We use the AED 975,000 quote as the starting price because it is the later figure; the AED 769,000 launch price is the one the source listing still carries. The gap is about 27%, which is what a nearly finished building costs against its launch list. Samana's current price list settles it. One source quotes duplexes of 141 to 230 sq m, about 1,518 to 2,476 sq ft, which does not square with the 1,270 sq ft top of range elsewhere; ask for the plan of the specific unit.

Against the community the premium is large. Oliva puts Discovery Gardens at about AED 941 per sq ft, with studios selling for AED 500,000 to 674,000, and Al Furjan at about AED 1,379. A new building with a balcony pool will always cost more than older Discovery Gardens stock, but at more than twice the rate, that difference has to be worth it to you.

Two versions of the plan are published. One is 20% on booking and 80% through construction, with nothing after handover. The other is 15% on booking, 41% through construction, 1% at handover and 43% after handover. Worked on the AED 975,000 studio under the 20/80 version:

Under the other version the same studio would be AED 146,250 on booking, AED 399,750 through construction, AED 9,750 at handover and AED 419,250 after the keys. That is a very different cash profile, so the SPA settles which applies. With handover due within about a year, expect most construction instalments to fall due at once or soon after booking.

Location and connectivity

Discovery Gardens is a large, established apartment community on the inland side of Sheikh Zayed Road, next to Ibn Battuta Mall and bordering Al Furjan. Jebel Ali and its free zone lie to the south-west and supply much of the tenant demand, and the Route 2020 branch of the Dubai Metro Red Line serves both Discovery Gardens and Al Furjan. Samana's own Samana California, the first phase, is in Al Furjan nearby.

Most Discovery Gardens stock is older, which is why its average price per square foot is low and why a new building with private pools stands out. Al Furjan is newer and mixes villas with low-rise apartment blocks. None of the sources we found gives drive times from the site, and we do not guess them.

Amenities and specifications

Samana describes a California-themed building with contemporary architecture. Sources disagree on the pools: one says every unit has a pool on the balcony, another says select apartments do. Shared amenities quoted are a swimming pool, a fitness centre and landscaped gardens.

Not published: the fit-out and appliance schedule, the pool size by unit, parking per unit, the service charge and the escrow bank. Check the unit plan for the pool before booking, because it is the feature you are paying the premium for. Final specification as per the sale and purchase agreement.

About the developer

Samana Developers, established in 2016, is a mid-market Dubai builder that has made the private pool in the apartment its signature. In April 2026 it began handing over Samana Santorini, 157 units in Dubai Studio City, and in July 2026 it handed over Samana Miami to 89 homeowners. It says it is targeting six handovers in 2026 and eleven in 2027.

Samana recorded USD 1.9 billion of gross sales and 16 launches in 2025 and launched five more projects worth Dh1.9 billion in April 2026, so it is selling far faster than it has yet delivered. California 2 should be one of the 2026 or 2027 handovers, which makes this building a direct test of those targets; check its progress on the Dubai REST app rather than rely on the brand.

For Indian buyers

Ownership. Discovery Gardens and Al Furjan are freehold and open to every nationality, resident or not, with the title deed issued in your name by the Dubai Land Department. The UAE charges no annual property tax and a residential sale does not attract VAT, so the government cost is the 4% DLD transfer fee — AED 39,000 on the studio — plus the AED 40 Oqood fee.

Remittance and Golden Visa. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The studio's AED 975,000 is about USD 265,000, about USD 15,000 over one person's allowance before the fee, so a couple remitting together or one person across two financial years covers it. Yield and tax. Oliva puts Discovery Gardens studio rents at AED 42,000 to 46,000 a year and Al Furjan studios at AED 45,000 to 58,000, with area yields of 6.5% to 8.5%. At AED 975,000 those rents give about 4.3% to 5.9% gross before the service charge, so the building's yield will sit below the area figure. Rent and any capital gain are taxable in India for an Indian tax resident, with credit for tax paid abroad where it applies; the UAE levies none on either.

At about AED 2,143 per sq ft on the current studio quote it costs more than twice the Discovery Gardens average of about AED 941 and about half as much again as Al Furjan's AED 1,379. The price has also moved: AED 769,000 at launch, AED 975,000 now. What you get for that is a new building of only 178 homes, a balcony pool, a Route 2020 metro line nearby and keys within about a year. On Oliva's rent figures a studio here yields about 4.3% to 5.9% gross, so this is an end-user or capital-growth purchase more than a yield one.
