolio lists Empire Gardens in DLRC, Empire Lake Views in Liwan, Empire Livings in Dubai Science Park, Empire Residence in JVC and Empire Estates in Arjan. Broker pages describe the developer as delivering on time, but the sources we checked do not print handover years for any of those buildings, so we cannot confirm it.
