The price is one of the better-agreed figures on this page. The source listing prints AED 1.3 M, broker pages print the developer's AED 1,299,000, and propsearch says "from AED 1.3 M". We use the listed figure. One broker page prints "AED 1.29 M", which is the same number rounded down.

The per-foot rate is the gap. Al Jaddaf guides put the district at roughly AED 1,200 to 1,900 per sq ft. If the one-bedroom really starts at 740 sq ft, AED 1.3 million is about AED 1,757 per sq ft, inside the band. If the entry one-bedroom is nearer 803 sq ft, the rate falls to about AED 1,619. Location and connectivity

Al Jaddaf sits on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor, with Sheikh Rashid Road and Al Khail Road at its edges. Twilight is in Culture Village, the Creek-facing part of the district that portals file as the Jaddaf Waterfront. That puts it close to the promenade, the Jameel Arts Centre and the district's newer towers.

District guides put Downtown Dubai about 10 minutes away off-peak, DIFC and Business Bay 10 to 12, and Dubai International Airport about 12. Al Jadaf Metro on the Green Line is inside the district. For a two-bedroom tenant — a couple, sharers, or a small family working at the hospitals or in Downtown — that commute is the selling point.

If you want a Binghatti tower in the district that is further along, Binghatti Pinnacle is smaller and reported handed over; if you want a long plan instead, Binghatti Spectre runs to December 2028. Amenities and specifications

Quoted for the tower: a gym, a swimming pool, seating areas, street-level shops, office floors, dedicated parking, pet-friendly areas and smart-home systems. Apartments are described with open floor plans, high ceilings and panoramic city views. The building stands on four basements and three parking levels, so parking should not be short, but the allocation per unit is not published.

Not published: the appliance schedule, the parking allocation, the service-charge budget and the escrow bank. Because the building is late-stage, ask for a site visit to see the finished floors rather than relying on renders, and ask whether residents and office tenants share lifts. Final specification as per the SPA.

About the developer

Binghatti Developers, founded in 2008 and run under Binghatti Holding, designs and builds largely in-house, with its own factories for aluminium, joinery and steel. It had delivered about 12,000 homes before 2024, handed over about 1,700 homes in the first half of 2026, and says around 15 projects worth about AED 15 billion are due in 2026. It has also reported about AED 11 billion held in project escrow accounts, which is buyers' money it cannot spend until construction milestones are certified.

The calendar is the weak spot. Independent trackers put the on-time handover rate near 78%. In Al Jaddaf, Binghatti Ghost completed in August 2026 after a Q1 date — five months late but finished — and Twilight looks to be on a similar path. For Indian buyers

Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee — AED 52,000 on the one-bedroom, about AED 72,000 on the two-bedroom — plus the AED 40 Oqood fee.

Remittance. The LRS allows USD 250,000 per person per financial year. The one-bedroom is about USD 354,000 and the two-bedroom about USD 490,000. Because most of the price may fall due within months in a late-stage building, a single buyer cannot fund either in one year; a couple's combined USD 500,000 covers the one-bedroom and just covers the two-bedroom before fees. Plan the second person's remittance before booking.

Golden Visa. The threshold is AED 2 million. The two-bedroom at AED 1,799,000 misses by about AED 201,000; the three-bedroom at AED 2,749,000 clears it by about AED 749,000, and there are only six. The DLD's valuation on the day you apply is what counts.

Rent and tax. No rent is published for Twilight. District guides quote gross yields near 5.7%, which on AED 1.3 million is about AED 74,100 a year and on the two-bedroom about AED 102,500. Two-bedrooms usually let more slowly than one-bedrooms but to longer-staying tenants. Rent and gains are taxable in India for an Indian tax resident; the UAE levies no income tax on rent.

The price is consistent across sources, which makes this one of the easier Binghatti projects to check. The problem is the date. Q1 2026 has passed, no source confirms completion, and the 20/50/30 plan means a buyer now may owe most of the price within weeks. Per-type sizes are also missing, so you cannot work out the per-foot rate without the floor plan. With resale two-bedrooms asked from about AED 1,352,000, compare a smaller resale unit against the developer's list before paying.

Q1 2026 has passed, no source confirms completion, and the 20/50/30 plan means a buyer now may owe most of the price within weeks. Per-type sizes are also missing, so you cannot work out the per-foot rate without the floor plan. With resale two-bedrooms asked from about AED 1,352,000, compare a smaller resale unit against the developer's list before paying.
