Azizi Developments has Creek Views I and II (the Farhad Azizi Residence) in Dubai Healthcare City Phase 2, a 20-storey, 587-unit complex with studios from about AED 408,000. Search results and brokers mix the two. If someone quotes you a Creek Views studio near AED 500,000, it is almost certainly Azizi's.

The plan most pages print is 20% on booking, 20% during construction, 60% at handover, with nothing after. A variant is also quoted: 20% on booking, 40% in eight instalments, and 40% after handover. Take the plan on Iraz's current offer sheet and have it written into the SPA.

Location and connectivity

Culture Village is the Creek-front strip of Al Jaddaf, also marketed as the Jaddaf Waterfront, on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor. It has the Jameel Arts Centre and a waterfront promenade, and it is lower and calmer than the tower clusters inland. That suits a family two-bedroom better than a studio building.

Al Jadaf Metro on the Green Line serves the district, and Al Khail Road and Sheikh Rashid Road run along its edges, putting Downtown Dubai, Business Bay and DIFC on the other side of Al Khail Road. DXB is across the Creek, and Dubai Festival City and the Ras Al Khor sanctuary are a short drive. The sources we checked give no drive times specific to this building, so time your own route at rush hour.

Al Jaddaf is filling quickly with new towers, most of them studio and one-bedroom heavy. A two-bedroom building competes less directly with that supply, but expect construction nearby for some years.

Amenities and specifications

Quoted for the building: a family pool, a gym, a children's play area, landscaped gardens and running tracks. Penthouses come with a maid's room. One source describes 14 floors over two underground parking levels; another says 18 floors. The approved drawings settle it, and they also tell you which floors the penthouses occupy.

Not published: the appliance schedule, whether kitchens come fitted with white goods, parking bays per unit and the escrow bank. Final specification as per the SPA.

About the developer

Iraz Developments was founded by Irfan Khokar and Hassan Raza. Its registered company, Iraz Real Estate Development LLC, is also listed among Dubai construction companies, which suggests it builds as well as develops. On its own site Iraz says it has completed 32 projects, built a sales portfolio worth more than 15 billion and handed over about 11,570 homes.

We could not match those figures to named, delivered Dubai buildings in any independent source. The portals and broker pages we checked list Creek Views as Iraz's main project, and a portal advert calling it 'Ready 2026' sits oddly beside the developer's own Q1 2027 date. Treat Iraz as a developer whose record you check yourself: ask for the list of completed buildings with their DLD project numbers, and look them up.

For Indian buyers

Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale, so the government cost is the 4% DLD transfer fee — about AED 77,540 on the entry two-bedroom — plus the AED 40 Oqood fee.

Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 1,938,489 two-bedroom is about USD 528,000, just over a couple's USD 500,000. The 20/20/60 plan helps here: about USD 211,000 goes before handover, and the 60% can come from a second financial year if handover falls after April 2027. Creek Views is a small Iraz building in the best-looking pocket of Al Jaddaf, with a price on its two-bedroom that sits inside the district band and a plan that leaves 60% until handover. Those are good terms for a family buyer. The weak point is the developer: Iraz's own numbers describe a large builder, but we could not find the projects behind them in any independent source. The details also wobble — 14 or 18 floors, Q4 2025 or Q1 2027 — and the entry two-bedroom stops about AED 61,500 short of the Golden Visa. And the name trips buyers up: Azizi's cheaper Creek Views buildings nearby are a different product.
