It launched on 8 June 2026 at the Grand Hyatt Dubai. Studios of 341 sq ft are listed from AED 799K (about Rs 2.06 crore) — the developer's figure is AED 799,999 — and the range runs up to three-bedroom Royal Suites of about 2,575 sq ft.

We use the listed AED 799K, which agrees with the developer's AED 799,999 on Property Finder and the broker pages. One project database prints a range from AED 700,000, and one broker page says "from AED 1.3 M", which is the one-bedroom. The three-bedroom Royal Suite is the only unit printed two ways, AED 3.49 million on one page and AED 3,618,999 on the developer's list as quoted elsewhere; the higher figure is the safer one to plan with.

The per-foot column runs the wrong way for a small-unit investor. Al Jaddaf guides put the district at roughly AED 1,200 to 1,900 per sq ft. The studio sits about AED 450 above the top of that band, the one-bedroom just above it, the two-bedroom just inside it, and the Royal Suites near the bottom. A buyer moving from the studio to the two-bedroom Royal Suite pays about three times the price for five and a half times the space.

That makes Wraith a two-market building. Small units are priced for a low cheque and easy resale; large ones are priced to sell floor area. Decide which you are buying before you look at floor plans.

Two plans are quoted: 50/50 — half during construction, half at handover — with the 4% DLD fee paid by the developer, and 20/30/50, with nothing after handover. The waiver is worth more on the bigger units: about AED 52,000 on the one-bedroom, AED 84,000 on the two-bedroom and up to about AED 145,000 on a three-bedroom Royal Suite at AED 3,618,999. Confirm that it applies to your unit and plan, and that it is written into the booking form or SPA, not only the brochure.

Half the price at handover is a large single payment — AED 400,000 on the studio, about AED 1.05 million on the two-bedroom. If you plan to use a UAE mortgage for it, check your eligibility well before Q4 2027. No service charge is published; the nearest published district figure, Binghatti Creek at about AED 15.36 per sq ft a year, would be about AED 5,200 on the studio and AED 17,100 on a 1,112 sq ft two-bedroom.

Location and connectivity

Al Jaddaf sits on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor, with Sheikh Rashid Road and Al Khail Road at its edges. The sources checked place Wraith in Al Jaddaf without naming the plot; ask whether it faces the Creek or the Healthcare City side, since view and noise differ.

District guides put Downtown Dubai about 10 minutes away off-peak, DIFC and Business Bay 10 to 12, and Dubai International Airport about 12. Al Jadaf Metro on the Green Line is inside the district. The surrounding blocks will be under construction through 2028, much of it Binghatti's own.

Two nearby launches are the natural comparison: Binghatti Starfall, with a larger studio from AED 750,000 but no fee waiver, and Binghatti Spectre, with 10% on booking and a December 2028 handover. Amenities and specifications

What the sources confirm is the unit range — studios, one and two-bedrooms, and Royal Suites in two and three-bedroom sizes, both over 1,800 sq ft — and 34 ground-floor shops. Marketing pages call the tower "high-end", a word with no number behind it. The amenity list and fit-out schedule were not in the sources we could read, so we do not list them.

Not published: the appliance schedule, parking per unit, the service-charge budget and the escrow bank. In a tower of 855 homes on 14 residential floors, ask how many lifts serve the residential floors and how parking is allocated to studios. Final specification as per the SPA.

About the developer

Binghatti Developers, founded in 2008 and run under Binghatti Holding, designs and builds largely in-house, with its own factories for aluminium, joinery and steel. It had delivered about 12,000 homes before 2024, handed over about 1,700 homes in the first half of 2026, and says around 15 projects worth about AED 15 billion are due in 2026. That scale is what the Q4 2027 date rests on.

The record on dates is the caution. Independent trackers put the on-time handover rate near 78%, and in Al Jaddaf, Binghatti Ghost completed in August 2026 after a Q1 date. An 18-month build for 855 homes leaves little room, so plan your handover payment and any tenancy for early 2028 rather than December 2027. For Indian buyers

Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale, and with the developer paying the 4% DLD transfer fee, your government cost at booking falls to the AED 40 Oqood fee and the trustee charges.

Remittance. The LRS allows USD 250,000 per person per financial year. The studio is about USD 218,000, inside one person's allowance even if paid at once. The two-bedroom at about USD 572,000 is where the plan helps: about USD 114,000 at booking, USD 172,000 over construction and USD 286,000 at handover spread across the 2026-27 and 2027-28 financial years, so a couple can fund it comfortably.

Golden Visa. The threshold is AED 2 million. The two-bedroom at AED 2,099,999 clears it by about AED 100,000 — the smallest qualifying cheque on this page with a 2027 handover — and both Royal Suites clear it. The DLD's valuation on the day you apply is what counts, so a two-bedroom at the entry price leaves little margin.

Rent and tax. No rent is published for Wraith. District guides quote gross yields near 5.7%, which on AED 799,999 is about AED 45,600 a year; less a service charge near AED 5,200, about 5.1% net before vacancy. Because the studio is expensive per foot, its yield depends on rents holding up when hundreds of studios in Wraith and Starfall complete together. Rent and gains are taxable in India for an Indian tax resident; the UAE levies no income tax on rent.

Wraith's price list rewards buyers who read the per-foot column. The studio, at about AED 2,346 per sq ft, is the most expensive unit per foot on any of the Binghatti Al Jaddaf pages we have written; the Royal Suites, at about AED 1,322 to 1,405, are among the cheapest. That spread is the whole story: small units are priced for investors who want a low ticket, large ones for space. The DLD fee waiver is a real saving, and the two-bedroom at AED 2,099,999 is the cheapest Golden Visa unit here with a 2027 handover. Against that, 855 homes over 14 floors is a dense building, the 18-month build is tight, and Starfall and Spectre will add hundreds more small units nearby.

A good buy for a Golden Visa buyer on the two-bedroom or a space buyer on a Royal Suite, especially with the DLD fee covered. For a studio investor it is fair on cash flow but expensive per foot — compare Starfall's larger studio before booking. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. After handover the running cost is the service charge - roughly AED 10 to 32 per sq ft a year for apartments and AED 14 to 40 for villas - with no annual property tax on top.
