We print AED 1,120,000 because the source listing and the launch figures on Metropolitan and propsearch agree on it. The one-bedroom at about AED 1.99 million and the two-bedroom at about AED 3.42 million are also launch figures from May 2023. A portal project page now shows "from AED 1.55 million" with no date, and a Metropolitan headline reads "from AED 2 million", which looks like the one-bedroom figure. DAMAC's price list on the day, or the resale ask of a specific unit, settles what you pay now.

Against the district, even the launch studio is not cheap. Business Bay apartments averaged about AED 2,002 per sq ft in 2024 and about AED 2,090 in the first half of 2025, with a spread of about AED 1,450 to 2,360. At roughly AED 2,490 to 2,790 per sq ft, a Canal Crown studio sits above that average and near the top of the spread. Canal views and a newer building account for part of that; small studios always carry the highest per-foot price.

Payment plan and total cost

Most sources quote 20% on booking, 60% during construction and 20% at handover, which DAMAC markets as 80/20. Canal Crown launched in 2023, so a buyer today from DAMAC's remaining stock will find most construction milestones already reached and payable soon after booking. A buyer on resale pays the seller what they have paid in plus their premium, and then owes DAMAC the rest. Either way, ask for the statement of milestones reached before signing.

Service charge. Not published for Canal Crown. Business Bay averages about AED 14.75 per sq ft a year and premium towers about AED 22 to 30. On a 401 sq ft studio that is about AED 5,900 to 12,000 a year.

Location and connectivity

Canal Crown faces the Dubai Water Canal, with a promenade in front and views across to the Downtown skyline. From Business Bay, Downtown Dubai, Burj Khalifa, Dubai Mall, DIFC and Sheikh Zayed Road are all close, and Business Bay Metro station on the Red Line serves the district. The sources checked do not print drive times for this plot, so we give none.

The canal bank in Business Bay is where DAMAC has clustered several launches, including the Canal Heights towers, and other developers are building alongside. Expect construction around you for some years and a lot of similar studios coming to the letting market in 2027 and 2028. The upside is a tenant base of office workers who want to walk to work in Business Bay or take the metro to DIFC.

Amenities and specifications

DAMAC splits the towers into two tiers. Floors 2 to 35 are the "luxury" units: studios and one and two-bedrooms. Floors 36 and 37 hold "super-luxury" three and four-bedroom duplexes. Interiors are themed on the peridot gem with outer-space elements; one broker page ties the design to de GRISOGONO, the jewellery house behind DAMAC's Canal Heights, but we found no DAMAC confirmation. Metropolitan's listing title also mentions a townhouse and full floors.

Pools, a gym and the usual podium amenities are standard for a DAMAC tower at this price, but the sources checked do not list them in detail, so we do not. Not published: the finish schedule, parking per unit and the service-charge budget. Final specification as per the SPA.

About the developer

DAMAC Properties, founded in 2002 by Hussain Sajwani, is one of Dubai's largest private developers. It has delivered about 50,000 units and has more than 54,000 under construction, and it announced the handover of 8,800 units in 2026 across DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower.

Timing is the weak side. A 2026 review of DLD data puts DAMAC's average delay at six to twelve months beyond the SPA date, the upper end of the Dubai range, and reports more snagging complaints after handover than at Emaar or Sobha. DAMAC's SPAs usually include a delayed-handover penalty after a grace period. On Canal Crown, that record is the reason to read "2027" as "2027 or 2028".

For Indian buyers

Ownership. Business Bay is freehold for foreign buyers, resident or not, and the Dubai Land Department issues the title deed in your name. The UAE has no annual property tax and no VAT on a residential sale; the government cost is the 4% DLD transfer fee, AED 44,800 on the entry studio.

Remittance. The Liberalised Remittance Scheme allows USD 250,000 per person per financial year. The AED 1,120,000 studio is about USD 305,000: above one person's allowance but inside a couple's USD 500,000. The 20% booking, about USD 61,000, fits easily; plan the construction instalments by financial year.

Golden Visa. The threshold is AED 2 million of property. Studios miss by about AED 880,000. The one-bedroom at about AED 1.99 million misses by only about AED 10,000, so a slightly larger or higher-floor one-bedroom could qualify; ask DAMAC for units priced at AED 2 million or more. The two-bedroom at about AED 3.42 million clears it comfortably.

Rent and tax. No Canal Crown rent is published. Business Bay studios record gross yields of about 6.7% to 6.9%, which on AED 1,120,000 means about AED 75,000 to 77,300 a year. Net of a service charge near AED 5,900 to 12,000, that falls to roughly 5.6% to 6.4%. Rent and any gain are taxable in India for an Indian tax resident; the UAE levies no income tax on the rent.

Our verdict

Canal Crown is DAMAC's canal-side studio and one-bedroom play in Business Bay, with duplexes on top for the few who want space. The launch studio at AED 1.12 million works out at about AED 2,500 to 2,800 per sq ft, above the district average, and a portal now shows 'from AED 1.55 million', so the launch price may no longer be available from DAMAC. What the project has that many do not is a printed DLD number and escrow account, which makes it checkable. What it lacks is a single handover date: three quarters across 2027 are in circulation, and DAMAC's record says to add six to twelve months. The one-bedroom at about AED 1.99 million is the most interesting unit for Indian buyers, sitting AED 10,000 below the Golden Visa line.

Hidden Charges to Budget For

Beyond the base price, budget 6% to 7% of the price in fees. The Dubai Land Department takes 4% on every transfer; registration at a trustee office is AED 4,200, or AED 2,100 under AED 500,000; the title deed is AED 580, or AED 40 to register an off-plan contract on Oqood; and a resale usually carries an agency fee of about 2% plus 5% VAT, where a purchase direct from the developer normally carries none. There is no GST and no stamp duty, and the sale of a home does not attract VAT. A mortgage adds about 0.25% of the loan plus AED 290 to register, an arrangement fee and a valuation. The launch studio at AED 1.12 million works out at about AED 2,500 to 2,800 per sq ft, above the district average, and a portal now shows 'from AED 1.55 million', so the launch price may no longer be available from DAMAC. What the project has that many do not is a printed DLD number and escrow account, which makes it checkable. What it lacks is a single handover date: three quarters across 2027 are in circulation, and DAMAC's record says to add six to twelve months.
