Binghatti Spectre is a 26-storey mixed-use tower by Binghatti Developers on the Al Jaddaf Waterfront, with 712 homes, 235 offices and 19 shops. Studios of 372 sq ft start at AED 774,999 (about Rs 2.00 crore), and the tower also has one, two and three-bedroom apartments. Every source checked gives the same handover: Q4 2028, with two naming 31 December 2028.

Spectre is a one-bedroom building above all: 546 of its 712 homes are one-bedrooms, against 81 studios, 82 two-bedrooms and just 3 three-bedrooms. Buyers pay 10% on booking and up to half of the price at handover, which is the lightest entry of the Binghatti Al Jaddaf towers we cover. This page works out which unit in that mix is worth buying.

The sources agree on the price list, which is less common than it should be. We print AED 774,999 for the studio because it is the lowest figure the broker and portal pages give and nobody quotes a different entry. Sizes are given to two decimals on one broker page (372.32 sq ft for the studio, 698.58 for the one-bedroom); we round them.

The per-foot column is the useful one. Al Jaddaf guides put the district at roughly AED 1,200 to 1,900 per sq ft. The one-bedroom, at about AED 1,718, sits inside that band and is the cheapest per foot in the tower. The studio at about AED 2,082 and the two-bedroom at about AED 1,926 sit above it, and the three-bedrooms, at about AED 2,125, are priced as rare stock — there are only three.

For a small budget, the studio is the entry ticket. For value per foot, the one-bedroom costs AED 425,000 more but gives you 327 sq ft more, at about AED 1,300 per extra foot. That is the clearest reason to stretch to it.

Three plans are quoted: 10/40/50 (10% booking, 40% construction, 50% handover), 10/50/40, and a 60/40 split. Broker pages tie them to unit types rather than letting you choose, so ask which applies to your unit. Worked on the AED 774,999 studio under 10/40/50:

The day-one cash is about AED 108,500 — booking plus the DLD fee — which is the real appeal. On the one-bedroom the same plan means about AED 120,000 plus AED 48,000 of DLD fee at booking, and AED 600,000 at handover. The large handover payment is the part to plan for: if you intend to use a UAE mortgage for it, check that you qualify well before 2028, because lenders assess you at completion, not at booking.

No service charge is published for Spectre. The nearest published figure in the district is Binghatti Creek at about AED 15.36 per sq ft a year, about AED 5,700 on the studio and AED 10,700 on the one-bedroom. In a tower with 235 offices, ask how the budget is split between residential and commercial owners.

Location and connectivity

Al Jaddaf sits on the south bank of Dubai Creek between Dubai Healthcare City and Ras Al Khor, with Sheikh Rashid Road and Al Khail Road at its edges. Spectre is on the Jaddaf Waterfront, the Creek-facing side near Culture Village and the promenade, where Binghatti has clustered most of its recent launches.

District guides put Downtown Dubai about 10 minutes away off-peak, DIFC and Business Bay 10 to 12, and Dubai International Airport about 12. Al Jadaf Metro on the Green Line is inside the district. By the time Spectre completes, the waterfront will hold several more Binghatti towers finishing between 2027 and 2028, which is good for shops and services and bad for rental competition.

Two nearby Binghatti launches make useful comparisons: Binghatti Wraith, with studios from about AED 800,000, a 2027 handover and the DLD fee paid by the developer, and Binghatti Starfall, a studio-heavy tower from AED 750,000. Amenities and specifications

What the sources confirm is the structure: four basement levels of parking, a ground floor, three podium levels, 26 upper floors, a mechanical level and the roof, with offices and 19 street-level shops alongside the homes. Binghatti describes the design as its signature geometric facade with light-first layouts. The detailed amenity list — pool, gym, podium spaces — was not in the sources we could read, so we do not list it; ask for the brochure.

Also not published: the appliance schedule, parking per unit, the service-charge budget, the escrow bank and whether residents get a separate lobby and lifts from the office tenants. With 235 offices in the building, that last point decides what living here feels like. Final specification as per the SPA.

About the developer

Binghatti Developers, founded in 2008 and run under Binghatti Holding, designs and builds largely in-house and makes much of its own aluminium, joinery and steel, which is how it completes towers in two to three years. It had delivered about 12,000 homes before 2024, handed over about 1,700 homes in the first half of 2026, and says around 15 projects worth about AED 15 billion are due in 2026. Its results have been strong: net profit of AED 2.66 billion in the first nine months of 2025.

On timing the record is mixed. Independent trackers put the on-time handover rate near 78%. In Al Jaddaf, Binghatti Creek is finished and Binghatti Ghost was completed in August 2026 after a Q1 date. For Indian buyers

Ownership. Al Jaddaf is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. There is no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, about AED 31,000 on the studio, paid at booking on an off-plan sale.

Remittance. The LRS allows USD 250,000 per person per financial year. The studio is about USD 211,000 in total, within one person's allowance even if paid at once. The one-bedroom at about USD 327,000 is where the plan helps: 10% and the DLD fee this year, the construction share over the next two, and the handover payment in 2028 fit comfortably inside one person's allowance across three financial years.

Golden Visa. The threshold is AED 2 million. The two-bedroom at AED 1,949,999 misses it by about AED 50,000, the narrowest miss of any unit on this page, so a two-bedroom on a higher floor priced above AED 2 million would clear it. The three-bedroom at AED 3,099,999 clears it, but there are only three. The DLD's valuation on the day you apply is what counts.

Rent and tax. No rent is published for Spectre, and none will be until 2029. District guides quote gross yields near 5.7%, about AED 44,000 a year on the studio's price and AED 68,000 on the one-bedroom, before service charges. With 546 one-bedrooms completing together, expect the first year's rents to be set by competition inside the building. Rent and any gain are taxable in India for an Indian tax resident; the UAE levies no income tax on rent.

Our verdict

Spectre is Binghatti's big waterfront bet in Al Jaddaf: 966 units in one tower, of which 546 are one-bedrooms. That shape tells you who it is for — investors who want a cheap entry and a long runway. The 10% booking and the 40-50% left until handover make it the lightest cash commitment of the Binghatti towers we cover in the district, and the one-bedroom at about AED 1,718 per sq ft is fairly priced for Al Jaddaf. The catch is the same shape seen from the other side: when the building completes, several hundred identical one-bedrooms will hit the rental market together, in a district where Binghatti is completing other towers too. The studio costs more per foot than the one-bedroom and the two-bedroom falls just short of the Golden Visa line, so the one-bedroom is the unit that makes the most sense here.

A sensible off-plan buy for a patient investor who wants a one-bedroom on a light plan and does not need rent before 2029. Skip it if you need a Golden Visa or want a quiet residential building. Spectre is Binghatti's big waterfront bet in Al Jaddaf: 966 units in one tower, of which 546 are one-bedrooms. That shape tells you who it is for — investors who want a cheap entry and a long runway. The 10% booking and the 40-50% left until handover make it the lightest cash commitment of the Binghatti towers we cover in the district, and the one-bedroom at about AED 1,718 per sq ft is fairly priced for Al Jaddaf. The catch is the same shape seen from the other side: when the building completes, several hundred identical one-bedrooms will hit the rental market together, in a district where Binghatti is completing other towers too. The studio costs more per foot than the one-bedroom and the two-bedroom falls just short of the Golden Visa line, so the one-bedroom is the unit that makes the most sense here.
