It is about 13% above the AED 912,000 that propsearch prints and 18% above the AED 870,000 launch studio. A later price release would explain the gap, and so would a better floor or a one-bedroom priced low. District guides put Al Jaddaf apartments at roughly AED 1,200 to 1,900 per sq ft. Every studio figure above is over that band, from about AED 2,014 at launch to about AED 2,384 at the listing price. That is partly the small-studio effect and partly Culture Village, the Creek-side corner of the district.
The two-bedroom at about AED 1,775 per sq ft sits inside the band, but at AED 3 M it is a large ticket for Al Jaddaf. The one-bedroom, at about 894 sq ft, is the unit to ask about: it is generous for the segment, and its price is the one no source publishes.

A 60% handover payment keeps your money until the building is finished, which is the safest shape an off-plan plan can take. The flip side is timing. With handover in Q4 2026, a buyer signing now pays about 40% at once, as the construction milestones are already reached, and AED 618,000 within a few months. Culture Village is the Creek-front part of Al Jaddaf, on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor. It is home to the Jameel Arts Centre and a waterfront promenade, and it is quieter than the tower clusters on the other side of the district. Al Jaddaf was once a dhow-building yard, and the Creek still shapes how the area feels.
Broker pages put Downtown Dubai and DXB about 15 minutes away by road, with the Ras Al Khor Wildlife Sanctuary, Dubai Creek Golf Club and Dubai Festival City Mall a short drive off. Al Jadaf Metro on the Green Line is inside the district, and Al Khail Road and Sheikh Rashid Road run along its edges.
Al Jaddaf is filling up quickly with new towers, many of them studio-heavy. That brings shops and services, but also supply: a studio landlord here competes with a lot of new stock. A 121-unit building at least means few competing lets inside your own lobby.
KASCO's earlier tower in the district, Volna, is the best evidence for how this developer builds. Amenities and specifications
Quoted for the tower: a resort-style swimming pool, a gym and fitness club, a yoga area, a sauna, restaurants, covered parking, shared relaxation areas and 24-hour security with CCTV. For a 121-unit building that is a full list; the amenities sit on the three podium levels.
The sources name La Mida Contracting as main contractor and Bonyan Engineering Consultants as architectural consultant. Not published: the appliance schedule, whether kitchens are fitted with white goods, the parking allocation per unit and the escrow bank. Final specification as per the SPA.
About the developer
KASCO Developments is the property arm of KASCO Group, a UAE group founded in 1986 whose main businesses are oil and gas trading, shipping, marine services and logistics. As a developer it is small, with a handful of completed buildings over two decades: hotel apartments in Barsha Heights (2010), KASCO Tower in Al Qusais (2012), KASCO Residence in Jumeirah Garden City (2017) and a 19-storey waterfront tower in Business Bay (April 2021).
The most relevant record is the latest. In May 2026 KASCO reported that Volna by Kasco, its Al Jaddaf tower, had reached physical completion ahead of its scheduled date, and trade press covered an earlier project completed ahead of schedule too. A small developer that finishes early is rarer than a large one that finishes late. The risk with KASCO is not delivery so much as scale: it has few buildings on the resale market, so there is less price history to check a unit against.

Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — AED 41,200 on AED 1.03M — plus the AED 40 Oqood fee.
Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. AED 1.03M is about USD 280,000, a little over one person's allowance. Because 60% falls due at handover in Q4 2026, a single buyer cannot wait for the next financial year to send the balance; a couple's USD 500,000 covers it within one year.
Golden Visa. The threshold is AED 2 million of property. The two-bedroom from AED 3 M clears it by about AED 1 M. The studio does not, and the one-bedroom's price is not published.
Rent and tax. No rent is published for Val. Al Jaddaf guides quote gross yields near 5.7%, and around 6% for smaller units; 6% on AED 1.03M needs about AED 61,800 a year. The listing's AED 1.03M sits above the launch figures of AED 870,000 to 912,000 and above a resale ask of AED 950,000, and on a 432 sq ft studio it is above the Al Jaddaf per-foot band.
