About Bond Enclave Arjan Dubai

Bond Enclave is a 158-apartment building in Arjan, Dubailand, and the first project of Pearlshire Developments. The source listing shows it from AED 977,780, which the developer prints as AED 977,777, about Rs 2.52 crore at Rs 25.75 per dirham, for a 1 BHK of about 650 sq ft. Two-bedroom units start at AED 1,548,777 and three-bedroom units at AED 3,247,777. The plan is 10% on booking, 40% during construction and 50% on handover, and the handover date on record is Q2 2027.

Two facts shape everything on this page. Arjan is one of the best-yielding apartment districts in Dubai, with 1 BHKs returning 7 to 8.5% gross on 2026 data. And Pearlshire has never handed over a building, so the only protection you have on the schedule and the finish is the DLD escrow system and the developer's own words. This page prints the prices, the plan, the total cost of the entry unit and a straight view on that trade.

Arjan apartments average about AED 1,355 per sq ft on 2026 area guides, against AED 2,188 in Dubai Marina and AED 2,307 in Business Bay. The 1 BHK here is about 11% above the Arjan average and the 3 BHK about 26% above; the 2 BHK, at AED 1,408, is the closest to the area rate and the best value in the building on a per-foot basis. All three figures are developer prices printed on Pearlshire's own site and repeated by Property Finder, Bayut and Everhomes, so there is no conflict between sources on price. The sizes are "from" figures; ask for the saleable area on each unit in the price list, because the rate moves a lot between a 650 and a 720 sq ft one-bed.

Payment plan and total cost

The developer plan is 10% on booking, 40% in instalments during construction and 50% on handover. Some Bayut listings advertise a post-handover option at 1% per month; if you are offered it, get it written into the SPA rather than relying on a listing.

Service charges are not published. Arjan buildings run AED 10 to 18 per sq ft per year, a spread wide enough to move net yield by more than a point between two similar buildings. At AED 14, a 650 sq ft 1 BHK pays about AED 9,100 a year. A building with 30,000 sq ft of amenities spread over 158 units will not be at the bottom of that range.

Location and connectivity

Arjan sits in Dubailand between Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street, next to Dubai Miracle Garden and the Butterfly Garden. It is a mid-rise apartment district that has filled in fast since 2020 with buildings from Samana, Vincitore, Iman, Rabdan and many smaller developers. There is no metro; the tenant base drives, and the roads to Al Barsha and Dubai Hills are the reason it rents.

  • Dubai Miracle Garden, Butterfly Garden: a few minutes
  • Dubai Hills Mall: about 12 to 15 minutes
  • Mall of the Emirates: about 15 minutes
  • Downtown Dubai: about 20 to 25 minutes
  • Al Maktoum International Airport: about 25 to 30 minutes

What it is like: dense, new and still under construction on many plots. Schools and clinics exist within a short drive, supermarkets are in most buildings' ground floors, and the community park network is in place. The trade-off is supply: with dozens of buildings finishing over the next two years, rents in Arjan are set by competition, not scarcity.

Amenities and specifications

Pearlshire quotes smart-home technology, high-end finishes and about 30,000 sq ft of amenities on the podium and rooftop, including a pool, a gym and landscaped areas. Appliance brands, flooring, parking allocation and the exact amenity list are not itemised publicly. Ask for the specification schedule and look at the show unit; with no delivered Pearlshire building to visit, the show unit is your only evidence of what the finish will be. Final as per the SPA.

About the developer

Pearlshire Developments was founded in 2012 and works from an office on Sheikh Zayed Road in Al Quoz 1. It describes itself as a boutique developer. It has two projects under way: Bond Enclave (158 units, Q2 2027) and Bond Living in Dubai Residence Complex (94 units, Q4 2027), with schemes planned on Dubai Islands and in Dubailand. It has not handed over a building. That is not a reason to refuse it, since every developer starts somewhere and Dubai's escrow rules keep your instalments in a bank account released against construction progress, but it is a reason to price the risk and to keep the 50% handover payment as your leverage.

For overseas buyers

Buying from abroad. On the AED 977,780 entry price the 4% Dubai Land Department transfer fee is about AED 39,111 (USD 10,600), and registration, trustee and agency charges take the all-in cost to roughly 6% to 7% over the price. Most overseas buyers pay through the developer's plan rather than a UAE mortgage. The ownership rules, fees and non-resident lending for every passport are in our Dubai buying guide; the notes below work the numbers for an Indian buyer.

Ownership. Arjan is a freehold area. You get an Oqood registration during construction and the DLD title deed at handover, in your own name.

Remitting. The 1 BHK all in is about AED 1.02 million, or roughly USD 277,000, which is just over the USD 250,000 per person per financial year LRS limit. The 10/40/50 plan makes this easy: the booking and construction instalments (about USD 133,000) go in one financial year and the handover payment in the next. Tax collected at source applies above the annual threshold and is creditable in your Indian return.

Golden Visa. Only the 3 BHK, from AED 3,247,777, crosses the AED 2 million threshold alone. A 1 BHK and a 2 BHK bought together would.

