Location and connectivity

Arjan sits behind Dubai Miracle Garden, between Sheikh Mohammed bin Zayed Road and Umm Suqeim Road, at the point where Al Barsha South runs into Dubailand. The two attractions the district is known for — Miracle Garden and Butterfly Garden — are minutes away, and so is the highway, which is what makes the address work.

Dubai Hills Mall is about ten minutes by car and Mall of the Emirates about twelve to fifteen. Downtown Dubai and the Burj Khalifa are twenty to twenty-five minutes outside peak hours. There is no metro station in Arjan and none announced, so this is a car district: budget for a parking bay per working adult and expect tenants to be drivers.

Amenities and specifications

The two blocks share a temperature-controlled swimming pool, a gym, a children's play area and shaded parking. Homes have open-plan kitchens, balconies and the energy-efficient systems and materials Diamond Developers specify across their work — the same approach they took at The Sustainable City, applied here in a conventional apartment building rather than a whole community.

What you are not getting is a 2026 amenity deck — no co-working floor, no padel court, no rooftop pool. That is why newer stock down the road asks more. Inspect the unit, the age of the AC plant and the common areas before you offer.

About the developer

Diamond Developers has been building in the UAE since 2003. It is known for The Sustainable City in Dubailand, established in 2015, now home to about 3,000 residents and running at full occupancy — the country's first serious attempt at a net-zero residential community, and one the company still operates rather than having handed over and left.

That operating record matters more than the awards. The group has taken the model to Sharjah Sustainable City, Yas Island in Abu Dhabi and Yiti near Muscat. Green Diamond One is a small, conventional project beside that portfolio, delivered in 2018 and since run by its owners' association — so the developer's current form has little bearing on what you buy. What it does tell you is that the building was put up by a company still in business, which is not true of every 2018 vintage in Dubai.

For Indian buyers

Arjan is freehold, so an Indian citizen can own a home here outright, in their own name, with a title deed from the Dubai Land Department. There is no annual property tax in Dubai; your recurring cost is the service charge.

Money moves under the Liberalised Remittance Scheme: USD 250,000 per person per financial year. An AED 975,000 purchase with fees comes to roughly USD 283,000, which is just over one person's allowance — so either split the purchase between two family members as joint owners (a couple can move USD 500,000 between them) or spread the payment across two financial years. Your bank will want the sale agreement and the DLD payment instructions, and TCS applies on the remittance above the current threshold.

On residency: this purchase does not qualify. The Golden Visa property route needs AED 2 M, and even the top three-bed here at AED 1.4 M falls short. If a visa is part of the reason you are buying, you need a different price point.

On tax at home: rental income from Dubai is taxable in India for a resident Indian at slab rates, declared as income from house property with the standard 30% deduction, and the property must be reported in Schedule FA of your return.