Yield and tax. Arjan 1 BHKs return 7 to 8.5% gross on the DLD rental index and JLL's Q1 2026 benchmarks, which on the entry price means rent of about AED 68,000 to 83,000 a year. Net of a AED 9,000 to 12,000 service charge and a letting fee, 5.5 to 6.5% is realistic. No UAE tax; in India the rent is income from house property with the 30% deduction, and the asset goes in Schedule FA.

Exit. Off-plan resale in Dubai usually needs the developer's NOC and a minimum share paid, often 30 to 40%; check the SPA. After handover, a 158-unit building resells more easily than a 300-unit one, but Arjan's supply means you are competing with new launches on price.

Pros

  • Half the price at handover: the 10/40/50 plan keeps your capital at risk low
  • Small building of 158 units in a district of 300-unit towers
  • Arjan yields of 7 to 8.5% gross for 1 BHKs
  • Large 2 and 3 BHKs at 1,100 and 1,900 sq ft
  • 2 BHK priced near the Arjan average per sq ft

Cons

  • Nothing delivered by the developer
  • 1 BHK about 11% above the Arjan average per sq ft
  • No project number or escrow bank in any source checked
  • Heavy Arjan supply capping rents and resale
  • Two years to handover, from a developer with no schedule history
  • Service charge unknown, in a district where it ranges from AED 10 to 18

Who this is for

  • Yield investors who accept a new developer under escrow for a 50% handover payment
  • Families who want a large 2 or 3 BHK at Arjan prices
  • Buyers who will verify the project number and site progress before booking

Who should look elsewhere

  • Anyone who wants a developer with handovers on record; compare Serene Gardens 2 in Al Furjan from Prescott, or the finished units at Aqua O Ten
  • Buyers who need a Golden Visa from a 1 BHK
  • Anyone who needs a fixed handover date

Our verdict

A fair Arjan product from an unproven developer. The plan and the unit sizes are good, the 2 BHK is priced right, and the yield story is real. What you cannot check is the one thing that matters most: whether Pearlshire finishes on time and to the standard of its show unit. Get the DLD project number and escrow account, visit the site, and read the delay clause in the SPA before you pay the 10%. See all Dubai projects we track and our full project list.

  • +A small building of 158 units, so less competition inside the building at resale and rental than in the 300-unit Arjan towers
  • +Half the price is deferred to handover on the 10/40/50 plan, which keeps your capital at risk low until the building stands
  • +Arjan 1 BHKs return 7 to 8.5% gross on 2026 data, among the better yields in Dubai
  • +Two-bed and three-bed units are large for the segment at 1,100 and 1,900 sq ft
  • +Under AED 1 million all in for the 1 BHK keeps it inside one person's LRS limit
👎 Keep in mind
  • –First project from a developer with nothing delivered; there is no building to inspect
  • –About AED 1,504 per sq ft on the entry unit, roughly 11% above the Arjan average of AED 1,355
  • –No source prints the DLD project number or escrow bank
  • –Arjan has heavy new supply from Samana, Vincitore, Iman and others, which caps rent and resale growth
  • –Q2 2027 handover means two more years of a fixed price while the market moves
  • –Service charge unknown; Arjan buildings range from AED 10 to 18 per sq ft, which swings net yield by more than a point

Who Should Buy & Who Should Avoid

✅ Who should buy
  • +Yield investors who want a 1 BHK in Arjan and are comfortable with a new developer under escrow protection
  • +Buyers who value a 50% handover payment over a lower headline price
  • +Families who want a large 2 or 3 BHK at Arjan prices rather than a small Business Bay unit
⛔ Who should avoid
  • –Anyone who wants a delivered building to inspect first
  • –Buyers who need Golden Visa eligibility from a 1 BHK; only the 3 BHK crosses AED 2 million
  • –Investors who want a central or waterfront address
  • –Buyers who cannot tolerate a slipped handover from a first-time developer

Handover Timeline

Q2 2027 is the handover date on record with Property Finder, Bayut and the developer's own site; the source listing prints April 2027. Bond Enclave is a nine-level building, which is a two-year build, so a mid-2025 start supports the date. Because Pearlshire has never delivered a building, there is no history to judge its schedule against. Ask for the DLD project number and follow the construction percentage on the Dubai REST app; it is updated from the escrow inspections.

💬 Our View

Bond Enclave is a reasonable Arjan yield product with one large unknown: the developer. The building is small, the plan defers half the price to handover, the units are generously sized and Arjan's rental numbers are among the best in the city. Against that, Pearlshire has never finished a building, and the entry rate of about AED 1,504 per sq ft is above the Arjan average, which is not what you would expect a first-time developer to charge. The escrow system limits your downside on the money, but it does not protect you from a late handover or a disappointing finish. If you buy, buy the 2 BHK at AED 1,408 per sq ft, which is closer to the area rate, and treat the Q2 2027 date as a target rather than a promise.

Final Verdict

A watch-and-verify buy. The price is fair for the 2 and 3 BHK and slightly high for the 1 BHK, the plan is buyer-friendly, and Arjan's yields are real. What is missing is a delivered building. Get the DLD project number and escrow account, visit the site to confirm work has started, and ask what the SPA says about delay compensation. If those check out, it is a defensible Arjan purchase; if any of them is vague, look at Iman's Gardens 2 or Rabdan's NAS 3 in the same community from developers with handovers on record.
